    Job Description Tesoro Group is seeking an experienced Customer Service Representative (Commercial) for their team to help assist with their corporate office in St. Paul, MN (55108). The ideal candidate will have at least 3 years in customer service and experience with Commercial properties is required. This role is contract-to-hire (90 days before conversion). Salary: $22-25/hour DOQ. This role is contract-to-hire (90 days before conversion). Schedule: Monday - Friday, 8 am - 5 pm. As a key member of the Property Management team, the Customer Service & Property Administrator serves as a central liaison between tenants, property managers, accountants, engineers, vendors, and maintenance staff. This role ensures smooth operations and exceptional service delivery across all aspects of tenant relations and property administration. This is an on-site position. Job Duties and Responsibilities: Customer Service Respond promptly to phone calls, emails, and service requests submitted via internal software Create and assign work orders; distribute to appropriate vendors and team members Follow up with vendors to ensure timely completion of tasks Keep tenants informed on the status of their work orders Request and coordinate vendor quotes; manage scheduling with tenants Conduct weekly reviews of open work orders and follow up with vendors Collect monthly building hours from tenants Draft and distribute tenant communications (e.g., lost & found notices, inspection announcements) Generate and share maintenance reports with accounting team Update building hours and employee access credentials as needed Maintain accurate property, vendor, and tenant records in internal systems Provide front desk coverage when required Property Administration Maintain up-to-date contact information for tenants and vendors Collaborate with property managers to obtain seasonal work quotes Organize and file contracts, proposals, and inspection reports on the network Schedule and communicate fire alarm, sprinkler, and other preventative maintenance inspections Record and report meter readings to the City of St. Paul Prepare CAM Estimate and CAM Reconciliation letters for approval and mailing Monitor HVAC alarms and coordinate resolution with mechanical vendors Schedule vendor visits when tenants are unavailable Support accountants with requested documentation and administrative tasks Qualifications and Experience: 3-5 years of customer service experience; commercial property management experience is required. Boilers experience is required but certifications are strongly preferred. This is contract to hire (90 days before conversion). This role will be working with (8) properties within affordable housing and 350 units. Salary: $25-$28/hour DOQ. Schedule: Weekly schedule: Monday-Friday: 8am - 4pm or 9am - 5pm. On-Call: rotates one week per month among the Supervisor and 3 technicians. The Maintenance Technician will be expected to maintain the physical maintenance operations of the property through attention to service that affects the overall cleanliness, appearance, quality of the property and its presentation to current and future residents. Responsibilities include but are not limited to performing a variety of general and semi-skilled maintenance repairs for residential apartments and apartment buildings. This role will be working with (1) property that was built in 1912, 1242 units and 13 stories Salary: $24-$27/hour DOQ. Schedule: Monday - Friday 830am - 430pm - must be available for apartment turns and emergency response/on-call upon conversion. Emergency Response Schedule: Every 3-4 weeks, you will be required to work on-call rotation and further information will be provided upon conversion. Responsibilities and Job Duties: Provide a variety of skilled building maintenance including repairs to sinks, windows, floors, and other parts of the building. Maintains the grounds as assigned which may include trash pick-up, shoveling, and sweeping curb/dumpster area, maintaining landscape beds and other areas. Preparation of vacant units for occupancy which may include cleaning responsibilities. Install, repair (including soldering) and maintain various plumbing; heating and air conditioning fixtures; perform metal fabrication and welding. Installation and repair of major and minor appliances (e.g. washer, dryer, refrigerator, stove, microwave, dishwashers, etc.).
