Purpose of Position
The Maintenance Technician is responsible for maintaining the physical integrity and overall functionality of the multi-family property. This role ensures that the community remains a safe, clean, and comfortable environment for residents by collaborating with vendors, performing routine inspections, preventive maintenance, and repairs on building systems, facilities, and equipment. By addressing maintenance needs promptly and proactively, the team member helps preserve the long-term value of the property and contributes to HALX's mission of providing affordable and quality housing for all.
The ideal candidate is proficient in diverse skills to handle various aspects of property upkeep, including, but not limited to, HVAC systems, plumbing, appliance repair, basic mechanical skills, and drywall. They are proactive, creative problem solvers with excellent time management and customer service skills. This position reports to the community lead or relevant supervisor.
Primary Responsibilities
Maintenance & Repairs
Respond promptly to resident maintenance requests, addressing plumbing, HVAC, carpentry, appliance repair, and other general handyman needs.
Conduct routine maintenance tasks to uphold community safety, quality, and appearance, such as repairing leaks, addressing trip hazards, and replacing smoke detectors.
Prepare recently vacated units for new residents by performing repairs, painting, drywall patching, and window/door replacements.
Track, respond to, escalate, and close maintenance tickets efficiently using CRM software, ensuring all issues are resolved to HALX standards.
Maintain effective communication with residents and vendors regarding repairs, timelines, challenges, and expected outcomes.
Preventative Maintenance & Inspections
Perform regular preventive maintenance, including inspecting building systems and tracking mechanical performance to identify and address potential issues proactively.
Conduct routine property inspections, including units, common areas, and grounds, to ensure safety, cleanliness, and compliance with HALX standards.
Implement and follow safety protocols, including OSHA standards and local building codes, to ensure all work complies with regulations.
Vendor Support
Support the coordination of vendor activities for repairs and services beyond personal expertise, ensuring work is completed to HALX quality standards and in compliance with community rules.
Communicate feedback or concerns about vendor performance to the Community Manager and assist with approving vendor invoices and payments.
Ongoing Work
Maintain professional and technical knowledge by completing required training, obtaining necessary certification, attending subject-relevant educational workshops, and reviewing professional publications.
Maintain a well-organized inventory of tools, equipment, and supplies, ensuring readiness for maintenance tasks.
Support the enforcement of community rules to ensure resident safety and well-being.
Foster Housing Alexandria's mission, culture, values, strategic plan, and commitment to diversity, equity, and inclusion.
Perform other duties as directed.
Required Skills and Qualifications
Handyperson, technician, or tradesperson education or experience.
Proficient and general knowledge in plumbing, mechanical skills, HVAC maintenance, and electrical.
Ability to operate property management software for maintenance tracking to update work orders, document repairs, and communicate with the property management team.
Valid driver's license.
Basic tools to complete the work.
Excellent customer service and communication skills.
Ability to meet the physical requirements listed below for long periods.
Strong organization and time management skills, with attention to detail.

Physical Requirements
Maintenance technicians need to be physically fit to perform their job duties, which can include:
Regularly lifting and carrying objects up to 50 pounds, and sometimes up to 100 pounds
Pushing, pulling, and moving objects to clean, reach, and service machinery
Prolonged periods of standing and walking
Frequent bending and stretching to access equipment and objects
Climbing ladders and steps
Stooping, kneeling, and crouching to perform tasks
Operating a variety of machines and equipment, including vehicles, hand tools, and power tools
Having close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus and inspect
Ability to work in noisy, crowded environments, and in and around dust, fumes, and odors. They may also need to be able to work indoors and outdoors year-round.
Beneficial Skills and Qualifications
Spanish or Amharic speaking, writing, and reading fluency preferred.
Familiarity with OSHA safety laws, building codes, and safety regulations.
Experience aiding individuals and groups facing difficulties such as economic disadvantage, unemployment, abuse and neglect, substance abuse, aging, disabilities, prevention, health, cultural competencies, and inadequate housing.

Position Requirements
This is a full-time position based on-site, with occasional responsibilities requiring flexibility for evening or weekend activities. Travel within the City of Alexandria is sometimes required.

