Job Description
The Maintenance Supervisor reports to the Property Manager. Primary responsibilities include working with the maintenance team to ensure the repair and maintenance of property facilities and apartment units; prompt and courteous responses to service requests; keeps an adequate supply of market-ready apartments-units to meet leasing demands. Oversees general property appearance to meet or exceed standards.
DUTIES/RESPONSIBILITIES
Assists in preparing market-ready apartments to include, painting, carpet, flooring, general repairs, housekeeping, etc.
Efficiently and effectively schedules subordinates, assuring that work orders and make-ready units are completed properly and in a timely manner and on schedule.
Oversees working with vendors/contractors to ensure assigned work is completed accordingly.
Informs Property Manager of any repair work needing an outside contractor or replacement of significant appliances necessary.
Monitors and maintains the property preventative maintenance schedule and the upkeep of all mechanical equipment on the property, including, but not limited to, water heaters, pool pumps, HVAC units, etc.
Performs various preventative maintenance functions and records findings in the appropriate Maintenance Log. Cleans boilers, if applicable, two times per year.
Completes regular move-in unit inspections; checks all appliances, sinks, faucets, commodes, blinds, etc.
Responds to resident service requests, prioritizes, and assigns to designated maintenance staff.
Ensures that all maintenance work order paperwork is completed; leaves a copy in all apartments entered, cleans up debris caused by maintenance work, does not use any personal items belonging to the resident for clean-up, records time spent in a unit on the work order, and communicates with Leasing Office staff work order status/completion.
Performs on-call emergency work order service requests based on business necessity, communicates with Property Manager number of hours worked on-call for after-hour efforts as required.
Communicate with the Property Manager all aspects of on-call service request requirements. It is the overall responsibility of the Maintenance Supervisor to oversee and delegate to the qualified maintenance team the on-call schedule.
Has knowledge of maintenance functions such as plumbing, pool, HVAC, basic electric, general carpentry skills, painting, and snow removal (where applicable).
Works with maintenance staff and landscaping vendor to maintain grounds and common areas and keep them free of trash and debris.
Ensures trash/dumpster or roll-off rental areas are clean, picked up, and maintained.
Keep accurate inventory of all maintenance and cleaning supplies and reorder as needed from approved vendors.
Keep a record of all chemicals and their antidotes in a prominent place.
Possess working knowledge of OSHA and safety rules and regulations pertaining to property management and abide by same.
Assist Property Manager as directed, including to but not limited to, annual inspections, check-ins, and check-outs, checking of grounds, and common areas.
Possess knowledge of water and gas meter cut-offs, all apartment fixture cut-offs, sewer clean-outs, and posting a visible map of the same.
Ensures storage area entrances are locked and have adequate lighting.
Performs regular inspections of all units, buildings, common areas, and see that repair, landscaping, clean-up are done, and all outside lights in hallways and common areas are replaced.
Responsible for overseeing frequent light checks, required to fix/repair/replace light bulbs for proper functional lighting.
Change air-conditioning filters at least once every three months.
Always represents the company professionally.
Ensures all maintenance staff is following safe work practices.
Ensures that maintenance staff performs to company standards and handles service requests timely.
Wears company uniform daily to always include required ID.
Maintains open communication with the Property Manager and other staff.
Assists with hiring, training, and developing assigned staff, including painters and/or landscaping staff.
Always displays a friendly and courteous attitude with other employees, maintains and promotes a good attitude. Never confronts a supervisor or other employee in front of residents.
SKILLS/ABILITIES
HVAC (preferred).
Supervisory experience preferred knowledge, skills, and abilities.
Familiar with federal, state, and jurisdictional laws and regulations concerning multi-family housing and Fair Housing.
Bilingual - Spanish is a plus.
Knowledge and skills to operate standard and specialized tools for repairs and maintenance. Maybe required to provide own (industry-specific) tools.
Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards.
Supervisory and leadership skills to delegate and guide the work activities of others.
Attention to detail and problem-solving skills.
Basic computer/technical skills to operate mobile computing or communications devices.
Skill and ability to communicate verbally clearly and concisely and in writing, apply critical thinking and problem-solving skills.
Ability to maintain confidentiality and appropriate discretion. Possess a take-charge personality with the ability to handle multiple priorities and meet deadlines.
EDUCATION AND EXPERIENCE
High school diploma/GED and three to five years of experience in facility maintenance and mechanical repair required, or an equivalent combination of experience and education.
EPA Type lII or Universal license and Certified Pool Operator (CPO) is required.
Trade school and military training are a plus.
Trade skills include plumbing, electrical, drywall, painting, cabinetry, carpeting, pools, and appliance repair.
Must work flexibly and be on-call for emergencies on weekends, evenings, and holidays.

