Essential Duties and Responsibilities
+ Visit job sites routinely to monitor progress, coordinate with the General Contractor (GC), review productivity, answer questions, respond to change requests, and provide problem resolution.
+ Improve the implementation, training, and enforcement of company safety program through active partnership with the Safety Director.
+ Ensure safety rules, policies, awareness and practices are followed and are the number one priority.
+ Establish and maintain a collaborative working relationship with the Project Manager and field Supervisor by providing timely, accurate, and complete information.
+ Ensure that the manpower, equipment, tools, material, and design necessary to support the schedule will be available to finish the job safely, accurately, within budget, and on-time.
+ Coordinate installation between trades and manage sub-contractor progress.
+ Inspect job site conditions and identify problems, inaccuracies, and cost saving measures that may be present. Take corrective actions and maximize productivity.
+ Accompany field Supervisor to inspect work in progress and completed work to ensure conformance to specifications.
+ Establish and facilitate open communications between the job crews, foremen, GC's, safety, and provide ongoing updates to internal team regarding project status and progress.
+ Notify and offer potential solutions to senior leadership and project management of possible problems, work interferences, schedule difficulties, etc. Maximize field productivity.
+ Schedule equipment deliveries with GC and periodic inspections by governing authorities.
+ Oversee work areas that are neat and clean and, in a manner, representing a professional appearance and maintaining a safe work environment.
+ Maintain good working relationship with customer, GC, and inspectors, ensure all commitments are met.
+ Totally accountable for quality installation of the project.
+ Perform effective subcontractor and supplier management.
+ Serve as final trade technical expert on items/issues elevated from the field.
+ Monitor labor reporting, job cost reviews, and prepare time sheets.
+ Anticipate, identify, diagnose, communicate, and resolve any problems that may arise.
+ Evaluate new industry standards and emerging trends for application and best practice adoption.
+ Maintain complete files including technical data, vendor, and equipment information.
+ Review each completed project and apply all critical learnings to future projects. Take action to correct inefficiencies.
Skills and Qualifications
+ Must have current valid Texas Journeyman's license
+ Minimum of 7 years' experience in management of commercial plumbing.
+ Ability and willingness to work a flexible schedule to meet customer requirements.
+ Read and understand drawings, contract plans, schedules, job site documents, and specifications.
+ Demonstrated ability to consider relative costs, benefits, and actions to choose the most appropriate action.
+ Ability to work closely with groups of people, employees, suppliers, subcontractors, etc.
+ Experience with effectively hiring and developing a high-performance team and overseeing employee work schedules and activities.
+ Experience providing and/or overseeing training related to various aspects of the HVAC and plumbing business.

Responsibilities
* Mentor and help to grow Jr. Superintendents
* Review and approve the balance of Foremen, journeymen and laborer's composite labor rates
* Manage contract administration (subcontractor/field management meeting for communication)

* Initiate and attend supplementary and regular meeting with client for problem resolution and planning
* Oversee and approve the monthly job cost updates and quarterly cash flow projections

* Experience with and broad knowledge of foundation/ground improvement equipment (drills, concrete pumps, batch plants), How to use it properly, and how to rapidly troubleshoot.
* Knowledge of proper pumping and placement of concrete and grout.
* Must be skilled in one of, if not multiple, of the following disciplines (pile driving, auger cast, small diameter shafts, micro piles, etc.)
* Must be a self-starter, highly motivated, and able to work with minimal supervision.
* Ability to quickly learn and understand various processes regarding Kiewit's policies, procedures, and software programs.

Prefer that applicants have experience on heavy civil projects including work around dams, hydro facilities, water/wastewater facilities, and fish hatcheries. Key attributes would include an understanding in dewatering, excavation, large diameter pipe installation, and complex concrete structures (either new build or restoration/renovation of existing structures). **This position requires 100% travel.**
**Responsibilities:**
* Enforce safety and quality control policies among employees and subcontractors to ensure the project runs smoothly and on schedule.
* Direct work-flow consistent with the project schedule and communicate project priorities to office staff and subcontractors.
* Maintain a daily diary of all activities and site conditions and manage the punch list and closeout process for the job.
* Maintain a good working relationship with all subcontractors and clients.
* Ensure accurate daily documentation of work orders/tickets and understand subcontractor scope of work to avoid unnecessary change orders.
**Qualification****s:**
* 10+ years of construction field superintendent experience in heavy civil industry
* Must have a great attitude and the ability to motivate team members on site
* Strong scheduling background
* Change management background
* Must have strong computer skills and should have experience in working on Microsoft Office related programs such as Word, Excel, and Outlook
* Must have experience working with scheduling software such as MS Projects, Primavera, or other applicable programs

