MAINTENANCE SUPERVISOR The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property. Essential Duties & Responsibilities Maintenance Management Regular/daily onsite attendance is required Coordinate, schedule, and respond to resident/management requests and work orders Ensure all repairs and replacements necessary for community common areas and units Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns. Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs. Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines. Maintain hazard communications program; teach and promote safe work practices Participate in unit inspections as requested Responsible for essential control of community Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc. Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit Participate in on-call emergency at community Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.) Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., "walk" units to ensure make-ready and work orders are completed) Personnel Management Under the direction of the Community Manager, supervises, trains, and schedules maintenance activities for maintenance staff Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed. Provide Community Manager input regarding employee performance evaluations Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks. Promote harmony and quality job performance of staff through support and effective leadership Customer & Resident Relations Manage excellent customer service and monitor service request turnaround and responsiveness Projects a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce policies of the community that the immediate supervisor delegates Education/experience High School Diploma or Equivalent EPA & CPO certification required; HVAC desired. THE OPPORTUNITY The Radio-Microwave Unit (RMU) is responsible for the design, procurement, implementation, optimization and maintenance of Orange County's Public Safety communications systems. The RMU operates and maintains 35 radio transmitter sites throughout the County. These sites house the 6 simulcast 800 MHz interoperable Countywide Coordinated Communications Systems, numerous VHF, UHF and 800 MHz mutual aid radio systems, the County's 900 MHz paging system, 50 high capacity digital microwave transmitter/receivers and several Alert & Warning radio systems utilized for public and crisis management notification during emergencies. Each of these systems directly support all Orange County public safety agencies including county law enforcement (Sheriff, Probation, District Attorney), all city police departments, the Orange County Fire Authority, all city fire departments, all paramedic and hospital communications, all city and county lifeguards, as well as all city and county public works and public utility departments. Each first-responder depends on our communications systems to coordinate their response to day-to-day incidents, as well as emergency or disaster situations. THE IDEAL CANDIDATE The ideal candidate will have five (5) or more years hands-on experience in radio, installation, maintenance and repair of communications systems and other associated electronic equipment.Candidate will have general knowledge of Federal Communications Commission regulations applicable to Orange County Public Safety Communications systems; principles of leadership; principles of organization and management including budgeting of equipment, materials and personnel; digital and logic circuitry used in computers. ESSENTIAL JOB FUNCTIONS Operational Leadership * Under the direction of the Facilities Director, manages and directs the daily work of the Grounds/Facilities Support staff. Supervises bargaining unit staff (e.g., approves leave and authorizes overtime as appropriate; conducts annual employee evaluations, takes corrective discipline action when needed, recommends pay increases, promotions, and other personnel actions; participates in employee selection process, orients, and trains staff); reviews and develops processes for efficient operations to meet the needs of campus staff, faculty, and students; collaborates with other campus services and departments. Facilities Management * Provides supervision of snow removal operations and oversees landscaping responsibilities, including transplanting, removing, pruning, and planting flowers, trees, and bushes, and mulching. Oversees chemical inventory and application. Coordinates parking lot maintenance to include patching potholes and signage. * Oversees and coordinates moves and event set-ups as well as the College's recycling program. * Ensures assigned work and scheduled functions are carried out in a timely and quality manner. Inputs work orders and monitors the work order system to ensure timely completion and follow-through. Administrative * Performs related administrative duties. May prepare various reports, records, and other documents; responds to emails and phone calls, attends various trainings and meetings. Carries out, explains, interprets, and enforces college policies, safety procedures and the collective bargaining agreement. * Establishes and maintains contracts with various vendors for services including ordering supplies, exterior drain maintenance, parking lot maintenance, and tree removal. Inventories and audits items including, but not limited to chemicals, uniforms, batteries, floor mats, supplies, tools, and equipment. Orders needed equipment and supplies. May request quotes for vendor purchases. * Coordinates and schedules repairs and maintenance of equipment.
