Job Description Tesoro Group is seeking (2) experienced Regional Property Manager to join one of our long-term client's teams (Corporate Office is in St. Paul, MN 55104) and work within their Eastern and Western Portfolios in Minnesota. The ideal candidate will have at least 3-5 years' experience in Property Management within multi-site/area manager or portfolio director experience. Experience within affordable housing, full cycle leasing/compliance and experience with managing section 8, section 42 and tax credit properties. This role is a direct hire role. This position will be either focused on Eastern Properties or Western Properties in Northern Minnesota and will be a minimum of 10 properties included in the portfolio. Prepare, review, train and distribute new or revised regulations affecting operations (PH, PBS8, and TC programs); answer questions regarding established policies, procedures, and regulations. Assure inspections on housing units and facilities are completed as required to determine repair, maintenance, and refurbishing needs; review reports and discuss preventative maintenance inspection outcomes with staff. Review lease compliance and evictions, and complaints; and implement decisions. Coordinate programs with those of other divisions and outside agencies and organizations; provide staff assistance to the Assistant Director; prepare and present staff reports and other necessary correspondence. Provide continuous availability and support for resident emergency maintenance needs; troubleshoot emergency situations over the phone or dispatch maintenance crew as necessary; document and follow up with service needs. Assure portfolios budget for an inventory of maintenance supplies, materials, tools, and equipment needed to maintain the property. Perform related duties and responsibilities as required. The ideal candidate will have at least 3 years' experience in residential maintenance - multi-family experience is required, have experience with unit turns, have knowledge of basic maintenance, be self-motivated, be able to organize multiple tasks throughout the day and is self-sufficient. Boilers experience is required but certifications are strongly preferred. This is contract to hire (90 days before conversion). This role will be working with (8) properties within affordable housing and 350 units. Salary: $25-$28/hour DOQ. Schedule: Weekly schedule: Monday-Friday: 8am - 4pm or 9am - 5pm. On-Call: rotates one week per month among the Supervisor and 3 technicians. The Maintenance Technician will be expected to maintain the physical maintenance operations of the property through attention to service that affects the overall cleanliness, appearance, quality of the property and its presentation to current and future residents. Job Description Tesoro Group is seeking an experienced HUD Property Manager for their team to help cover (1) of their properties in New Prague, MN (56071). The ideal candidate will have 3 years' experience in property management, ideally managing multiple properties, and have experience with affordable housing (tax credit and Section 8). This role is contract-to-hire (90 days before conversion). Salary: $24/hour DOQ. Schedule: Monday - Friday, 8 am - 5 pm. Job Duties and Responsibilities: Supervision and Management: Oversee the day-to-day operations of multiple properties within a designated area. Manage and supervise property managers and on-site staff. Ensure compliance with company policies and procedures, as well as local, state, and federal laws. Develop and implement strategies to improve property performance and tenant satisfaction. Financial Management: Prepare and manage budgets for multiple properties. Monitor financial performance, including income, expenses, and occupancy rates. Ensure timely collection of rent and other payments. Manage operating expenses and capital expenditures. Tenant Relations: Address tenant concerns and complaints in a timely and effective manner. Maintain positive relationships with tenants and property owners. Ensure compliance with fair housing laws and regulations. Marketing and Leasing: Oversee marketing and leasing efforts for multiple properties. Develop and implement strategies to attract and retain tenants. Negotiate and manage lease agreements. Maintenance and Repairs: Oversee maintenance and repair activities for multiple properties. Ensure that properties are well-maintained and in good condition. Manage vendor relationships and contracts. Other Responsibilities: Conduct regular site visits to assess property conditions and operations. Prepare reports and presentations on property performance. Identify opportunities for growth and expansion. Stay up-to-date on industry trends and best practices. Qualifications and Experience: 3 years' experience in residential property management - income restricted/section 42 experience is required. Knowledge of affordable housing programs. Knowledge of government subsidy programs. Working knowledge of Microsoft Office Suite, Outlook, and Excel. Strong computer literacy skills, including experience with Yardi, Fortress, or other property management software, are strongly preferred. Have a driver's license, insurance, and reliable transportation, as this role will be roving. Be able to pass a Kari Koskinen background check before employment.
