Role:
To assist members with their Real Estate/Mortgage lending needs: analyze loan requests and make credit decisions based on Real Estate/Mortgage lending policy. To solicit, negotiate and originate conforming and non-conforming mortgage loans in compliance with applicable secondary market and portfolio requirements, True Sky Credit Union's policies and procedures and State and Federal Regulations.

Review and evaluate information on mortgage loan documents to approve or reject loan application and/or request additional information to make a decision of approval or denial. Establishes terms and conditions of an approved loan and reviews with member. Prepare and deliver to applicants all documents and required disclosures according to product requested meeting timing requirements.

Market mortgage products and services to realtors, builders, and general public to originate mortgage loan applications. Participate in community and loan development activities.

Evaluates acceptability of loan in accordance with the statutes, rules, procedures, policies, regulations and guidelines of the State of Oklahoma, Federal Government, and the Credit Union (the “Rules”). The Credit Union shall also provide regulations, policies, procedures, and guidelines as are promulgated by various government and investor agencies, including but not limited to FNMA, FHLMC, FHA, VA, FHLB, USDA, OSBD, NCUA and various other investors.

Performance Measurements:
1.
Originate real estate loan applications and cross sell additional products and services. Ensure all loan decisions are made within an acceptable time frame and in compliance with lending policies, procedures, rules and regulations with minimal errors. Communicate loan decision to all involved parties.

Answer member's real estate questions from the telephone queue and assist Real Estate loan operations staff as needed.
3.
Troubleshoot and resolve member and internal inquiries in a timely, friendly, professional and accurate manner.
4.
Meet or exceed the minimum established individual loan goals each month.
5.
Build Real Estate loan referral network though cold calling, marketing efforts and networking in professional organizations such as realtors and homebuilder groups and associations. Meet or exceed specified contact goals with Realtors each month.
6.
Develop and maintain knowledge of all mortgage products and rates within the credit union and from the mortgage industry.
7.
Apply new procedures, policies and practices as directed by management into daily operations, and complete all assigned yearly training in timeframe required.
8.
To stay current and comply with all federal and state regulations including Bank Secrecy Act (BSA), Office of Foreign Assets Control (OFAC) and all credit union policies and procedures.
Knowledge and Skills:
Experience
Three years to five years of similar or related experience.
Education
(1) A two-year college degree, or (2) completion of a specialized certification or licensing, or (3) completion of specialized training courses conducted by vendors, or (4) job-specific skills acquired through an apprenticeship program.
Interpersonal Skills
Work involves much personal contact with others inside and/or outside the organization for the purpose of first-level conflict resolution, building relationships, and soliciting cooperation. ESSENTIAL DUTIES AND RESPONSIBILITIES:
Business Development
Quickly establish a consistent SBA business development cadence in the marketplace which includes but is not limited to:
Call Planning and Follow-Up
Client Retention Calls
New Client Prospecting
Outbound Telephone Calling Efforts
Networking Events
Maintain and expand a mature Center of Influence (COI) base of community and business leaders, leveraging them to gain additional business through referrals.
Responsible for sales, credit analysis, proper loan structuring (SBA loan packaging and submission), client interviewing and perceptive character judgment.
Source and build new business relationships.
Credit Acumen
Complete understanding of all business credit facilities including, but not limited to:
Structuring proper terms and product based on business need, useful life and business growth.
Basic understanding of business and personal financial statements and tax returns to identify credit worthiness and identifying risk potential.
Ability to identify short- and long-term credit facility needs based on business sales cycle, type of business, growth plans, and business strategy.
Educates prospective clients about the Bank's underwriting guidelines, SBA programs and all applicable government regulations.
Coordinates with attorney, loan closer and other involved staff to assure timely loan closing and funding activities.
Able to balance business needs with customer requests while managing potential risk to the bank.
Adheres to Seacoast Bank's Code of Conduct.
Acts as a mentor to junior level SBA Lenders within Seacoast Bank.
Adheres to policy & procedure of Seacoast Bank and must comply with BSA/AML/OFAC regulations and guidelines. Accept loan applications and the collection all required applicant information while following Fair Lending performance standards and ensuring fair and equal treatment to all applicants. Practices ethical sales behaviors in accordance with the Associate Code of Conduct and Sales Practices Policy, acting in the best interest of the applicant and their credit needs. Proactively helps to resolve customer concerns in a timely, professional, and positive manner, escalating issues to the next level of authority as needed.
EDUCATION and/or EXPERIENCE:
High School Diploma or equivalent required.
College degree in a financial related discipline preferred.
5+ years of directly related SBA experience preferred.
10+ years in business development and/or financial services experience required.
Demonstrate excellent communication (written and verbal) and interpersonal skills.
PC Proficiency in Desktop, Laptop, Tablet, and Smartphone devices as well as Microsoft Office Suite software.