Salary and Benefits

Lead Maintenance Coordinator Your role The Lead Maintenance Coordinator position is a contributing member to the site level Data Center Operations team assigned to one or multiple of our data center properties reporting directly to the Manager Engineering Operations. The Lead Maintenance Coordinator will have experience in managing a Computerized Maintenance Management System (CMMS) database within the data center industry along with Knowledge of building systems, automation, and infrastructure. The responsibilities of the Lead Maintenance Coordinator are to contribute to the daily success of the site operation team, including creation and modification of change management tickets in multiple CMMS, incident reporting, asset reporting, and assignments and coordination of site maintenance and repairs/inspections to help ensure Digital Realty's data center operations achieve the highest level of compliance.
What you will do
* Create, organize, track, and provide updates on maintenance tasks from implementation to completion using DLR and client CMMS systems.
* Ensure site Major Maintenance Calendar is kept up to date.
* Maintain CMMS data, including a complete list of company assets, accurate asset data and preventive maintenance plans.
* Coordinate with operations to ensure that required preventative maintenance activities are scheduled and performed in a timely manner and are properly documented.
* Provide planning and scheduling for necessary corrective maintenance performed.
* Conduct timely maintenance notifications in accordance with customer requirements.
* Ensure that all work orders are completed promptly and that the work performed is properly documented.
* Create and distribute reports on preventive maintenance completion, deferral, and corrective work order metrics as requested.
* Ensure that all preventative and corrective maintenance documentation is organized within the document management system to ensure site compliance.
* Function as the Subject Matter Expert for the CMMS for assigned sites.
* Provide training and guidance to the operations team on both DLR and client CMMS system as required.
* Ensure that Change Management documentation is submitted and properly documented prior to the scheduled maintenance dates per maintenance guidelines.
* Assist in establishing and maintaining critical spare parts inventory.
* Review and update incident reports and monitor follow-up maintenance actions.
* Review documentation and preparation for DLR or client audits, as necessary.
* Create, assist, and implement additional metrics which will measure task performance and vendor performance.
* Gain a complete understanding of the following DLR and site related items:
* Equipment nomenclature standards and equipment locations
* Customer SLA's and engineering specific lease obligations critical to data center operations.
* Maintenance and Operations Standards
* Gain an understanding and knowledge of the client's business and datacenter operation.
* Support various accreditation initiatives, including SSAE16, SOC2, and ISO 27001.
* Complete DLR Critical Awareness Training.
What you will need
* 5+ years of relevant work experience in managing data systems and critical facilities best practice knowledge.
* Experience in managing a CMMS database within the data center industry. Experience in MCIM and Service Now preferred.
* Knowledge of building systems, automation, and infrastructure.
* Ability to identify and assess issues.
* Strong interpersonal, presentation, and communication skills. Ability to respond effectively, verbally or in writing to sensitive issues, complex inquiries, or complaints.
* Meticulous with strong organizational skills.

* Assist engineers and mechanics with the operation, maintenance, and repair of all mechanical, plumbing, electrical, life safety systems, and other equipment in assigned properties.
* Perform preventive and reactive equipment maintenance by company standards and manufacturers' specifications and document actions/measures with the service request system.
* Quickly respond to and resolve tenant and property management service requests and documents actions with the service request system.
* Performs general building maintenance and repairs including re-lamping, plumbing, locksmithing, and painting equipment, mechanical, related spaces, and other minor spot and touch-ups.
* Conducts periodic inspections of mechanical, common and vacant spaces, and appurtenances; maintain these areas in a clean, operational, orderly, and safe condition.

POSITION SUMMARY
The maintenance assistant, an entry-level position, performs general building maintenance tasks and assists mechanics and engineers with maintenance of mechanical, electrical, and plumbing systems and equipment. Receive general supervision from the Chief Engineer or other designated authority. #JBGTech
WHAT YOU'LL DO
* Assist engineers and mechanics with the operation, maintenance, and repair of all mechanical, plumbing, electrical, life safety systems, and other equipment in assigned properties.
* Perform preventive and reactive equipment maintenance by company standards and manufacturers' specifications and document actions/measures with the service request system.
* Quickly respond to and resolve tenant and property management service requests and documents actions with the service request system.
* Performs general building maintenance and repairs including re-lamping, plumbing, locksmithing, and painting equipment, mechanical, related spaces, and other minor spot and touch-ups.
* Conducts periodic inspections of mechanical, common and vacant spaces, and appurtenances; maintain these areas in a clean, operational, orderly, and safe condition.
* Respond to alarms and incidents of any nature, provide assistance, and identify recurring issues for follow up and correction.
* Ensure that required documentation, operating logs, and maintenance forms are completed accurately and clearly, and are maintained in Company Compliance Books, paper files, and electronic data/filing systems.
* Comply with and enforce policies from the Employee Handbook, Operations Manual, safety guidelines, and accepted company practices.
* Perform other duties, and complete special projects, and carry out tasks in an efficient and timely manner.
* As essential building personnel the responsibilities of this position occasionally require overtime, weekend and holiday work on a scheduled, short-notice or emergency basis.
* This position requires a regular, scheduled work shift set by the supervisor
* Carry and utilize company issued communication devices for emergency response and daily communication.

Preferred qualifications
* Certification as a CFC Universal Technician from an EPA-approved program.
* 1+ years experience in general building trades.

* Possesses basic knowledge of hand and small power tools, familiarity with machinery and fundamentals of electricity.
* Able to demonstrate mechanical aptitude.
* General knowledge of safe work practices & OSHA regulations, OSHA 10 training.

The Diplomatic Security Armored Vehicle (AV) Program is responsible for ensuring the serviceability of the Department's armored vehicle fleet. AV Technicians travel to all posts, consulates, and field offices worldwide to perform minor maintenance where required, inspect vehicles for serviceability and ensure fleet accountability. The AV Program reports to the Defensive Equipment and Armored Vehicle (DEAV) Division and the Countermeasures Directorate with the Diplomatic Security Bureau.
Motor Vehicle Mechanic

The Diplomatic Security Armored Vehicle (AV) Program maintains the Department of State's armored vehicle fleet with a focus on replacing transparent armor and performing scheduled/unscheduled security-related maintenance. AV Technicians travel to diplomatic posts to install transparent armor, inspect vehicles for safety and serviceability, perform fleet inventories and provide training related to vehicle maintenance and armoring system components.
1. Performs repair and replacement of unserviceable transparent armor in armored vehicles at diplomatic posts, consulates, and field offices worldwide.
2. Performs fleet inventories and serviceability inspections of armored vehicles at diplomatic posts, consulates, and field offices worldwide.
3. Coordinates execution of travel requirements with assigned Project Coordinator.
4. Applies technical knowledge of armoring principles to return armored vehicles to operational condition and solve complex problems.
