Commercial Construction Superintendent Overview: The Superintendent is assigned the responsibility and authority for daily coordination and direction of all project activities, so that the work is done safely, on schedule, within budget, and in compliance with the company's quality standards and contract documents. To accomplish this, he or she must have a plan and vision on how to construct the project and to ensure that all daily and weekly construction activities are aligned and set up accordingly. Superintendent Roles and Responsibilities (including, but not limited to) : Work closely with the Project Manager and other internal contacts to ensure timely and accurate completion of projects Maintain safety standards. Develop a functional, efficient job building plan - determine the construction techniques, means of access, logistics, and key building methods to be used to construct the project. Create, maintain and update the Site Utilization Plan. Assist with the preparation of the CPM baseline schedule and provide updates in a manner that reflects accurate progress and projected completion. Coordinate with the Project Manager any and all CPM fragments with changes and delays. Oversee and supervise on-site Assistant Superintendents, Project Engineers, Surveyors, Foremen and craft persons. Recruit, hire, and manage strong candidates to join the Millis Development & Construction operations team, including craftsmen, supervisors, and laborers. Identify and mentor subordinates with the potential to become increasingly valuable assets to the Millis Development & Construction team. Orient, cultivate and train his/her personnel to instill good work values, expand experience, and enable future growth for all that aspire it. Review equipment and tool requirements with the PM so that everything budgeted accordingly. Coordinate, schedule and manage all subcontractors, suppliers, delivery companies, vendors and inspection authorities and jurisdictions. Conduct Coordination Meetings with all onsite subcontractors. Proactively and continuously coordinate vendors, subcontractors, suppliers and inspectors on a daily and weekly basis. Identify and resolve construction problems as they develop. Notify the PM's when safety, performance, manpower, or quality issues begin, or just look to begin to arise. Be proactive and realistic at assessing varying job conditions. Communicate effectively with all project participants. Keep the project on schedule and look to draw from past experience on dealing with unforeseen situations. Maintain accurate records, that include as-built drawings, an updated schedule, and continuously recorded Daily Reports and Weekly Safety reports. Plan, staff, and manage self-performance activities. Keep the job site clean and well-maintained daily. Enforce clean-up protocols for Subcontractors and vendors. Schedule and procure all required punch list at the closing stages/phases of the project. Essential Functions and Responsibilities * Conducts workplace inspections assessing quantity and specification/quality, percent completion by subcontractors, and safety compliance * Communicates with client representatives, architects, engineers, inspectors, vendors, crews, subcontractors, and suppliers to facilitate timely project completion * Reviews all contracts, drawings, and specifications and develops on-site plans and procedures for construction on the basis of starting and completion times and staffing requirements for each phase of construction * Creates project management documentation that may include schedules, RFIs, jobsite controls, tracking reports, daily reports, etc. * Advises project management of potential problems, work interference, schedule difficulties, etc.; assists in circumventing/resolving such problems as required * Coordinates work among, directs, and monitors activities of various subcontractors to achieve a smooth project completion * Actively reviews the work performance and implements defined procedures to assure good quality control and make certain work conforms with plans and specifications * Conducts safety meetings and assumes responsibility for overall site safety by ensuring all onsite personnel comply with project procedures, safety program requirements, work rules, etc.; Documents violations, notifies project management and safety officials, and recommends/implements corrective actions, as required * Participates in the recruiting, assessment, and hiring of construction personnel * Coordinates, supervises and trains all direct reports to achieve project objectives * Works with operations or project manager to assure work is consistent with estimates, procedures, dimensional control, equipment and manpower; keeps them properly updated on progress schedules; and schedules delivery of materials and equipment * Ensures all necessary permits and other temporary facilities are in place before construction begins * Exercises initiative or, as directed, performs additional duties to meet the needs of the organization In addition to the above responsibilities, this position will be responsible for the following: * Oversees Specialty Superintendents and their respective feature/scopes of work * Provides advice, guidance, and direction to Assistant and Specialty Superintendents toward their professional development Qualifications * Ability to collaborate with and function well within a team-oriented environment * Proficiency within reading and interpreting construction documents * Possess working knowledge of general construction methods and practices * Knowledge of Microsoft Office Suite * Ability to learn new computer programs for field management / reporting purposes Education * A minimum of a bachelor's degree from a four-year college, university, or equivalent experience Experience * 3+ years or more of related work experience preferred * Will have supervisory responsibilities; 1+ years of field supervision experience preferred Physical Demands and Working Environment * Physical demands for this position are moderate.