Functional Purpose

Qualifications/Requirements

Similarly negotiates resolutions of the amount of Medicare or other liens attached to tort claim recoveries and the amount of insurance coverage available to the Postal Service.
4. Manages a large (200+ a year) tort claim caseload; processing claims within statutory deadlines and according to individual performance goals. Handles larger collection matters for damages caused to Postal property and vehicles forwarded to the National Tort Center by Operations or Finance.
5. Writing or drafting correspondence with Postal District Managers, claimants and their attorneys; comprehensive claim summaries for postal attorneys; medical chronologies based on the review and interpretation of complex medical records, reports, diagnostics and medical billings; interrogatory and request for production responses; Freedom of Information Act responses; demand letters; settlement agreements; and other work product as required.
6. Prepares and certifies Postal discovery responses and various pleadings in connection with tort litigation, and provide other assistance as requested by Postal attorneys and the Chief Counsel.
7. Provides advice to Tort Claim Coordinators (TCCs) and other local postal officials with regard to the FTCA, tort liability issues under state laws, the value of lesser claims handled directly by the TCCs, and other related matters.
8. Responds to requests for information and/or subpoenas pursuant to the Freedom of Information Act (FOIA) and/or Touhy regulations ensuring compliance with applicable deadlines, statutory exemptions and reporting requirements.
REQUIREMENTS
1. Ability to conduct legal research utilizing standard legal research materials, including statutory and regulatory materials, policy handbooks and manuals, and legal research databases such as LEXIS and Westlaw.
2. Ability to research, interpret, and apply state and federal case law, statutes and regulations sufficient to assess personal injury and/or property damage claims filed pursuant to the Federal Tort Claims Act.

What You'll Do
Social Media Management
• Develop, manage, and execute social media strategies across Instagram, Facebook, LinkedIn, and X that align with brand and sales objectives
• Plan, schedule, and publish consistent, high-quality content that drives engagement and brand awareness
• Monitor performance metrics, engagement, and trends to optimize content and grow audience reach
• Collaborate with Marketing and Sales to support launches, events, and campaigns
• Maintain brand voice, tone, and visual consistency across all platforms
Content Creation
• Develop and execute creative concepts for visual content (photo and video) showcasing luxury properties
• Capture high-quality photos and videos with a strong eye for composition and detail
• Utilize AI content-generation tools to enhance efficiency and creativity
• Edit photos and videos using Adobe Creative Suite (Photoshop, Premiere Pro) and/or DaVinci Resolve
• Take projects from concept to final delivery, meeting deadlines with polished results
Computer Skills Required

Compensation & Benefits
Salary ranges for this position vary by experience and role, typically starting from $60,000 and scaling based on qualifications up to $70,000. Currently, we are seeking a Building Engineer to join the Foundry Commercial team in Dallas, Texas.
The Building Engineer is responsible for performing or directing the performance of all service maintenance requests for a specific property. This position will work Monday through Friday from 7:30am to 4:30pm.
Essential Job Functions:
Perform general preventative maintenance and corrective repair of buildings, systems, equipment and grounds.
Assist in monitoring building system operations and performance.
Perform plumbing, electrical, Electrical, HVAC repairs.
Understand all applicable client goals and objectives as well as management agreement requirements, ensuring the team delivers those requirements.
Perform all necessary mechanical maintenance and operational procedures to ensure maximum life and reliability to all mechanical systems.
Responsible for general maintenance and operational duties, which include performance testing, maintenance, adjustment and care of the following:
HVAC equipment including Chillers, Pumps, Fan Powered Box troubleshooting and repairs.
HVAC control systems: knowledge of DDC (direct digital controls).
Plumbing systems including Commercial.
Electrical systems: Resetting breakers, testing circuits, troubleshooting electrical issues.
Perform troubleshooting and maintenance of commercial kitchen equipment preferred.
Lighting systems and lighting retrofits.
General building systems.
Knowledge of CMMS (Computerized Maintenance Management Software-IMPAK).
Knowledge of sprinkler systems, dry systems, fire panels, and fire pumps.
Assist in capital project planning.
Education and Experience Requested:
HS Diploma with minimum 5+ years of experience in commercial building maintenance and repair required.
Knowledge of Building Automation Systems (BAS) and preventative maintenance.
Ability to troubleshoot and repair a variety of building systems.
HVAC technical training and EPA refrigeration licenses highly preferred.

About the Role
The Senior Payroll Specialist will oversee and execute payroll functions for a multi-state real estate organization, ensuring timely and accurate compensation for approximately 500 employees. This role demands expertise in payroll processing, compliance with federal and state regulations, and proficiency in Workday to manage payroll operations efficiently.
What You Will Do
Payroll Processing & Compliance:
Administer bi-weekly payroll for salaried and hourly employees across five states.
Ensure adherence to federal, state, and local tax laws, including garnishments and wage deductions.
Maintain compliance with Fair Labor Standards Act (FLSA) and other relevant regulations.
Workday System Management:
Utilize Workday Payroll, Absence Management, and Time Tracking modules for payroll processing.
Configure and maintain payroll-related settings within Workday.
Generate and analyze payroll reports to ensure data integrity and accuracy.
Reconciliation & Reporting:
Reconcile payroll accounts and resolve discrepancies promptly.
Prepare and present payroll summaries and variance analyses to HR and finance teams.

Employee Support & Training:
Serve as the primary point of contact for payroll-related inquiries from employees and management.

ABOUT YOU
