As a Data Center Construction Manager, you will be a part of a creative, diverse team tasked with solving fascinating problems constructing Amazon Data Centers. Our data centers are industry-leading examples of energy efficient, cost-effective designs. You will work alongside partner teams such as Operations, Networking, Controls, Security, and Commissioning to build Data Centers that directly support our Customers.
As our Data Center Construction Manager, you will build some of the most interesting electrical and mechanical systems in the world. You will be on the construction site daily interacting with the construction trades, as Amazon's owner's representative and be directly responsible for driving cost, schedule, and quality while managing construction vendors and contractors building data centers.

- Direct interface with construction general contractors during the bidding, award, execution, and project close out/punch list phases.
- Conduct negotiations with general contractors and evaluate bids/proposals with detail and accuracy.

- Financial analysis of construction.
- Construction project management for specific initiatives aimed at increasing the resiliency of our data centers.
- Constructability reviews of electrical and mechanical designs associated with the construction of new data centers or optimization of existing data centers.
- Construction document management including submittal review, RFI's, change orders, and invoicing.
- Construction project quality control.
- Record and report key construction metrics to team members and management.
- Drive teams to perform troubleshooting and root-cause failure analysis associated with equipment failures.
- Be a leader within the group as well as within internal and external teams that support the data center.

BASIC QUALIFICATIONS - Bachelor's degree in Mechanical Engineering, Electrical Engineering, Construction Management or an equivalent engineering science OR 4+ years of related construction management experience in lieu of a degree.
- 5+ years of experience in construction management of large, complex projects involving large-scale mechanical, electrical and plumbing (MEP) plants.
- 4+ years of general contractor and vendor management experience (request for proposals, bidding, change orders, quality control, RFI/submittal tracking) associated with construction and project execution.

- Define data center system-level architecture, specify/document performance and equipment requirements, create/communicate conceptual designs, and create/maintain project documentation.
- Knowledge of building codes and regulations including Life Safety, BOCA, NFPA, NEC, and OSHA.
- Experience in controls and commissioning of large scale projects, power management, power monitoring systems and large scale technical operations or large-scale compute farms.
- Certifications such as Professional Engineer (PE), LEED, and/or Certified Construction Manager (CCM)

Oxford Collection is seeking a Job Site Superintendent with a proven track record of successfully completed commercial projects ranging from $500k to $30M. Oxford Suites has plans for a new hotel in Sedona, AZ, and this role will be based on-site for the duration of the project. Oxford Collection operates as an owner-builder, and all of the hotels in the portfolio are unique with design elements that blend with each location.
Important Requirement: This position requires relocation to Sedona, AZ. Candidates must be willing and able to relocate and commit to being on-site full time from groundbreaking through hotel startup and turnover.
The Job Site Superintendent position will require relocation to Sedona and a full time dedication from ground breaking to start up and turnover of our new Hotel. The Superintendent will be responsible for all operations on a day to day basis, including but not limited to scheduling, planning, leading and coordinating subcontractors, leading and monitoring the safety program, to assure work is completed on schedule, within budget and within Oxford Suite's quality and safety standards.
ESSENTIAL DUTIES & RESPONSIBILITIES:
Preconstruction - Participates in development of schedule, observing and reviewing construction documents, assisting the Project Management team with budgets and bidding, working with the local building officials, and any services needed preconstruction. Superintendent will relocate to jobsite in advance of Construction and will network and assist with the assembly of subcontractor bid lists and assist Project Manager with Subcontractor review and Contract assembly.
Supervision - Cost control, subcontractor, craft worker management. Continuously communicates expectations and direction of scheduling, budget, policies and procedures, construction methods and safety to Owner and Subcontractor teams. Assists with the monitoring and of inspections and permits and special licenses. Selects jobsite craft workers, following the hiring practices and manages employees throughout project. Manages and monitors inventory of supplies. Issues and tracks jobsite changes through the RFI process. Coordinates and schedules activities site from ground breaking through Furnishing delivery and installation and Owner training.
Safety & Risk Management - Leads onsite efforts for project safety, ensuring a safe work environment by implementing and maintaining and growing Oxford Suite's programs for risk management and training. Superintendent will schedule and work with Cal Osha preconstruction meetings, including height permits.
Quality Control - Works with Project Manager, Owner, Architect and Interior Designer team with the further development of interior and exterior details and material selections and onsite QAQC. Responsible to coordinate the assembly of all mockups and review of all submittals. Superintendent will create Owner punch list and coordinate punch list walkthrough's through punch list completion, prior to project turn-over.
Project Financial - Responsible with the assistance of developing the Project budget with Development Manager. Participates in pre-bid and post bid-meetings with subcontractors. Manages and monitors expenses, including subcontractor change order pricing, to ensure that the project is meeting budget and items are being purchased as cost effectively as possible.
Customer Relations and Community Relations - Builds effective working relationships with suppliers, local subcontractors the Owner and the final client user, the Hotel Management team. Actively participates in community, industry and client events whenever possible within the community Oxford is currently Construction in.
EDUCATION & EXPERIENCE
Proven track record of successful Commercial Construction projects with emphasis in Hospitality.
10+ years experience preferred. Previous project scope and complexity my vary years of experience.
Credentials noting previous Safety certifications and training.
Proficiency with computers, primarily with email, Microsoft Word and Excel, plus experience with Computer Scheduling Programs, such as Microsoft Project and / or Primavera Contractor.
Strong verbal and written communication skills.

