The Dinerstein Companies (TDC) is hiring a Houston-based National Strategy Manager to support a portfolio of owner-managed student properties across the US. This position reports to the Executive Vice President and works closely with the student leadership team to support and implement portfolio-wide initiatives and campaigns focused on making The Dinerstein Companies the country's premier management company. The National Strategy Manager is an integral member of our corporate support within TDC Management working to lead the industry and properties with innovative, forward-thinking methods to exceed property and portfolio goals.
Core Responsibilities
The National Strategy Manager will have a portfolio consisting of conventional housing communities within The Dinerstein Companies' growing portfolio. This individual will work closely with the company's marketing, accounting, human resources, technology, and management services teams to ensure the successful operational and financial performance of the property.
• Provide on-going training of company policies & procedures
• Develop and implement strategies for property's success
• Communicate regularly with Portfolio Directors on the ever-changing needs of a property and staff
• Assist in the development of a marketing plan in collaboration with the Marketing Department
• Identify opportunities for improvement on the day-to-day operations of the property
• Observe market leasing velocity and develop plans to counteract negative trends
• Assist in the rollout of new operational initiatives and portfolio-wide campaigns
• Analyze reports weekly and monthly to target weaknesses
• Travel to properties to serve as a support for on-site teams
Leadership Team
As a member of the Property Management Leadership team, the National Strategy Manager will attend quarterly Leadership Meetings and participate in operational projects in collaboration with other Leadership team members. These projects are aimed at ensuring The Dinerstein Companies remains the most innovative management company in the country.
• Collaborate with Leadership on updating policies & procedures for on-site teams
• Assist in portfolio-wide marketing efforts, including renewal and new leasing campaigns
• Participate in the opening of new developments as they are added to the operating portfolio
• Manage communications among the property's support wheel, including the Portfolio Director, Marketing Coordinator, Subject Matter
Expert, and Management Services team
• Provide directives for updates to the properties' software system to ensure compliance with TDC policies
• Assist in the training of new support staff team members to better serve the on-site teams
Executive Involvement
National Strategy Managers are responsible for reporting on variances in YOY market trends, finding solutions for recurring issues on site, and assisting the Portfolio Directors to minimize reporting errors. This role involves minimal to moderate communications with our external partners.
• Support property and corporate team members in identifying market and property trends that require a chance in leasing strategy
• Serve as a source of market and property knowledge for executive team members and partners
• Participation in weekly meetings to review property performance and discuss opportunities for improvements
Qualifications & Requirements
The ideal candidate for the Strategy Manager role would have the following qualifications:
• 3 - 5 years of experience in student property management preferred
• Experience successfully managing an on-site team
• Travel to designated markets as needed
• Willingness to learn new software or cloud-based programs that improve operational efficiencies
• An interest in assisting in portfolio-wide initiatives outside of the assigned portfolio

SUMMARY
Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities and overall curb appeal and provides support to the service team members
JOB DESCRIPTION
Essential Responsibilities:
1. Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
2. Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
3. Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process.
4. Changes all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards.
5. Distributes notices and communications to residents as necessary.
6. Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
7. Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
8. Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
Required Licenses or Certifications:
* Incumbents must have valid driver's license to operate a golf cart on property.
Physical Demands:
* Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Essential Responsibilities:
1. Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
2. Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
3. Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process.
4. Changes all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards.
5. Distributes notices and communications to residents as necessary.
6. Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
7. Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
8. Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
Required Licenses or Certifications:

JOB DESCRIPTION
* Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
* Oversees and completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
* Develops standards for the cleanliness and overall appearance of the community's grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Greystar standards.
* Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
* Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
* Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
* Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
* Assists Community Manager in developing the budget for regular repair and maintenance and capital projects.
* Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
* Conducts regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance.
* Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.

BASIC KNOWLEDGE & QUALIFICATIONS:
* High school diploma, GED, or related experience and training.

ESSENTIAL FUNCTIONS

1. Respond to resident/management requests and work orders.
a. Use work orders and schedules to establish priorities. Determine with the Lead Maintenance Technician requests or emergencies that should be top priority.
b. Repair/replace appliances (i.e. garbage disposal, refrigerators, stoves, dishwashers, etc.).
c. Repair/replace plumbing (i.e. water lines, water pressure, water fixtures, faucets, drain lines, boiler temperatures, water closets, etc.).
d. Repair/replace air conditioning/heating/electrical (i.e. fans thermostats, condensers, fuses, capillary, evaporator coils, Freon pressures and leaks, plugs/outlets, etc.).
e. Repair/replace any apartment material/maintenance requests within scope of management responsibility (i.e. carpet repairs, window(s) treatment, paint, touch-ups, replace missing tiles, adjust cabinet doors/drawers, replace hardware, replace light bulb/fixtures, vent fans, replace/re-key locks, etc.).
2. Identify and correct hazardous property conditions that could place the property in a liable position.
a. Follow mold policy/procedures as set forth by the company.
b. Tour property daily to look for any property deficiency that will include, but not limited to roofing problems, transformer problems, loose guardrails/fences, loose gutters, broken windows, fallen fixtures, slippery areas, mechanical gates, cracked sidewalks, foundation problems, water/air conditioning leaks, landscaping hazards, broken glass, burned out lighting/bulbs, etc., and report to Lead Maintenance Technician, Community Manager and/or Regional Supervisor. Repair hazards. Also secure storage/pool areas, check timers and listen for electrical shorts and malfunctioning motors.
c. Periodically complete written property safety audits.
3. Performing preventative maintenance on equipment and units.
a. Replace air filters, cleaning and lubricating machinery/equipment, etc.
b. Complete interior preventative maintenance checklist for all apartments as directed by the Lead Maintenance Technician or Community Manager.
4. Prepare vacant apartment units for move-in.
a. Review the make ready board and take direction from Community Manager and/or Lead Maintenance Technician to determine action to be taken on apartment homes.
b. Make all repairs/replacements necessary for apartment homes to be occupied as outlined on the make-ready checklist.
c. Apply touch-up and full-paints as needed to interior and exterior of apartment homes.
d. Clean out all trash from apartment homes before, during and after make ready activity.
e. Assist in daily preparation of show units and model apartments to ensure positive presentation.
OTHER ASPECTS OF JOB
1. Check gates to pool area for property operation and ensure the gates are always locked.
2. Responsible for overall organization and cleanliness of work areas and maintenance shops.
3. Must have flexibility to work at other properties, as required by management team.
4. Function as a member of the Property Emergency Team to assist with hazardous weather problems, fires, floods, freezes, etc.
5. Follow the Company's confidentiality policy and ensure that the operations, activities and business affairs of the Company and clients are kept confidential. You are expected to respect and maintain the confidentiality of medical information of other employees.
6. Adhere to the highest legal and ethical standards/practices.
7. Qualifications
REQUIRED EDUCATION AND TRAINING
DEGREES AND DIPLOMAS
High school diploma or equivalent.
Two (2) years of multi-family experience or equivalent combination of education, training and experience that demonstrates the ability to perform the duties of this position.
TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPS
HVAC/Freon Recovery certification or ability to become certified within the first 6 months of employment.
Training in household repairs, plumbing and mold detection/resolution preferred.
Certified Apartment Maintenance Technician (CAMT) preferred.
Must have certifications/permits required by city or state to perform job responsibilities (i.e. pool operations).

Power washing as preventative maintenance.
Trash removal from vacant units.
Assist Housekeeper with cleaning office, grounds, common areas and vacant apartments
EXPERIENCE OR SPECIALIZED KNOWLEDGE
