$58,000 - $62,000 annually, plus bonus potential
Schedule:
Monday through Friday, 8:30am - 5:30pm, with occasional evening hours for Board meetings
Skills and Qualifications You Will Need:
Minimum of 1 year of COA or HOA management experience
Strong financial acumen, with the ability to prepare budgets and report on monthly financials
Familiarity with Board meetings, including knowledge of related procedures and decorum
Flexible schedule to accommodate evening Board meetings
Proficient in Microsoft 365 (Outlook, Word, Excel, PowerPoint) and Yardi software

What You Will Do as an Association Manager:
Serve as the primary coordinator, ensuring efforts fully meet and exceed contractual property management obligations.
Assist the Boards in establishing short and long-term goals and with preparation of the annual budget.
Secure bids for Board approval and schedule and oversee contracted services to ensure cost and quality effectiveness.
Evaluate the necessity for significant repairs and/or services, providing recommendations to the Board.
Inspect properties weekly for maintenance or landscaping needs, policy violations, and safety matters.
Prepare violation and enforcement letters at the discretion of the Boards.
Attend all regularly scheduled Board meetings and collaborate with Association committees to coordinate contracted services.

SUMMARY
The Resident Services Coordinator is responsible for providing effective customer service to all prospective tenants, current tenants and property staff by utilizing in-depth knowledge of the property and its functions. This position is also responsible for assisting property staff with the planning and implementation of resident activities and promoting a quality living experience for all residents.

* Coordinates all resident functions and activities including orienting residents to the property, as well as assists with utility set-up and deliverance of packages and package claim reminders.
* Develops and publishes property newsletter, which includes planned events, resident services, and advertisements.
* Handles resident issues, including neighbor disputes, maintenance repairs, and resident requests. Prepares incident reports pertaining specifically to resident issues, in accordance with Company standards.
* Schedules activity center or clubhouse rentals, maintains the contract on any such rental, and collects applicable fees. Ensures guest suites are in rental condition and provides additional amenities to residents, such as movie rentals, books, and games.
* Processes work orders for the maintenance department, ensures they are completed timely and accurately, and contacts the resident to determine if they are satisfied with the work completed. Prepares weekly maintenance report to verify resident requests are being completed.
* Inspects buildings and grounds to ensure safety and cleanliness, and alerts maintenance to items that need to be repaired.
Physical Demands:
* Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
* Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

DRUCKER + FALK
The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make-ready repairs to all vacant units prior to move-in. HVAC certified preferred.
Essential Duties and ResponsibilitiesPerform repairs to make-ready units in a timely manner.Is responsible for 24 hour on-call, as scheduled by the Service Manager, respond to on-call paging. Assist the Service Manager or Housekeeper with their work if necessary.Assist the Grounds personnel with trashing out units if necessary.Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.Inspect property for improvements and repairs and review with the Service Manager.Perform work order requests.Assist the Service Manager with maintenance requests.Ensure that the grounds are free of litter at all times.Operate and perform scheduled maintenance properly on all equipment.Know the location of gas and water meter emergency cut offs, all apartment and fixture cut offs, and sewer clean outs.Paint interior and exterior when required.Assist the Property Manager or other staff members when requested.Perform work orders with “same day completion” in mind.Review work orders with Service Manager on a daily basis.Responsible for adherence to policies outline outlined in Employee handbook.Responsible for keeping the Maintenance shop clean and in order at all times.Be immediately available in the event of snow.Follow the Maintenance General Operating Policies.Maintain a professional appearance in uniform and display a good attitude at all times. Be aware of personal hygiene and cleanliness while on the job.Understand the importance of a good attitude and “team spirit”. Work well with other staff members.Be cooperative in helping at another site when needed and be flexible to transfer to another property if needed. After-hours on call required on a rotating basis.
Must have reliable transportation

Qualifications
• HVAC skills - CFC certification
• CPO certification preferred
• Plumbing, electrical, carpentry skills
• Knowledge of SDS and OSHA
• 608 Refrigerant Certification preferred, but not requires. Will train if necessary.
Working Conditions
-Position may require night/weekend work.
-Required to be on call.
-Duties performed both inside and outside, even in extreme temperatures of below 32 degrees and above 100 degrees.
Education and/or Experience
High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.

