The Maintenance Make Ready, Porter, Groundskeeper reports to the Property Manager and Maintenance Supervisor. The Maintenance Make Ready-Porter is required to perform various job duties based on business needs, to include preparation of vacant apartments for market-ready, and responsible for the overall appearance of the property grounds, models, and vacant units. DUTIES/RESPONSIBILITIES * Receives make-ready assignments; gathers all necessary tools, equipment, and supplies needed to make an apartment unit available to rent. * Trashes out the unit for make ready; makes sure a move-out form is approved and signed. * Confirms with Property Manager or Maintenance Supervisor items left to be thrown out belonging to previous residents, not belonging in the apartment unit. * Evaluates carpet and vinyl; shampoos carpet/vinyl and discusses with supervisor(s) replacing carpet/vinyl flooring if needed. * Checks air conditioning unit, heating unit, water heater, and all appliances; makes minor repairs if needed; contacts Maintenance Supervisor for more extensive repairs or replacements. * Paint interior apartments, occasionally perform light exterior painting. Polishes and varnishes cabinets and other woodwork as needed. Repairs holes in walls, perform painting duties, checks to caulk, and applies where needed. * Repairs or replaces baseboards or trim as needed. Checks all doors and windows and re-keys all locks. * Shampoos carpets (when equipment is available). * Responds to service calls, on-call, fire watch, or other after-hour efforts as required. * Performs pool maintenance and landscape duties as needed, including pressure washing and cleaning. * Required to pick up grounds every workday, water grounds and flower beds, empty pool area trash cans, and clean pool(s). * Sweeps, office front porch, parking areas, around dumpster areas, halls, and breezeways, around pool areas, and rearranges furniture. * Maintains correct chemical levels (Certified Pool Operator Certification Required), inventory pool, and ground supplies, informs supervisors when running low. * Inform Property Manager or Maintenance Supervisor of mechanical or structural problems with pools or spas. * Distribute door-to-door newsletters and resident notices. * Offer suggestions for preventative maintenance and more efficient operations. The Maintenance Supervisor reports to the Property Manager. Primary responsibilities include working with the maintenance team to ensure the repair and maintenance of property facilities and apartment units; prompt and courteous responses to service requests; keeps an adequate supply of market-ready apartments-units to meet leasing demands. Oversees general property appearance to meet or exceed standards. DUTIES/RESPONSIBILITIES Assists in preparing market-ready apartments to include, painting, carpet, flooring, general repairs, housekeeping, etc. Efficiently and effectively schedules subordinates, assuring that work orders and make-ready units are completed properly and in a timely manner and on schedule. Oversees working with vendors/contractors to ensure assigned work is completed accordingly. Informs Property Manager of any repair work needing an outside contractor or replacement of significant appliances necessary. Monitors and maintains the property preventative maintenance schedule and the upkeep of all mechanical equipment on the property, including, but not limited to, water heaters, pool pumps, HVAC units, etc. Performs various preventative maintenance functions and records findings in the appropriate Maintenance Log. Performs on-call emergency work order service requests based on business necessity, communicates with Property Manager number of hours worked on-call for after-hour efforts as required. Communicate with the Property Manager all aspects of on-call service request requirements. It is the overall responsibility of the Maintenance Supervisor to oversee and delegate to the qualified maintenance team the on-call schedule. Has knowledge of maintenance functions such as plumbing, pool, HVAC, basic electric, general carpentry skills, painting, and snow removal (where applicable). Works with maintenance staff and landscaping vendor to maintain grounds and common areas and keep them free of trash and debris. Ensures trash/dumpster or roll-off rental areas are clean, picked up, and maintained. Keep accurate inventory of all maintenance and cleaning supplies and reorder as needed from approved vendors. Keep a record of all chemicals and their antidotes in a prominent place. Possess working knowledge of OSHA and safety rules and regulations pertaining to property management and abide by same. Possess knowledge of water and gas meter cut-offs, all apartment fixture cut-offs, sewer clean-outs, and posting a visible map of the same. Ensures storage area entrances are locked and have adequate lighting. Performs regular inspections of all units, buildings, common areas, and see that repair, landscaping, clean-up are done, and all outside lights in hallways and common areas are replaced. Responsible for overseeing frequent light checks, required to fix/repair/replace light bulbs for proper functional lighting. Change air-conditioning filters at least once every three months. Always represents the company professionally. Ensures all maintenance staff is following safe work practices. Ensures that maintenance staff performs to company standards and handles service requests timely. Wears company uniform daily to always include required ID. Maintains open communication with the Property Manager and other staff. Assists with hiring, training, and developing assigned staff, including painters and/or landscaping staff.