* Manage all aspects of deliveries, hoisting, lifting, accessing and sequencing of project site logistics, ensuring quality that exceeds expectations and results that add value for the client and project.
* Provide the leadership to successfully manage subcontractors, owner vendors, suppliers and other stakeholders, inspiring them to achieve their best work.
* Ensure projects meet or exceed our client's expectations and are completed according to plans and specifications, meeting all relevant code and regulatory compliance.
* The Superintendent provides leadership and serves as the liaison between project team members, promoting the interests of both the business and clients in all matters.

Safety
* Understand and Support the Site-Specific Safety Plan for the project that establishes a strong safety culture and performance that achieves zero incidents/accidents.
* Promote the belief that every injury and incident is preventable. Lead by example and be vocal and engaged in safety communications, status, successes, and improvements.
* Promote the Lewis "Working Safe for Life- Living Safe for Life" message on the jobsite.

Leadership

* Provide leadership, while working closely with architects, engineers, and other stakeholders, to maintain the project quality, cost and schedule.

Preconstruction
* Plan the site logistics work, referencing the Construction Life Cycle, Effort 06 Project Planning and Logistics as a guide.
* Develop a site/project logistics plan that incorporates all temporary facilities, access and safety considerations.
* Evaluate and advise on major equipment selection optimizing cost, production, logistics, safety and quality.
* Provide constructability feedback to optimize the project delivery and provide exceptional value to our client.
Construction
* Participate in the weekly subcontractor and foreman meetings to review progress and communicate the plan consistent with the short interval schedules.
* Coordinate, sequence and plan the logistics for all exterior scopes of work, with an emphasis on hoisting, lifting, deliveries, etc.
* Demonstrate a willingness to create opportunities for all contractors to be successful
* Coordinate all required inspections including those with consultants, special inspectors, AHJs and owner vendors.
Closeout, Turnover and Documentation
* Assist in the process to achieve project occupancy and acceptance by the AHJ, owner and architect.
* Assist in Resolving punchlist items and deficiency reports in a timely manner.
* Ensure all daily reports, lift plans and observation reports have been reviewed and outstanding issues resolved and documented.
People Managment and Development
* Set clear expectations, define roles and responsibilities, and hold direct reports accountable.
* Encourage foreman and other field leaders to use the LMS, learning maps, foreman assessment and transition meetings to create a personal and customized learning plan that will support professional growth to reach their full potential.
* Identify, train and mentor future field leaders, Train your Replacement!
* Recognize opportunities in hiring and promoting that support Lewis diversity goals.
* Conduct transition meetings with each foreman at appropriate times in the project and their development.
* Support and guide project engineers in development of field related responsibilities: RFI and submittal development, detailing and shop drawing review, material procurement and expediting, field operation support and safety awareness.
Client Relationships & Business Development
* Build and maintain positive working relationships with clients, designers, consultants and key influencers. Instill confidence by demonstrating project experience and industry knowledge when called upon.
* Participate in industry, client, and community events to enhance the Lewis brand.
* Lend field expertise to sales proposals and interviews as necessary to secure new work.
Technical Expertise
* Remain updated on new construction technologies, tools, equipment, materials and processes, share findings as needed.

* Possess a working knowledge of BIM including navigation in the model and development of work packages.
Skills, Knowledge, Qualifications and Experience
* Minimum 10 years' experience in commercial construction management successfully overseeing multiple, multi-million-dollar projects.
* Familiar with all types of structural building frames, interior systems, exterior envelopes, MEPF systems and conveyance.
