Position Highlights: Responsible for financial analysis and reporting, budgeting, profit planning, and business forecasting, financial control systems, back-office operational efficiency, and cost accounting.
Position Responsibilities:
* Contributes to strategic planning, and goal setting for the division in collaboration with the Division President and other leadership team members.
* Facilitates the annual business planning and quarterly forecast update process ensuring a high level of transparency and accuracy.
* Participants in budget & forecasting review meetings with the senior executive team.
* Works closely with Division President and the leadership team in analyzing the viability and structure of potential land deals, future project, and product positioning.
* Performs post-acquisition project reviews comparing actual results with original underwriting to identify trends or gaps as well as areas of improvement for future deals.
* Reviews, analyzes, and presents financial and nonfinancial submarket data to management as needed when reviewing existing communities or when considering new investments.
* Ensures that land development, amenity, and other project-related budgets are updated by the Land Acquisition and/or Land Development departments on regular basis.
* Attends budget review meetings to ensure transparent and accurate budget practices are employed.
* Updates associated cost of sale standards as a result of budget movements on a timely basis.
* Communicates with Division President and other leadership team members when significant movements occur.
* Provides analytical support to the management team to improve homebuilding operations and to identify opportunities for margin and return on investment improvement in areas such as revenue strategy, community investment structure, and timing & cost reduction.
* Works closely with the Sales and Marketing department in establishing correct project level pricing model, including base prices, lot premiums, option pricing, and incentive promotions.
* Works closely with the Sales and Construction departments in determining optimum production levels in each community as well as mapping production direction within a community.
* Reviews the division financial reporting package and associated local management schedules for completeness/accuracy.
* Collaborates with Division President and other leadership team members for process improvement efforts driven to standardized processes in all aspects of operations.
* Help with coordination of back-office operations including payroll & commissions, accounts payable coordination, purchasing/architecture, construction coordination, and sales & escrow coordination.
* Assist VP of Sales and Marketing with contract processing and closing function for the Division ensuring that all sales documents comply with local and home office requirements, in addition to ensuring that all closings occur expediently at a high level of customer satisfaction.
* Works collaboratively with the Divisions and Tri Pointe Homes shared services accounting team in the preparation of division financial statements and disclosure.
* Guides all financial functions and other accounting/operational procedures within the Division.
* Oversees internal control and other accounting/operational procedures in the Division.
* Other duties as assigned.
Position Qualifications:
* Bachelor's degree in Finance or Accounting is required.
* A minimum of 5-8 years of experience in Finance/Accounting working for a public or private homebuilder is required.
* Experience with Enterprise 1 / JD Edwards accounting software (or similar accounting platform).
* CPA or MBA with residential construction experience preferred.
* Strong leadership and management skills.
* Proficient in Microsoft applications including Word, Excel, Outlook, and Access.
* Ability to communicate effectively and contribute insightful strategic analysis to executive leadership throughout the company.
* A demonstrated ability to make quality business decisions based on complex information.
Compensation & Benefits:
* Base Salary: The expected base salary range for this position is between $173,700 - $206,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday.
* Bonus: This position is eligible for an annual performance-based cash bonus. Bonuses are earned, calculated and paid in accordance with the terms and conditions of the Company's applicable incentive plan document.

General Summary
This position is responsible for developing accurate and timely proposals and estimates for both private and public sector works projects from $50 to $100 million to ensure Granite is a responsive bidder.
Essential Job Accountabilities
Comprehend and administer a safety program that provides for a safe work environment that meets or exceeds Granite's Annual Incident Goal, and foster a culture that expects participation at all levels
Create and promote, in his/her organization, the ability to recognize and understand the appropriate environmental policies, rules, and the potential adverse affects to the environment due to operations, and take steps necessary to comply with policy/rules, and mitigate the effects of operations
Create and/or foster a quality culture that recognizes the affect of quality on all operations, and takes steps necessary to provide a product or service that is a source of pride for our workers, and pleasing to our customers
Analyze and compile estimate data that impact the cost of labor, materials, equipment requirements, location and other factors to ensure a high quality and timely estimate.
Review drawings, specifications and proposed project site conditions; record findings and solicit input from field operations to include in final project estimate.
Analyze alternative solutions and construction methods to increase competitiveness of the bid.
Review “take-off” quantities to ensure accuracy of data used in estimates.
Utilize existing cost history as a check to complete estimate.
Apply mathematical calculations requiring advanced analytical processes to ensure logically estimated costs are accurate.
Present estimate and participate in bid reviews with senior management to ensure accuracy and completeness.
Communicate with owners, subcontractors, public and private entities to ensure competitiveness.
Communicate estimate bid information to field operations at pre-construction meetings to ensure understanding of scope of job and critical means and methods of construction.
Develop and maintain business relationships to increase bid opportunities in the regional market.
Supervise, direct, and mentor estimating staff to ensure individual development and Granite standards are met.
Participate in and/or lead Design-build preconstruction services to ensure a high quality, competitive estimates and schedules.
Participate in and/or lead means and method discussions, being the catalyst to drive creative thinking and innovative ideas that distinguishes a successful estimate.
Education
Bachelor's Degree in Civil Engineering, Construction Management, Business Administration, or equivalent related work experience.
Work Experience
10+ years estimating experience
Prior management experience required
Knowledge, skills, and abilities
Proficiency with all MS Office products (Word, Excel, PowerPoint, etc.), AGTEK Take-off and Primavera Scheduling software.
Advanced knowledge of Estimating software.
Advanced knowledge of civil engineering principles
Advanced knowledge of construction principles and equipment capabilities
Excellent interpersonal and communication skills
Advanced knowledge of agency (U) DBE requirements