As a Site Superintendent, you will:

Schedule and plan work tasks, monitor progress of work with schedule updates (in conjunction with Project Manager)
Coordinate inspections, verifications, tests, and other contractual requirements with client.
Participate in regular project/site meetings with subcontractors, architects, engineers, client representatives and other groups.
Direct and coordinate subcontractor activities.
Is the primary management team member on the site on a day-to-day basis to identify and correct issues or deficiencies and/or escalate issues and deficiencies up the management chain to Project Manager and/or regional management.
Maintain open and effective communication with project stakeholders, including clients, project manager, engineers, and subcontractors.

Essential Duties and Responsibilities
+ Visit job sites routinely to monitor progress, coordinate with the General Contractor (GC), review productivity, answer questions, respond to change requests, and provide problem resolution.
+ Improve the implementation, training, and enforcement of company safety program through active partnership with the Safety Director.
+ Ensure safety rules, policies, awareness and practices are followed and are the number one priority.
+ Establish and maintain a collaborative working relationship with the Project Manager and field Supervisor by providing timely, accurate, and complete information.
+ Ensure that the manpower, equipment, tools, material, and design necessary to support the schedule will be available to finish the job safely, accurately, within budget, and on-time.
+ Coordinate installation between trades and manage sub-contractor progress.
+ Inspect job site conditions and identify problems, inaccuracies, and cost saving measures that may be present. Take corrective actions and maximize productivity.
+ Accompany field Supervisor to inspect work in progress and completed work to ensure conformance to specifications.
+ Establish and facilitate open communications between the job crews, foremen, GC's, safety, and provide ongoing updates to internal team regarding project status and progress.
+ Notify and offer potential solutions to senior leadership and project management of possible problems, work interferences, schedule difficulties, etc. Maximize field productivity.
+ Schedule equipment deliveries with GC and periodic inspections by governing authorities.
+ Oversee work areas that are neat and clean and, in a manner, representing a professional appearance and maintaining a safe work environment.
+ Maintain good working relationship with customer, GC, and inspectors, ensure all commitments are met.
+ Totally accountable for quality installation of the project.
+ Perform effective subcontractor and supplier management.
+ Serve as final trade technical expert on items/issues elevated from the field.
+ Monitor labor reporting, job cost reviews, and prepare time sheets.
+ Anticipate, identify, diagnose, communicate, and resolve any problems that may arise.
+ Evaluate new industry standards and emerging trends for application and best practice adoption.
+ Maintain complete files including technical data, vendor, and equipment information.
+ Review each completed project and apply all critical learnings to future projects. Take action to correct inefficiencies.
Skills and Qualifications
+ Must have current valid Texas Journeyman's license
+ Minimum of 7 years' experience in management of commercial plumbing.
+ Ability and willingness to work a flexible schedule to meet customer requirements.
+ Read and understand drawings, contract plans, schedules, job site documents, and specifications.
+ Demonstrated ability to consider relative costs, benefits, and actions to choose the most appropriate action.
+ Ability to work closely with groups of people, employees, suppliers, subcontractors, etc.
+ Experience with effectively hiring and developing a high-performance team and overseeing employee work schedules and activities.
+ Experience providing and/or overseeing training related to various aspects of the HVAC and plumbing business.
+ Knowledge of construction in mechanical/building codes.
+ Exhibit integrity and ethical business practices.
+ Excellent written and verbal communication skills along with strong interpersonal skills.
+ Proficient in Microsoft Office.
+ Must be able to move in and around confined and cluttered places with a full range of motion.
+ Able to climb and maintain balance on steel framework, stairs, ladders, and scaffolds.
+ Good analytical skills and attention to detail with ability to read and interpret blueprints, plans, and manuals.

