Overview
The Data Center Senior Project Manager will oversee all aspects of the project and is responsible for managing the project costs, field labor, and subcontractors, while also ensuring a safe on-time completion that is under budget.
Responsibilities
Specific responsibilities include:
• Maintain a safe and secure work environment through active participation in site planning with job hazard analysis reviews and approvals, on-site tool box talks, and conducting site walks with the project team. Responsible for execution of the project throughout its life cycle.
• Ensure compliance with state, local, and federal legal requirements.
• Responsible for conducting and documenting operational project meetings (Hand-Off Meeting, Kick-Off Meeting, etc.) with appropriate parties in a timely manner.
• Negotiate and prepare vendor and subcontractor agreements in alignment with project estimates.
• Evaluate submittals to ensure they reflect the contract drawings, specifications.
• Coordinate quality assurance and quality control with appropriate personnel to meet company and project requirements.
• Responsible for managing the coordination of project's scope through the Building Information Management Department with assistance from the appropriate quality control personnel and project supervision.
• Perform the financial set up of the project including equipment, labor, materials, other direct job costs, and subcontracts for leadership approval.

• Manage the project's Accounts Receivables by developing the pay applications schedule of value to ensure timely and accurate billings and collection of our payments to maintain a positive cash position.
• Manage the project's Accounts Payables by working with the Accounting and Legal Departments to ensure that subcontractors and vendors are paid in a timely fashion and all risks associated with payments are mitigated.
• Responsible for obtaining and coordinating appropriate lien waivers, state notifications, tax documentation, and permits for the project.
• Responsible for ensuring the project's budget and scope are always aligned through the change management process.

Phillips Tank & Structure (PTS) is no ordinary tank construction company. We specialize in the complex and fast-paced environment of tank repair on a nationwide scale. No two tanks are alike, so when they need repair, they often pose unique or complicated technical issues. Our experienced engineering staff are well-versed in API 650, API 653, AWWA D100, AWWA D103, API 12D, and other tank specifications.
We build and repair welded above-ground storage tanks (ASTs), bolted tanks, and related structures. We also inspect, install, and repair tank systems such as aluminum geodesic dome covers, aluminum internal floating roofs (IFRs), IFR mechanical shoe seals, liquid level gauges, fire protection systems, silo support structures, industrial storage tanks, and heating and insulation systems.

Day to Day Duties:
Performing arc and torch cutting and gouging.
Using generators, compressors, tuggers, blowers, grinders, and other power and air tools.
Welding plate with 7018, 7024 and 6010 stick (SMAW), flux core (FCAW), and submerged arc automatic machines (3 o'clock and “goat”/tractor).
Using come-alongs, hydraulic jacks, hoists, air bags, winches, and other lifting equipment.
Using tank shell buggies, tank scaffolding, tank ladders, and other specialty equipment.
Performing vacuum box tests, oil tests, dye penetrant tests, and other non-destructive quality examinations.
Using gas monitors, fresh air kits, respirators, emergency rescue kits, and other safety equipment.
Operating forklifts, man lifts, boom lifts, and other large lifting equipment.
Knowledge of crane operations (including rigging and signaling)
Reading detailed erection and fabrication drawings.
Planning the sequence and methods of fitting up, welding, repairing, and constructing tanks.
Completing job safety analysis, safety audits, site-specific training, and other safety training.
Follow directions and work professionally with other crew members.
Other duties as assigned.

The Area Superintendent's responsibility includes managing the overall day-to-day supervision of field related construction activities for the project. Responsibilities include: implementation and enforcement of safety policies, directing craft personnel and subcontractors; scheduling and sequencing the day to day activities of work; overseeing individual projects to assure compliance with the scope and quality as established by the contract documents; proactively anticipating and solving problems that could delay construction; promoting and instilling BLHI's values into the workforce; managing the permit and inspection process, physically inspecting projects to monitor progress and compliance with project standards; maintaining QC/QA files and updating as-built drawings; and assist in regularly scheduled progress meetings
Job Duties & Responsibilities:
* Ensuring that all projects are performed in accordance with contractual and quality standards and up to code
* Scheduling and directing the daily activities of work and taking necessary action to assure that the project objectives of cleanliness, safety, price, schedule, quality and process are met
* Development, procurement, and enforcement of safety policies and procedures
* Maintaining daily paperwork such as timecards, field reports, schedule updates and E-mail correspondence to keep the various people involved with the project informed of important issues
* Implementing incremental project schedules that make sure upcoming events are on track and are being proactively attended to
* Promoting and maintaining a culture that supports our corporate principles
* Conducting and/or attending pre-construction, progress and other project and staff meetings
* Monitor staffing needs, evaluate performance, and address employee relation issues as warranted for field staff
Requirements:
* Must be able to manage employees and have strong leadership skills
* Must have experience in general contracting (concrete, steel erection, light gage metal framing, interior & exterior finishes, and display advanced MEPF systems)
* Must have thorough knowledge of OSHA's requirements for construction safety and have attended an OSHA 10 hour certification in the last five years
* Must be able to read and decipher construction documents
* Must be able to identify quality workmanship as it relates to building codes, industry standards, and contract documents
* Must be able to produce, maintain, and direct the project schedule
Qualifications and Experience:
* 5 years' experience as a project superintendent with 15 years of total construction experience
* Experience in construction management, commercial/hospitality, buildings and infrastructure
* Experience managing project budgets, developing and maintaining schedules, and owner relationships
* Excellent organizational, interpersonal and communication skills
* Must be open to relocation
