General Description Will be responsible for performing HVAC equipment preventive maintenance, including troubleshooting & diagnostics, equipment & systems operation log and reports, with minimum supervision, on customers' sites within Puerto Rico and the USVI. Specific Description * Preventive Maintenance of industrial and commercial HVAC systems, including electrical, mechanical and control maintenance works associated with it. * Inspect, operate, or test machinery or equipment to diagnose machine malfunctions. * Dismantle machines, equipment, or devices to access and remove defective parts, using hoists, cranes, hand tools, or power tools. * Perform routine maintenance, such as inspecting drives, motors, or belts, checking fluid levels, replacing filters, or doing other preventive maintenance actions. * Capacity to drive to customers' sites all over PR and mobility to travel to customers sites in the USVI. * Diagnostic & Corrective Repair of industrial and commercial HVAC equipment, including electrical, mechanical and control works associated with it. * Evaluation and report of HVAC equipment and systems operation performance. * Keeps tools, equipment and personal protection items in excellent conditions by using them correctly and providing proper maintenance according to the fabricant. * Work with compressors, condensers, evaporators, motors, expansion and discharge valves, temperature, humidity controls, fans, control panels, switches, fuses, filters, gauges, ducts, piping, tubing, and related HVAC components to have equipment operating in excellent conditions. * Documentation of every step of the procedures worked out in the execution of repairs, maintenance and / or occasional retrofit installations. JOB SUMMARY: Utilities Technician II is responsible for performing maintenance and troubleshooting to mechanical and utilities equipment in a pharmaceutical environment and handle repairs and diagnosis of electrical equipment and major repairs. JOB RESPONSIBILITIES: Perform routine and/or preventive maintenance as needed or assigned by supervisor for the purpose of ensuring the ongoing functions of utilities systems including, but not limited to steam, compress air, reverse osmosis, power generator, chillers, cooling towers, air handling units, and electrical systems. Accurately diagnose problems and or failures in plumbing, air conditioning, mechanical and electrical systems for the purpose of identifying equipment and /or system repairs and replacement needs. Thoroughly inspect Plumbing, Mechanical, HVAC, and electrical systems and their components (not limited to: AHU's, Fans, Chillers, Cooling Towers, Pumps, Water Tanks, Plumbing Fixtures) for the purpose of ensuring safety, evaluating equipment status, and identifying necessary repairs in new and current customers. Monitor inspection and packaging equipment and investigate and troubleshoot advanced issues, including mechanical, electrical, or automation-related problems. Assist the team with maintaining an up-to-date working spare parts inventory system. Ensure that operational log paperwork, daily log files, and work order documentation are completed with accurate information. All work must be guided by team requirements or department objectives and completed in accordance with CFRs, cGMPs, SOPs, job plans, and clients' policies. Develop, revise, and review SOPs or job plans/work plans for work-related areas. Evaluate current maintenance procedures and assist with changes to optimize the maintenance program. Recognize and report malfunctions and adjust equipment. Provides technical expertise and acts as a resource/trainer to others on maintenance support tasks and/or in the use of all the equipment used in the area.
