Toll Brothers, America's leading luxury home builder, seeks an Assistant Construction Manager Intern for one of our new home communities located in Grapevine, Texas.
In this role, the Assistant Construction Manager Intern will assist in the supervision of all on-site construction, including the scheduling of sub-contractors on the job, resolving day-to-day problems on the job site, and inspecting all work during construction to ensure compliance with plans and specifications. Some construction experience is required.
Other responsibilities of the intern may include obtaining all permits necessary to construct houses, ordering all materials required to construct houses, and working with the Assistant Construction Manager, Construction Manager, and Project Manager to set up and monitor the construction schedule.
This position will be on-site 5 days per week.

Qualifications

What is the opportunity?
This position will be on-site 5 days per week.
Sales Assistants serve an important role on the Toll Brothers sales team as they work together to achieve all community team goals. This includes delivering a luxury customer experience and satisfaction from their first visit through move-in, serve as a point of contact for customers and provide administrative support to the sales team. What are the primary responsibilities?

* Responsible for stocking homeowner Tiffany closing gifts, model supplies, etc. for assigned community
* Any other duties as assigned

* Demonstrate model home and present community/floorplan features to customers (not discussing pricing where licensing is a requirement)

* Support the weekly communication processes with post-sale customers when appropriate
* Provide customers with relevant weekly updates on the status of their build including sending photos of the home under construction when appropriate

Operate heavy equipment (e.g., line trucks, pullers, tensioners, cranes) under strict safety procedures
Interpret transmission plans, job specifications, work orders, and engineered drawings

Job Summary
The Mechanical Superintendent plays a critical leadership role within our mechanical-focused construction team, overseeing all aspects of installation on commercial, industrial, and institutional projects. A strong foundation in technical knowledge, field coordination, and construction sequencing is essential. In addition to mechanical expertise, this role is responsible for enforcing all Safety and Quality Assurance/Quality Control (QA/QC) activities to ensure that all installations meet or exceed company standards, regulatory requirements, and client expectations.
Position Responsibilities

Supervise and coordinate daily workload operations across multiple active job sites
Conduct daily Job Hazard Briefs and ensure all work is performed in compliance with OSHA standards, NFPA and company safety protocols
Interpret construction drawings and specifications to plan, layout, and coordinate installations
Enforce and implement project-specific QA/QC procedures, including inspections, testing, and documentation
Collaborate with project managers, engineers, general contractors, vendors and subcontractors to align work schedules, resolve conflicts, and maintain workflow
Forecast manpower needs and coordinate crew assignments based on project timelines and resource availability
Perform material take-off s, schedule material deliveries, verify accuracy of received materials, and ensure proper storage and use on site
Identify installation issues early and work with field staff and design teams to develop corrective action plans
Participate in pre-construction meetings, progress meetings, and safety reviews as required
Track and report daily progress, labor hours, per diem, equipment usage, and jobsite conditions to the project management team
Ensure compliance with all local codes, NFPA, OSHA and inspection requirements
Maintain a clean, organized, and safe jobsite at all times
Provide on-site training and mentorship for apprentices and junior staff
Handle employee performance concerns in coordination with HR and project management
Facilitate project closeout duties, system commissioning, and customer training
Support continuous improvement efforts by suggesting process enhancements, tool upgrades, or efficiency improvements
Able to operate and/or train employees in the use of heavy equipment including but not limited to: forklifts, telehandlers, and aerial lifts
Preferred Qualifications:
10+ years of solid hands-on experience as a Field Superintendent

OSHA 30 minimum certification

About this Role
NorthStar Energy Solutions is seeking a dedicated Gas Utilities Trainer to join our team in the Dallas-Fort Worth (DFW) area. The ideal candidate will have a strong background in gas utility operations and be passionate about educating and developing field personnel. What You'll Do
* Lead technical training sessions for gas distribution crews with a focus on excavation safety, hand digging procedures, and best practices in gas utility operations

Proposal Development

Ensure timely, contract compliant delivery of technical data packages; coordinate design completion dates with engineering and assist project managers with delivery.
Construction
Provide technical leadership and training across Mechanical, Electrical, and Plumbing (MEP) construction disciplines.
Participate in construction kick-off meetings and support the project manager in managing design changes and deviations.
Recommend process improvements to boost efficiency and reduce costs.
Oversee project planning documents including coordinating procurement of mechanical equipment and technical materials, delivery scheduling, and assisting with technical knowledge, logistics and cost management.