The Service Manager/Maintenance Superintendent is responsible for the physical upkeep of the community and is under the direction of the Property Manager. He or she must maintain and operate all mechanical equipment and supervise all maintenance employees. The Service Manager will be responsible for maintaining both properties.
Essential Duties and Responsibilities include the following
Train and be responsible for work performed by all staff members under his or her direction.
Hire and terminate employees in accordance with Drucker + Falk policy and under the direction of the Property Manager.
Counsel (and document) maintenance employees to improve their work and work attitudes.
Establish schedules and assign personnel routine maintenance tasks.
Make certain that the community has maintenance coverage at all times, in case of emergencies or emergency work requests. Able to be on emergency “on call” status to respond to emergency work orders.
Perform all duties with the highest consideration for safety, and train and be responsible for all staff members to do so as well.
Conduct monthly safety meetings with staff and document topics discussed. Emphasize safety with all new employees.
Continually inspect buildings, grounds, and common areas to identify needed preventative maintenance, to ensure that the buildings and common areas are clean, grounds are being properly maintained and to identify current and potential safety hazards.
Maintain a clean, safe, and well-organized shop and equipment storage area in compliance with all OSHA regulations, i.e., maintain Hazard Communication Program, SDS, State and Federal posters and posting OSHA summary forms.
Perform necessary maintenance and repairs in apartments with work orders.
Strive to see that all work orders are completed within 24 hours.
Turn vacant apartments into units ready for occupancy following Drucker + Falk guidelines.
Schedule contractors for maintenance related work. Secure bids and proposals as directed.
Use contract labor whenever it becomes cost effective, following approval by the Property Manager or Regional Property Manager.
Strictly follow established budgetary guidelines.
Follow all Drucker + Falk purchasing directives and procedures.
Maintain operating manuals, warranty records and other materials pertaining to general inventory and parts replacement and availability.
Keep abreast of developments in the field, including new products and new and less expensive ways of making repairs
Always maintain the highest standards of resident relations.
Complete and return Monthly Preventative Maintenance Sheets.
Monitor all O & M Programs (i.e., Asbestos, Lead Based Paint and Mold & Fungi) in place on the community to ensure that all O & M Specialists, Consultants, Contractors and/or employees are notified of the presence of these substances when work to be performed may involve the disturbance of these substances. Ensure that all such work is performed following the established O & M program.
The Maintenance Superintendent is also responsible for maintaining all record keeping and reports relating to these O&M programs to ensure that the property is in full compliance.
Must be accurate in all phases of technical work.
Performs other duties as assigned.

Maintenance Technician
Location:
Sandhurst Apartments - Zanesville, OH
Scheduled Hours:
Monday-Friday, 8:00 AM-4:30 PM, with 24/7 on-call responsibility for after-hours emergencies.
Pay Rate:
$20-$25/hour (based on experience and qualifications), plus commissions, incentives, and a weekly $100 on-call bonus recognizing 24/7 availability.
Make an Impact
As the Maintenance Technician at Sandhurst Apartments, you'll play a key role in keeping our 120-unit community safe, comfortable, and well-maintained. This position carries full responsibility for after-hours emergencies, with a weekly on-call bonus recognizing your commitment and reliability. You'll handle a variety of maintenance tasks that make a direct difference in residents' daily lives.
Perform repairs and upkeep in HVAC, plumbing, appliance repair, electrical, carpentry, lighting, pool maintenance, grounds, and apartment turnovers
Complete resident work orders promptly while maintaining a high standard of quality and professionalism
Troubleshoot and repair HVAC systems, plumbing lines, appliances, and pool equipment
Respond to after-hours emergencies as needed with urgency and care
Maintain common areas, ensuring the property and amenities remain safe, clean, and well-kept
Bring Your Skills

2+ year of experience in multi-family residential maintenance
Hands-on HVAC experience preferred (EPA certification a plus)
Proficient in appliance repair including stoves, refrigerators, and laundry equipment
Knowledge of electrical, carpentry, apartment turnovers, grounds, lighting, and more
Strong communication and customer service skills with a professional attitude
Able to work independently, manage priorities, and maintain high-quality results
Detail-oriented, dependable, and comfortable using smartphones and basic computer tools
Must own basic hand tools
Hold a valid driver's license, reliable vehicle, and auto insurance
Willing to complete a drug and background check if offered the position

Skills and Qualifications You Will Need:
Minimum of 9 months of COA or HOA management experience

Serve as the primary coordinator, ensuring efforts fully meet and exceed contractual property management obligations.
Assist the Boards in establishing short and long-term goals and with preparation of the annual budget.
Secure bids for Board approval and schedule and oversee contracted services to ensure cost and quality effectiveness.
Evaluate the necessity for significant repairs and/or services, providing recommendations to the Board.
Inspect properties weekly for maintenance or landscaping needs, policy violations, and safety matters.
Prepare violation and enforcement letters at the discretion of the Boards.
Attend all regularly scheduled Board meetings and collaborate with Association committees to coordinate contracted services.
