The Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are in good working order. Handles service requests for repairs and improvements of vacant apartments to a market-ready status.
DUTIES/RESPONSIBILITIES
Receives maintenance requests, prioritizes work orders, and handles each most efficiently, as directed by the Property Manager and Maintenance Supervisor.
Examines and diagnoses problems with heating, ventilation, and air conditioning units for property facilities. Determines the best method to repair or replace all or part of the unit. Makes repairs and/or replacements according to standard. Performs preventative maintenance on HVAC units by replacing filters, cleaning coils, etc.
Check all appliances, sinks, faucets, commodes, drapes, blinds, etc.
Performs minor to moderate-level plumbing repairs, replacements, and/or installations, including repairing leaks and removing clogs in sinks and toilets.
Change air conditioning filters at least once every three months.
Performs minor electrical repairs and replacements of light fixtures and related items.
Repairs locks and other miscellaneous items.
May perform painting projects ranging from a complete interior painting of property units to minor touch-ups and repair of walls and woodwork.
May perform “make ready” projects to prepare vacant units available for prospective tenants.
Review condition of floors, walls, carpet, linoleum, tile, etc. Make necessary repairs to above.
Responds to resident service requests and concerns in a timely manner.
Delivers various communications to residents as needed. Leave a completed work order or a note in all apartments.
Clean up any debris that is caused by maintenance work. Do not use personal items belonging to the resident for clean-up.
Record time spent in each unit on the work order.
Inform Property Manager of any repair work needing an outside contractor or replacement of significant appliances necessary.
Perform any necessary maintenance in the leasing office, clubroom, models, pools, the exterior of the property, etc.
Pick up trash, water grounds, and flower beds from the grounds daily. Empty pool area trash cans.
Sweep leasing office front porch and parking area.
Sweep and clean around the breezeways, dumpster area maintenance, boiler, and supply rooms.
Clean pool(s) and maintain correct chemical levels. Sweep pool areas and arrange pool furniture.
Inventory pool and ground supplies, inform Maintenance Supervisor when running low.
Be alert to physical problems seen in the course of work and notify the Property Manager at once.
Maintain adequate inventory of supplies.
Request Property Manager and Maintenance Supervisor to purchase supplies as needed.
Work/coordinate with vendors, when necessary, on special maintenance projects.
Distribute door-to-door newsletters and residents' notices.
Operates a motor vehicle to transport tools and materials between work sites.
Works irregular hours (evenings, weekends), including on-call and overtime hours, as required.
Performs on-call, fire watch, or other after-hour efforts as required.
Adheres to safety and hazard communications programs, policies, and procedures and maintains a safe work environment.
Assists the Maintenance Supervisor on special maintenance projects, i.e., preventive maintenance of building components and mechanicals.
Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of the Company.
Attends and participates in technical training programs to maintain and enhance knowledge and skills.
Performs other related duties as assigned to meet the needs of the business.
Professionally represents the Company on or off the property at all times.
Assists other staff members as needed.
Be alert to physical problems seen in work and notify the Property Manager.
Maintains open communication with the Maintenance Supervisor and other staff.
Wear company ID at all times.
Always represents the company in a professional manner.
Ensures safe work practices are being followed.
Always displays a friendly and courteous attitude with other employees, maintains and promotes a good attitude. Never confront a supervisor or other employee in front of residents.
SKILLS/ABILITIES
Familiar with federal, state, and jurisdictional laws and regulations concerning multi-family housing and Fair Housing.
Associate degree in a related technical or mechanical field preferred. Military training is a plus.
Maybe required to provide own (industry-specific) tools.
Bilingual - Spanish is a plus.
Commercial maintenance experience with plumbing, electrical, and janitorial strongly preferred.
Thorough knowledge of heating and air conditioning unit maintenance, troubleshooting, and repair.
General knowledge of the repair and maintenance of appliances, lighting fixtures, and plumbing.
Knowledge and skills to operate standard and specialized tools for repairs and maintenance.
Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards.
Skill and ability to clearly and concisely communicate verbally and in writing with professionalism when interacting with tenants and property management.
Knowledge and skills to organize, prioritize, and meet deadlines.
Customer service and problem-solving skills.
Computer/technical skills to operate mobile computing or communications devices.
EDUCATION AND EXPERIENCE
High school diploma/GED and one to three years of experience in facility maintenance and mechanical repair required.
EPA Type II or Universal and/or Pool Certification (CPO) preferred.
Certificate for Apartment Maintenance Technicians (CAMT) preferred.

SUMMARY
The Resident Services Coordinator is responsible for providing effective customer service to all prospective tenants, current tenants and property staff by utilizing in-depth knowledge of the property and its functions. This position is also responsible for assisting property staff with the planning and implementation of resident activities and promoting a quality living experience for all residents.
JOB DESCRIPTION
* Coordinates all resident functions and activities including orienting residents to the property, as well as assists with utility set-up and deliverance of packages and package claim reminders.
* Develops and publishes property newsletter, which includes planned events, resident services, and advertisements.
* Handles resident issues, including neighbor disputes, maintenance repairs, and resident requests. Prepares incident reports pertaining specifically to resident issues, in accordance with Company standards.