Project Close Out
Oversees the translation of project “red-line” drawings to as-built construction documents

Preferred Qualifications:

WORK CONDITIONS:
Work is performed most frequently outdoors in weather conditions that vary from sub-zero to heat above 90 degrees, in wet and dry conditions and in rural areas. Employee may perform duties around energized and de-energized electric lines and equipment and moving mechanical parts. Work may be performed in confined spaces. Some exposure to odors, gases, dust and dirt may occur. The noise level in the work environment may range from moderate to loud.
Work is heavy and requires exertion of up to 100 pounds of force occasionally and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects. Lifting and carrying of 10 to 50 pounds frequently is required. Reaching and lifting overhead is frequent. Job requires standing, crawling, climbing, bending, twisting, pushing, pulling and reaching a majority of the time. Performs work on poles at heights of up to 75 feet, normally in awkward positions. May spend long periods of time driving and/or riding in line construction vehicles to reach remote areas of the service territory.

Land Analyst Responsibilities:
Perform a lead role in the financial analysis inherent to quarterly and annual Division Business Plans, summarizing actual and projected financial performance for the Division and each Division asset
Prepare gross revenues, profit margins, sources and uses of funds, and related distribution projections, cash flow forecasts, break-even analysis, cost-basis and cost-of-sales analysis, return-on-assets, and internal rate of return.
Assist in financial feasibility analysis for each of the Division's acquisition opportunities.
Prepare underwriting proformas and related financial documentation for each asset acquired by Division.
Perform asset sales pricing analysis (e.g., residual value analysis) and formulate/analyze financial deal points for each of the Division's disposition opportunities.

The Financial Analyst intern role is focused on supporting a project in accounting and finance related functions. Each project at Kiewit is run like a small business, with the Financial Analyst concentrated on critical tasks such as cost control, payroll, accounts payable/receivable, human capital management, and compliance. This position will become skilled executing processes and utilizing tools related to different types of cost and revenue components such as labor, construction equipment, materials, and subcontracts. The Business Specialist will be an integral part of the month end close out process, and assist with preparing a financial reporting package for project management.

Responsibilities
* Recognizes the importance of being a team player by adapting to project needs and helping in other areas as needed
* Fosters relationships with the Operations team and shows a willingness to learn about the work
* Understands the payroll and HR process workflow, and masters the systems used to properly hire, transfer, terminate, and pay all employees
* Comprehends how goods are purchased, invoices are received and paid, and maintains purchasing workflow internal controls
* Demonstrates understanding of the accounts payable process workflow and is able troubleshoot payment or vendor issues
* Understands intercompany and client billing process workflow, importance of timely and accurate billing documentation, and the effects of timeliness on cash management
* Ensures that all cost and cost adjustments are reviewed for accuracy to meet company standards and accounting rules
* Reviews costs, quantity claiming, budget structure and exception reports and makes appropriate corrections to ensure accurate reporting for management
* Identifies, adjusts, and reviews forecast and budget issues with the cost report to confirm proper recognition of cost and revenue
* Displays first-rate customer service skills - maintains a positive attitude and always willing to offer a helping hand to other team members
* Maintains highly organized work environment, understands importance of time management, and communicates in a clear, concise and effective manner
* Follows the Corporate Compliance Program and works in conjunction with the compliance department to implement all EEO and labor laws at the project level
Qualifications
* 0 - 2 years of financial/data analysis experience
* Bachelor's degree in Accounting, Finance, Economics, Statistics, Business Management, and/or equivalent degree
* Minimum GPA of 3.0 or above
* Ability to relocate anywhere in the country
* Working knowledge of Microsoft Excel, Word and Outlook
* Travel and/or relocation may be required for this position (up to 50%)
* Experience working with Pivot Tables, V-Look Ups, and other key excel functions is preferred
* Effective communication (both oral and written), organization and interpersonal skills.
* Good attention to detail with the ability to recognize discrepancies
* Positive attitude, eagerness to learn, and passionate for continuous improvement
* Must be able to freely access all parts of a construction site in wide-ranging climates and environments
* Ability to work independently, as well as part of a team.
* Ability to work in the United States without sponsorship, both now and in the future
* Must have a valid Driver's License
* Previous internship experience is preferred.
