POSITION OVERVIEW:
The position is responsible for onsite coordination and overview of a project for The Annex Group. Individual should have significant experience with at least 10 years as a manager of commercial construction activities in the field and is comfortable with all facets of construction from earthwork through architectural punch lists.
ESSENTIAL FUNCTIONS:
Include but are not necessarily limited to the following:
Plan and schedule projects, including look ahead schedules. Coordinate with PM to ensure the schedule is on track for the projected delivery
Schedule manpower daily, weekly, and monthly in accordance with project master schedule
Documentation, quality control, and safety oversight on the job utilizing
Control project costs by weekly evaluation of labor, material, and equipment costs
Successfully receive, and routinely inventory any/all materials procured by GC
Evaluate work in place or proposed budget estimates based upon actual incurred output as well as historical comparable analysis
Demonstrate superior construction process knowledge
Possess strong field acumen, awareness, and technical expertise
Ensure successful project delivery by recognizing and meeting all the owner/client's needs
Provide leadership through team building and communication
Manage, mentor, and coach project-level subordinates, foremen, carpenters, laborers, etc.
Ensure an organized and tidy job site
Schedule and ensure the success of building and site inspections
Maintain a good relationship with local officials
Prepare and input daily reposting and photo documentation in Procore in conjunction with the Assistant Superintendent
Requirements
QUALIFICATION REQUIREMENTS:

Field experience is extremely valuable, a Bachelor's degree is a plus
Multi-family market experience is required.
Significant experience with at least 10 years as a manager of commercial construction activities in the field. Must possess superior construction knowledge, excellent personal management skills, scheduling expertise, good knowledge and use of cost control procedures, and the ability to monitor and potentially control several projects at a time
Working knowledge of email and MS Office is necessary
Ability and willingness to effectively use other job-related technology tools
OSHA, LEED, and other professional accreditations preferred but not required

* 5+ years of documented Mission Critical - Data Center experience from inception to completion.

Responsibilities:
Maintain a daily record of project progress and home repair updates for the project manager and the homeowner
Require complete adherence to health and safety regulations on construction sites to avoid accidents and delays, and report any problems to the project manager as soon as possible
Ensure that each construction project produces a high-quality finished product, manage construction workers, conduct routine on-site inspections, and provide guidance as needed
Address the project's costs with clients to ensure that it remains within budget
Analyze subcontractor productivity toward timelines and performance goals to ensure that the project is on schedule to be finished on budget and to the highest possible quality
Under the direction of the Project Manager, you will oversee and manage onsite activities of the project in a systematic manner to determine that projects are executed on time, safely, on budget, and of the highest quality
Review daily/weekly requirements of the projects, document progress, and notify project managers
Order materials and arrange for delivery
Manage labor and material at the site and coordinate all necessary inspections and compliance events
Oversee daily field operations to ensure proper site safety, construction progress, and quality control
Qualifications:
Physically capable of using heavy equipment and lifting at least 40 pounds
Current general contractor license
Basic computer skills and ability to use Microsoft Office
Knowledge of the construction industry and the entire building process, including building permits, building codes, construction equipment, material resources, construction methods, and project management principles
Superb organizational, leadership, time-management, and communication skills
Minimum 18 months of experience in construction, restoration, or renovations; 3 plus years preferred
Capable of reading and understanding blueprints, specifications, and reports
Ability to participate in a rotational after-hours on-call schedule
Experience with Xactimate is a huge plus

The Construction Superintendent will be comfortable overseeing the entire operation of the construction site. They should be able to determine and address any risk areas to maintain the safety of workers. Key Duties & Responsibilities
The Construction Superintendent is responsible for overall construction job site coordination and management.
The Construction Superintendent will provide daily leadership and direction to Spence Brothers and sub-contractors.
The Construction Superintendent will ensure quality, cost, schedule and client satisfaction goals are being met.
Act as a safety champion on all projects and lead by example by ensuring safety, compliance and quality regulations are followed. Report when workers are not following company safety procedures.
Correct unsafe conditions immediately.
Maintain records and provide the Project Manager updates regarding changes in scope and schedule.

Qualifications
