In alignment with their values to provide customers with an unforgettable hotel stay experience a unique opportunity has opened up for a Construction Project Manager to join the Redevelopment team in Las Vegas, Nevada to work on a portfolio of CAPEX hotel projects with typical budgets ranging from $30m - $200m.
Your new role
As the Construction Project Manager for the hotel redevelopment division your role will require being a hotel brand ambassador for the construction projects that you are overseeing. You will typically manage 2-3 projects in the portfolio cradle to grave from conception through to close out. Key tasks include engaging with the General Contractor, collaborating on the budget and the schedule and ensuring all documentation tasks are kept up to date to include RFIs, submittals & change orders. Key attributes include organization, maturity, self-sufficiency and top-notch communication skills expressing your passion for the brand. A keen interest or experience in high-end finishes is also important as a large part of your projects will be focused around interior finishes.
What you'll need to succeed
A Degree in Construction Management, Architecture, Engineering or related discipline. At least 5+ years solid construction experience working with a General Contractor or an Owners Rep Project Manager working on similar projects. You must have the ability to work under pressure juggling priority tasks and timelines on a daily basis. Design experience would be beneficial but not essential. You must enjoy working in a high pressure environment, reorganizing your day around key priorities, have a keen eye for detail and enjoy engaging at all levels from Executive Management teams to skilled laborers.

SUMMARY OF RESPONSIBILITIES
The Construction Superintendent is responsible for inspections, estimates, and construction project management of new residential rental home purchases and Homes recently vacated and in the turn process. This employee must be able to quickly assess the physical attributes of residential homes and make sound real estate investment decisions in a fast-paced work environment, in a variety of weather conditions including inclement weather.
ESSENTIAL DUTIES
Inspect homes to create a scope of work that will be the basis of a budget. Provide timely feedback and appropriate escalation to the acquisition team if Construction Superintendent identifies significant issues (ie. Structural/foundation/safety) with the purchase of the home.
Plan and schedule renovation projects for homes prior to home purchase or after resident moves out
Utilize app-based software to create and review budgets and update project timelines.
Coordinate and follow through on scheduled inspections with the Construction Coordinator and residents prior to moving out
Drive vendor performance to ensure project completion within the expected timeline, quality and cost requirements.
Negotiate pricing on vendor-assigned work, when necessary
Generate, review and submit change orders for variances to initial budget prior to work being performed and job completion.
Review and approve invoices weekly
Collaborate with internal business partners to ensure timely updates on pre-leased homes
Monitor upcoming project pipeline and delivery schedule to coordinate efforts across functional groups in the regions.

What YOU will do:
· Studies Project Manual, job specifications and construction drawings to ensure timely start and finish, safety, quality of work and subcontractor performance for each phase of construction.

What YOU will do:
· Studies Project Manual, job specifications and construction drawings to ensure timely start and finish, safety, quality of work and subcontractor performance for each phase of construction.
· Ability to understand the scope of work, evaluate and recommend means and methods typical with industry standards, estimate the time involved, and take initiative with fundamental scheduling changes to minimize cost and time.
· Manage and work alongside construction crews in the installation and/or repair of concrete, asphalt paving, structural steel, cabinetry, countertops, flooring, electrical, painting, plumbing, HVAC, and other construction tasks as needed in a live retail environment.
· Must be present on the jobsite as defined by program expectations.
· Ensure blueprints and plans are followed precisely. Evaluate risks that impact successful delivery of blueprint intent but may not be obtainable.
· Provide Daily reporting on project status with photos through project management applications as needed. Accurately detail completion and certification of projects.
· Successfully coordinate and facilitate the RFI process.
· Interface with local permitting authorities to ensure compliance and successfully coordinate required inspections including permit closeout.
· Ability to pass a drug screen and background check.
· Ability to operate equipment such as Forklifts and Scissor Lifts
· Willing to travel a minimum of 14 weeks at a time across the U.S or as determined by the Project Manager.
· Must be willing to travel by air.
· Night and weekend work is required.
· Responsible for final handoff confirming all tasks are complete and correct.
· Hands on work for 20% of the time. (Examples: installing a paper towel holder or hardware)
Supervisory Responsibilities:

Ability to read and comprehend contracts, purchase agreements, contract entails for the project, and coordinating subcontractor and supplier scope with Project Manager
Determine site logistics for site access, temporary roads, fencing, etc., and discuss with Project Manager
Prior to construction, survey and record all adjacent and perimeter site and building elevations

Minimum Requirements
Experience with estimating/project management/managing specialty scopes of construction.

A clear understanding of how to read and understand specifications and drawings is required.
