Your main responsibilities
The Candidate will be required to manage field technicians in the day to day operations of the installation of hydraulic, gearless and geared elevator modernizations. Actively participate in field surveys for prospective modernization projects and be involved in the preparation modernization proposals and bids. Must be able to determine the scope of work required and manpower needed to complete the project in a timely and profitable manner. The preferred candidate will have knowledge of elevator equipment/parts and the ability to determine the correct part required for all aspects of a project and will be required to order these parts.

Manage training and development of field technicians on established processes, tools and standards
Foster excellent communication among team members while maintaining good working relationships with the local union
Assure that each modernization project meets Company quality and safety standards, as well as all contract requirements.
Monitor job completion and drive efficiency
Implement customer and Company requirements for quality, performance reliability and passenger safety for modernization projects
Support the local sales team in estimating modernization bids and investigating and resolving customer complaints
Develop a spirit of teamwork and dedication to quality among all employees
Participate in Company professional development programs to enhance working knowledge of Elevator Company products, services and procedures
What you bring
Your Experience
BS/AS degree in Engineering, Management, Supervision or Business required. In lieu of degree, Journeyman Technician experience with minimum 5 years in field required
Preferred: 3 years experience in either the elevator industry, construction industry, or in a related building systems industry
Prior experience in installation and service of elevators/escalators preferred
Prior supervisory experience with a unionized workforce is preferred
Computer proficiency required
Experience in Microsoft Office suite software, Lotus Notes and SAP is preferred
Must have ability to communicate well, both verbally and in writing
Base Salary $110,700 - $138,400
The above represents the typical salary range for this position. Revisions to the range may be considered based on your experience, education, location, demonstrated skills, and alignment with business priorities. STATEMENT OF THE JOB
The Superintendent V works as an integral member of on-site maintenance team to ensure safe affordable housing is provided and maintained for tenants who live in buildings managed by POP Management, the housing office of Catholic Charities, Brooklyn & Queens. The Superintendent V is responsible for the management of all aspects of building & facilities maintenance, and, under the direction of the Property Manager, provides task supervision for maintenance staff. As a part of a team, the Superintendent V works closely with on-site recertification and social services staff as well as POPM Facilities staff. The Superintendent V ensures the Agency Mission and Best Practices are upheld and modeled for other staff, while promoted to tenants and the broader community in which our programs work. The Superintendent V reports directly to the Property Manager for day-to-day operations and has a duty respond to POPM Facilities staff requests.
Implement general maintenance and preventative maintenance requirements of the building
Perform cleaning and trash removal tasks.
Establish and schedule formal preventative maintenance program in accordance with building requirements and life safety codes.
Monitor all supplies, tools and equipment of the building.
Paint common areas and tenant apartments as requested to ensure high quality of life for all tenants.
Change bulbs and ballasts as needed.
Maintain a variety of flooring materials as recommended by manufacturers.
Responsible for seasonal cleaning of leaves and snow around premises.
Intervene for basic plumbing needs.
Respond to tenant request work orders in a timely manner.
Bring to the attention of Property Manager any issues which may affect the safety or living conditions of tenants.

QUALIFICATIONS
High School/GED preferred, may be waived for 5 years demonstrated experience and/or documentation of passing necessary license requirements.
FDNY Certificates of Fitness (Cat S95 Supervision of Fire Alarm Systems) must receive certification within the first 6 months of employment. Experience with cleaning and repair equipment, including vacuum/shop vac, floor machines, snow blower and yard & landscaping equipment.
Advanced working knowledge of all-electric heating, cooling, and hot water systems, HVAC, fire and safety systems, electricity and gas systems.
