You will be the onsite leader of the construction process. You will be responsible for safety enforcement and best practices. Your leadership will include acting as the liaison among all trades. Maintain appropriate documentation throughout the project including daily reports, notices, meeting minutes RFI's, and schedule. Schedule, plan, and facilitate job start up safety meetings to reinforce project expectations. Read, understand, and plan according to the work specification and contract responsibilities. Work with project teams to ensure proper record keeping and provide accurate reporting and metrics to support the overall program initiatives. Identifies required resources to achieve project goals. Supports and provides input to development strategies, goals, and objectives specific to project execution at each project phase. Assesses any potential job cost impacts Ensures that all material and equipment are purchased in a timely and cost-effective manner. Monitors progress towards goals to anticipate potential problems. Delivers accurate and timely data to support project forecasts. SUMMARY OF RESPONSIBILITIES The Construction Superintendent is responsible for inspections, estimates, and construction project management of new residential rental home purchases and Homes recently vacated and in the turn process. This employee must be able to quickly assess the physical attributes of residential homes and make sound real estate investment decisions in a fast-paced work environment, in a variety of weather conditions including inclement weather. ESSENTIAL DUTIES Inspect homes to create a scope of work that will be the basis of a budget. Provide timely feedback and appropriate escalation to the acquisition team if Construction Superintendent identifies significant issues (ie. Structural/foundation/safety) with the purchase of the home. Plan and schedule renovation projects for homes prior to home purchase or after resident moves out Utilize app-based software to create and review budgets and update project timelines. Coordinate and follow through on scheduled inspections with the Construction Coordinator and residents prior to moving out Drive vendor performance to ensure project completion within the expected timeline, quality and cost requirements. Negotiate pricing on vendor-assigned work, when necessary Generate, review and submit change orders for variances to initial budget prior to work being performed and job completion. Review and approve invoices weekly Collaborate with internal business partners to ensure timely updates on pre-leased homes Monitor upcoming project pipeline and delivery schedule to coordinate efforts across functional groups in the regions. Summary Our client, a top notch commercial GC located in the Las Vegas, NV area, is seeking a project Superintendent with Clark County School District (CCSD) experience to join their team. Duties & Responsibilities Ability to read and comprehend contracts, purchase agreements, contract entails for the project, and coordinating subcontractor and supplier scope with Project Manager Determine site logistics for site access, temporary roads, fencing, etc., and discuss with Project Manager Prior to construction, survey and record all adjacent and perimeter site and building elevations Arrange temporary services, primary surveying, and horizontal control Conduct pre-construction meetings and weekly coordination meetings with all subcontractors, owners, architects, and consultants Determine methods of construction, manpower levels, material quantities, equipment, temporary power sources, and work schedules, and document actual hours worked Supervise company employees assigned to the project Schedule and coordinate suitable equipment Resolve construction problems, lack of productivity, and work interfaces Complete and oversee maintenance and proper completion of all daily work documentation and other paperwork required, submitting all as required on a timely basis Monitor, coordinate, and review submittal logs and shop drawings Review construction documents for completeness and constructibility Resolve plan and spec discrepancies with the project design team Work with project management to establish and maintain a master schedule Develop site logistics plan Responsible for the safety of the site and all workers as well as the overall quality of the project Responsible for managing general budgets and overall project costs Qualifications & Requirements Minimum of four years of construction supervision and/or craft supervision experience in similar facility construction Four-year construction management/engineering degree or equivalent and eight years related experience and/or training; or equivalent combination of education and experience Thorough knowledge of all aspects of construction technology, equipment, and methods; craft agreements, jurisdiction, and negotiations; engineering, cost control schedules, and safety Excellent communication, organizational, and supervisory skills essential Ability to define problems, collect data, establish facts, and draw solid conclusions Intermediate knowledge of Word, Excel, and Outlook

The General Superintendent assumes the responsibility for all field operations for WPI on all projects in their respective regions. This includes all WPI trades, materials, tools, and equipment, as well as Foremen. One General Superintendent is assigned to each region. Understand and comply with all WPI policies, procedures, and corporate safety program. Conduct safety walks Verify that MSDS information is available on each jobsite Participate in annual regional business planning Manage workforces for all regional projects Schedule monthly Foreman meetings for region Collaborate with estimating team and review bids Perform annual Foreman performance reviews with Regional Manager and VP of Operations assistance Provide coaching, discipline, and feedback Participate in union boards and apprenticeship programs to maintain good union relations and communications With Senior Project Manager, Project Manager and Regional Manager input, assign Job Foremen Ensure that Job Foremen read, review, and develop a thorough, detailed understanding and familiarity with all contract documents (specifications, drawings, addenda, contracts, etc.) Meet with general contractor superintendent and their project team (PM, PE, etc.) before and during job to clarify expectations Attend WPI pre-job meeting as well as any post-job meetings. Conduct weekly planning meeting with Foreman and Project Manager Attend all regional financial meetings Attend all Safety Quality Production job walks with Project Manager, Estimator and Foreman Review weekly job cost reports Maintain WPI's industry reputation for the highest quality standards Review production reports Requirements Minimum Requirements Experience with estimating/project management/managing specialty scopes of construction. Ability to analyze and process key information, recognize critical areas on the job that could impact profitability, and then actively navigate the project away from risks and liabilities for a successful outcome. Understand field productivity, as well as material and equipment costs. A clear understanding of how to read and understand specifications and drawings is required. Proficient in Microsoft Windows, Microsoft Office Suite (Excel, Word, and Outlook) Bluebeam, OnScreen Takeoff, and QuickBid. Strong oral and written communication skills is required. Strong math skills are required. Ability to work in team environment is required. Strong customer service skills are required. Ability to multitask, think critically, and problem-solve is required. Ability to learn new job skills by engaging in the technical aspects of the job and applying new skills as they are taught is required. Must be able to work independently, make decisions, and follow through on all assignments. Must possess strong organizational and computer use skills and have a high level of competency to read/write/speak English, interpret construction related documentation and communicate with coworkers. Preferred Requirements Bachelors or Associates Degree in Construction Science, Trade School, Construction Management, Union Apprenticeship Program. Local to Regional office is preferred Must have experience managing large crews overseeing 50 - 100 craft workers. 10 + Years in similar supervisory position. Leadership training.