SUMMARY
The role provides leadership and supervision of day-to-day housing assignments processes, computer-based programs associated with housing assignments and works in conjunction with the University's Business Office to manage resident financial accounts. The role is also responsible for ensuring the residential communities (internally and externally) meet Greystar's standards for cleanliness, appearance, safety, and overall functionality for the health, well-being, and success of residential students.
JOB DESCRIPTION
• Oversee the department's day-to-day operations, ensuring efficient systems are in place to meet professional standards for timely and sensitive response to students', families', and community members' questions, concerns, and requests for information regarding policies, housing assignments, facilities, student conflicts and general assistance.
• Oversee the efficient and effective coordination of university-wide residential community openings and closings to include collaboration with offices on early arrivals and needed housing during breaks and for summer conferences.
• Oversee all housing processes which encompasses access control, room changes, cancellations, early arrivals, contract extensions, room condition reports, health and safety inspections, and departmental billing, ensuring detailed maintenance of records and data entry as well as developing policies for all processes.
• Ensure the effective oversight and completion of work orders generated from resident requests for service, as well as preventative maintenance on the property.
• Oversee and manage all aspects of room and building turnover processes including, but not limited to, scheduling all vendors, ensuring vendors are following contract expectations, inspecting all units and bedrooms to ensure buildings are ready prior to occupancy.
• Oversee, implement, and market vendor services, and vendor contracts in consultation with the Regional Property Manager.
• Support the Regional Property Manager in long-range planning for residential facilities maintenance and renovations and in coordinating programs and campaigns, such as pest control, cleaning, sustainability, and other projects related to housing facilities operations.
• Advise students and family members in decision-making and provide resource referrals to help support student success and well-being. Provide care for students through addressing and responding to students' physical or emotional health concerns, personal matters, and housing concerns.
• Assist with coordination and support of maintaining operations during emergencies and crisis situations while prioritizing the safety and well-being of residents and staff.
• Serves as the liaison with the University's Comptroller, Bursar, food service offices to ensure all required housing and meal plan fees are property and timely assessed to the University's SIS system and Greystar's PMS. Is the primary position charged with operations and data integrity of University's SIS housing module and Company's PMS.
• In collaboration with Leasing, prepares resident move-in accounting documents to enable smooth check-in process. Evaluates residents' University financial aid award documentation to determine the financial aid available for housing and meal plan fees and establishes payments plans, in accordance with current University practices for tuition payment plans.
• Organize and coordinate resident Accounts Receivable management functions to maximize revenue, including but not limited to fee collections, prompt and accurate posting/receipting of fee collection to SIS and RMS systems, late fee assessment, management of the delinquency notification and forcible detainer processes per the property code and company policy.
• Processes resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, if applicable, and processing the disposition in accordance with established procedures and legal requirements.
• Serve as on-call professional staff on a rotating basis during weekend and evening hours to respond to residential emergencies dealing with student behavior, mental health emergencies, and other situations that require an immediate response. Submit Pro Staff On-Call report after every duty night to ensure all Pro Staff members are aware of any ongoing incidents or concerns.
• Respond to emergencies after hours, make decisions about room moves, removals, maintenance concerns (will call in vendors, if needed).

This position is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
JOB DESCRIPTION
Essential Responsibilities:
• Performs all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
• Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.
• Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community's established policies related to concessions, specials, and other programs to boost occupancy.
• Designs and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketing plans, drives, and special programs.
• Uses the on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
• Ensures that the community and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
• Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
• Executes and performs activities in support of the community's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
• Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Required Licenses or Certifications:
• Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
• Incumbents must have valid driver's license to operate a golf cart on property.
Physical Demands:
Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.

SUMMARY
The Resident Services Coordinator is responsible for providing effective customer service to all prospective tenants, current tenants and property staff by utilizing in-depth knowledge of the property and its functions. SUMMARY
This role manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals, and ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.
JOB DESCRIPTION
This is an on-site position based in Cincinnati, OH
• Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
• Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
• Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
• Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund.
• Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.
• Establishes relationships with the appropriate housing and student affairs officials and others affiliated with the academic institution(s), by staying informed about policies that may impact the community and residents, developing policies and guidelines for residents, communicating regularly with university representatives, and ensuring the community's compliance with pertinent regulations.
• Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property's occupancy and revenue goals.
• Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the property's maintenance team members comply with the Company's standards with respect to responding and completing resident service requests.
• Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
• Supervises property staff by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
• Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property's performance, and responding to owner requests as needed.
Physical Demands:
Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.
Additional Compensation:
