    BRIEF DESCRIPTION The Restoration Project Manager is responsible for the day-to-day oversight of all assigned restoration projects; including but not limited, to Temporary Labor selection, Equipment procurement and inventory, On-site management, Paperwork accuracy, and Quality Control. The Restoration Project Manager is also responsible for working closely with occupants and property owners throughout the restoration process, including daily updates to ensure the highest level of customer satisfaction. PRINCIPAL DUTIES & RESPONSIBILITIES: Field Management Direct report to Restoration Technician Team. Responds to large losses with the first responder team. Recruit temporary labor sources; manage personnel needs in conjunction with the Project Coordinator. Oversight of all commercial and residential large losses through restoration. Ensure all demolition is clean, complete, and ready for rebuild. Safety toolbox talks and compliance to BluSky safety policies. Manage sign-in sheets for all Time and Material projects. Adhere to all OSHA and Environment regulations. Ensure project work meets the highest standards of workmanship based on industry standards Directly supervise BluSky and Temporary Labor personnel on projects as required Adheres to all company Best Practices Provide the highest level of customer service at all times All other duties or projects as assigned Office/Shop Management Review and monitor paperwork related to the project. Ensure all subcontractors and temporary labor are working under a subcontract agreement Approve or reject invoices as appropriate, with proper communication with your Project Accountant Develop and update project schedules as needed. Monitor timecard inputting and approval of employee hours. Conduct monthly Game Plan meetings with direct reports. Ensure IICRC training is provided and up to date for all Technician personnel. Hold team meetings, including weekly training and equipment checks. Direct report for Shop Manager Ensure equipment is in working condition and ready for deployment. Manage and maintain equipment inventory lists, updated monthly. Ensure vehicles are ready and stocked per BluSky specifications. Responsible for directing, mentoring, and training Technician personnel. Representation on BluSky emergency mitigation on-call management rotation Profitability Management Meet or exceed billing, revenue, and profit margin goals as defined by BluSky Using Temp labor resources, and other means to ensure overtime is not incurred. After-hours overtime excluded. QUALIFICATIONS & REQUIREMENTS: 3+ years of residential and commercial restoration experience preferred. 3+ years of project management experience preferred. IICRC certifications in water and smoke restoration Must be able to travel in response to both emergency and non-emergency losses across the nation Ability to communicate effectively with clients, and internal and external contacts throughout the project management process. The Details:Position Type: Full-Time, Year-Round (on-site) Wage: Depending On Experience, Salaried Exempt Benefits and Perks: * Free gym and pool access * Free train tickets * Exclusive retail and dining discounts at GCR and other Xanterra properties * Generous benefit program including medical, dental, and vision coverage, paid time off, and more * Meet people of all ages from all over the country and world Responsibilities * Fully understand and support Xanterra's Mission Statement, Cultural Pillars, Community Commitment and Core Values. * Communicate continuously with all stakeholders * Work closely with General Managers and on-site Engineering team. * Work with Project Manager to help create and maintain schedule * Coordinate with internal departments such as Property Operations, Risk, I.T., Food and Beverage, etc. to understand all project needs and deliverables * Direct and manage project development from plan approval through completion of construction * Execute scope of work documents, initial project budgets, schedules, and objectives for all assigned projects. * Create 1-4 week look-ahead schedules. * Determine the resources and participants needed to achieve project goals including the selection and management of third-party contractors * Establish and manage milestones and deliverables; pro-actively manage and communicate deviations from plan and develop contingency plans * Create and maintain a safety plan and standards for the job site. * Ensure that projects comply with all Company, State and Federal laws and regulations regarding HAZMAT, HAZCOM, risk management, confined space, lockout-tagout, ergonomics, ADA access, and vehicle use. * Comply with all company, state and federal environmental policies and procedures. * Provide direct on-site supervision of all trade contractors/sub-contractors. Identify and resolve conflicts as they arise. * Ability to manage contractors, subcontractors and material suppliers * Manage budgets, identify and present possible budget concerns to PM for review. * Lead weekly budget and project status meetings * Travels to all project sites as required. * Attend and conduct/document regularly scheduled job site meetings to ensure trade contractors are executing the project according to plan, budget and schedule * Monitor work and materials daily to ensure quality control standards are met and job site is clean, safe, and free of hazards. * Communicate with the project team and support each subcontractor to execute their job duties effectively and efficiently. * Schedule Inspectors and/or attend on-site inspection meetings with building officials to comply with varying regulations * Maintain a written daily log of visitors, job actions preformed, materials expended, manpower present and problems resolved (RFI's, field reports, field orders etc.). * Upon project completion, assure quality installation and proper closeout of projects which include but not limited to punch-lists, as bult drawings and financial closure. * Other duties as assigned Qualifications * Minimum three years as a construction manager or Site superintendent in a multi-unit facility. * Knowledge of physical plant operations include boilers, generators, pumps, water/waste treatment, gas/fuel lines, and power lines. * Advance Knowledge of Commercial MEP construction and installation. * Ability to read and interpret blueprints. * Knowledge of construction, mechanical and specialized trade skills, and their current codes. * Project management experience including cost estimating, bid notices, contract negotiations. * Must be Proficient with Word, Excel, and various engineering software programs. * Knowledge of rules, regulations, and laws concerning environmental issues, risk management, and safety. * Must possess the physical agility to ascend/descend a ladder or scaffolding, tour construction sites, and enter confined space. * Possess or obtain a valid Arizona Driver's License within 90 days of start date and comply with Xanterra South Rim Company Vehicle Policy. * Previous experience as facility or project manager in a multi-unit hotel/resort operation is preferred.