What We Are Looking For
Baylor University is seeking a Construction Project Manager who supports the mission of the university through a variety of capital project improvement tasks which may include project scope development, planning and design coordination, construction administration, and stakeholder coordination. Under the supervision of the Director of Construction Services, the Construction Project Manager will exercise considerable initiative and independent judgment in overseeing the development and execution of multiple construction projects by coordinating with a 3rd party facilities service provider who's responsible for project execution.

Qualifications include:
Bachelor's degree in the field of Construction, Engineering or Architecture (specializing in Construction Administration) or a closely related field
A combination education and experience will be considered in lieu of the degree requirement
Five (5) years of project management/coordination experience in a variety of commercial, healthcare and/or educational construction and renovation project
Must have a valid driver's license
Competency reviewing construction project documentation (e.g., plans and specifications)

What You Will Do
Oversee multiple renovation and construction projects on campus, functioning as the Owner's Representative through design phases and construction activities for project assignments
Act as the liaison between architects, contractors, and University stakeholders to ensure project goals and deliverables are ultimately in the best interests of the Institution
Facilitate coordination of various entities and user groups across the University, and at times with off campus entities, throughout the project to ensure scope gaps are avoided
Exercise delegated authority and autonomy throughout the course of assigned projects
Keep supervisors informed of progress, but has the authority to approve/disapprove materials, negotiate contract changes including costs changes, and recommending or approving allowable substitution of materials and methods
Ensure project designs adhere to all campus standards and construction activities are executed with careful planning and regard to the security and safety policies of the University
As applicable, provide direction to the commissioning agent before, during, and after project completion
As applicable, work with the General Contractor's BIM Manager to procure all drawings, drawing files, and digital documents in the University's approved format stated in the Baylor BIM Standards

This position will start out onsite at a project in Thornton, TX and will require availability to travel to projects throughout the Pacific Northwest and Central regions. This Project Manager role will report to our Operations Manager. This person is responsible to plan, direct, coordinate, and budget, usually through subordinate supervisory personnel, activities concerned with the construction and maintenance of structures, facilities, and systems. This individual will also participate in the conceptual development of construction projects and oversee project specific organization, scheduling, and implementation; as well as the overall coordination and efficient implementation of a wide range of projects including hard bid, CM, and Design-Build.
**Responsibilities:**
* The Project Manager will be tasked with managing mid to large scale projects with moderate to high risk levels.
* Minimal oversight from Construction Operations Manager and Director of Construction, VP as necessary during all phases of the project.
* Overall management of multiple construction projects in varying stages of completion.
* Coordinate with Construction Operations Manager to assure assigned project performance is in line with project performance goals.
* Implement Corporate Safety Policy on all projects assigned.
* Provide mentorship and guidance to Project Engineers, Field Engineers, and Project Assistants.
* Generate Work Plans for all assigned projects.
* Schedule the project in logical steps and budget time required to meet deadlines. P6 knowledge and proficiencies is required.
* Determine labor requirements and work with manpower coordinator to dispatch workers to construction sites.
* Inspect and review projects to monitor compliance with building and safety codes, and other regulations.
* Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.
* Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
* Obtain all necessary permits and licenses or coordinate with environmental and regulatory staff to assure proper compliance is completed prior to project mobilization.
* Fill in for Project Superintendents as necessary direct and supervise workers.
* Study job specifications to determine general requirements as well as appropriate construction methods.
* Requisition of supplies and materials to complete construction projects.
* Prepare and submit budget estimates and progress and cost tracking reports.
* Compile estimates for potential hard bid opportunities. HCSS (Heavy Bid) experience a plus.
* Develop and implement quality control programs.
* Take actions to deal with the results of delays, bad weather, or emergencies at construction site.
* Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.

* Review, edit and ensure that all documents submitted to clients are in McMillen format.
* Provide and prepare Owner Payment Applications.
* Provide Project Closeout Documents as required to facilitate substantial completion which marks the start of warranty periods.
* Track projects throughout the warranty period and provide proper Final closeout documentation upon completion.
**Qualifications:**
* Bachelor's degree in Engineering, CM or related field or Minimum of 10 years comparable experience.
* Minimum 10+ years of experience with heavy civil design-build projects managing all aspects from design, approvals, procurement, construction, and implementation.
* Must be willing to travel.
