Perform daily site inspections of ongoing work and review of upcoming work. Check theme park areas frequently for any needed repairs and maintenance

Provide direction and oversight for grooming staff and operations ensuring high quality snow surface, efficient and timely grooming of trails.
Design and build terrain parks at beginner and intermediate level and daily maintenance with documentation of daily terrain park maintenance.
Oversight of water run off/ natural spring diversion for trails and lift terminals.
Responsible for oversight of downhill and cross-country bike trails. Assists with planning and execution of new trail building.
Responsible for grooming of downhill and cross-country trails including Golf trail system.
Oversight of Fuels and Fire reduction - grass on runs using tractor, fixing water bars, maintaining erosion control, and weed control; work with local fire agencies to execute work using available grant funding, coordinate with contractors ensuring proper insurance & contracts are in place with home office.
Project Manager for capital projects including collecting bids & proof of insurance to company standards, building budget and ROI, coordination and planning with all sub-contractors, timely communication with GM and Ownership as directed.
Provides leadership, guidance, and administrative support to all department heads ensuring daily operations, documented training, and projects are executed to Company standards.

Responsible for timecard approval for bi-weekly payroll including fixing missed punches, ensuring proper use of time clock, timecard approvals, time off requests, and other payroll related items.

This is an in-person position located on-site of the property. This position requires a rotating on-call schedule.
What You'll Do:
Treat residents and others with respect, answer questions from your team and residents,
respond sensitively to complaints about building services, and assign work orders with
efficiency and urgency.
Coordinate daily with the General Manager on overall maintenance projects.
Inspect sites regularly to identify problems and necessary maintenance.
Prepare weekly maintenance schedules and allocate work based on forecasted workloads.
Oversee the “make-ready” process to prepare vacant apartment homes and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, and inspecting completed work.

Periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.
Conduct regularly scheduled safety meetings to ensure all SDS sheets are current and readily accessible.
Keep up with all current OSHA and other safety-related laws and requirements to ensure property compliance.
Complete minor plumbing, electrical and miscellaneous repairs (HVAC boilers, hot water heaters).
Assist capital expense manager with the preparation of a maintenance and capital expense budget for the property by analyzing and evaluating financial statements and accessing operational reports that establish the historical background for the asset and predict performance patterns based on yearly unit inspections.
Support cost-cutting and expense control programs by ensuring parts are repaired, when possible, rather than replaced. Ensure the team is not being wasteful with materials and supplies and practicing the correct use of tools and equipment.
Participate in on-call rotation to respond to emergency calls for maintenance and repairs after-hours.

We are currently seeking a Manager for our outstanding Maintenance team to maintain property & ensure continuous operations of the building.
What You'll Do:
Develop, implement and direct all Emergency Programs; ensure all equipment is maintained
Conduct inspections and drills, ensure compliance with all codes and regulations
Train all employees and maintain accurate records to ensure a safe environment which protects the asset, guests and employees
Coordinate renovation bidding, define the cost and scope of the project and oversee the general contractor and subcontractors to ensure quality of work is performed for minimal cost
Develop, recommend, implement and manage the department's budget capital expenditure plan, forecasts and objectives consistent with maintaining a first-class property and management's expectations
Manage a maintenance program and negotiate maintenance contracts for the hotel, the grounds and all the equipment in compliance with corporate/franchise standards and local, state and national codes and regulations to ensure the safety, convenience and satisfaction of all guests, managers and employees to protect the asset and maintain the property in first class condition
Perform Life Safety Training for entire hotel/team members
Performs special projects and other responsibilities as assigned
What You Need to Succeed:
5 years minimum management experience
Fluent English, read and write necessary (Bilingual is a plus)
High school diploma or equivalent
Degree in building maintenance, technology or related field desirable
Extensive knowledge of hand and carpentry tools
Must be able to make repairs to basic electrical and plumbing systems
Licenses or certifications desirable

Services conveyor within all EDI warehouses in the state of North Carolina.
Inspects completed work for conformance to blueprints, specifications, and standards.
Studies production schedules and estimates worker hour requirements for completion of job assignment.
Interprets company policies to workers and enforces safety regulations.
Establishes or adjusts work procedures to meet production schedules.
Suggests changes in working conditions and use of equipment to increase efficiency of work crew.
Analyzes and resolves work problems or assists workers in solving work problems.
Initiates or suggests plans to motivate workers to achieve work goals.
Maintains time and production records.
Confers with other supervisors to coordinate activities of individual departments.
Performs activities of workers supervised.
Coordinates activities of outside contractors used for maintenance and repair of building and surroundings.
