**Job Description**
**Turner & Townsend** is seeking a **Director** level **Campus Program Management** to join our data center team and serve as the Owner's Representative, leading the successful delivery and turnover of data center space tailored to client requirements. This includes projects ranging from small-scale cage environments to full multi-megawatt data hall fit-outs. The role demands strategic leadership across client communication, requirements management, project financials, bid management, and contract negotiations, while ensuring alignment with construction, finance, operations, and engineering teams for on-time, on-budget execution.
**Responsibilities** :
+ Provide senior-level oversight on cost, schedule, technical delivery, and tenant communications.
+ Lead and manage the delivery of data center projects from inception to turnover.
+ Guide on-site Delivery Project Managers, ensuring adherence to core project pillars: Budget, Quality, Schedule, and Safety.
+ Oversee project financials, bid processes, and contract negotiations.
+ Strengthen processes and reporting structures for improved project governance.
+ Manage vendor qualification and onboarding ecosystem.
+ Step in to directly manage projects when necessary.

**Qualifications**
+ Senior-level construction expertise with strong knowledge of cost, schedule, technical delivery, and tenant communications.

Senior Construction Scheduler
to work with our team in
Dallas, Texas
, and a leading technology client on a large-scale data center construction program.
The Senior Scheduler should have experience working with cross-functional teams and stakeholders to plan, develop and execute construction schedules for mission critical facilities. This includes new-builds and retrofits to existing /operating facilities.
The ideal candidate should have an excellent understanding of scheduling best practices, resource & cost loaded scheduling, overall construction project controls as well as the interpersonal skills to be able to work closely with the internal stakeholders of the project team on a daily basis.
The Senior Scheduler will take responsibility for end to end service delivery and to act as key, day to day client interface, ensuring that client objectives are met through the delivery of a value added service. To be successful in this role you must have great communication skills and be comfortable operating in a client-facing role.
Responsibilities:
Regular travel to construction site is expected.
Effectively work with Stakeholders, Clients, Contractors and Sub Contractors on a daily basis.
Develop and maintain a detailed construction program schedule using Primavera P6 and Tableau for multi-project environments.
Ensure that schedule related data from vendors, suppliers, engineering and construction contractors of actual projects is provided as feedback into the planning and scheduling systems.
Implement Project Planning & Scheduling strategy, plans and procedures, reflecting both Company and contractor roles, responsibilities and expectations.
Actively work with project managers, construction firms and subcontractor firms as necessary to maintain schedule integrity.
Provide interface and quality assurance to Project functional groups and contractors regarding the tracking and reporting of schedule performance.
Ability to coordinate & organize multiple sources of schedule inputs/performance data into a master schedule platform and deliver project/program status reports as required.
Prepare and update progress reports as required by the client, including the Integrated Planning / Scheduling contribution to the monthly project report and specific reports / presentations.
Produce high level and 1, 3, 6 month look ahead from P6 for reporting.
Perform probabilistic analysis on integrated schedules and contractor schedules.
Actively monitor and communicate any possible project issues that could delay the schedule.
Conduct the required project schedule analysis, critical path analysis and schedule risk analysis for the project as a whole.
Analyze deviations from the baseline in the Project Master schedule highlighting bottlenecks / delays and propose corrective actions, and highlight the overall schedule impact of any variance / change order.
SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
Qualifications
Experience working in mission critical environments is preferred including commissioning activities.
Construction experience- i.e. “boots on the ground.” This is site-level construction experience who knows the construction process.
Understanding of best practice relating to the delivery of a construction program is required.
Extensive experience creating and managing large-scale construction schedules in Primavera P6.
A background in Project Controls is beneficial.
Familiarity with construction drawings, specifications and construction sequencing is required.
Being able to work independently is crucial.
Capable of producing detailed concept level schedules from limited project information. Identifying major phases through that timeline and be able to determine and discuss dependencies.
Working closely with various disciplines in project teams to ensure the accuracy and completeness of the schedules produced without compromising your independence as a scheduler so you are in a position to advise project management on issues requiring judgment.
Knowledge of system start-up sequences and major dependencies.
Able to convert data into Tableau reports and graphics.
Excellent collaboration and communication skills are required.
BS Degree in Engineering or Business or related field; or demonstrated equivalent and related experience.
PSP certification by AACE in planning/scheduling is beneficial.
EIT certification Preferred.

OUR HYBRID WORKPLACE

Qualifications
Bachelor's degree in Construction Management, Quantity Surveying, Engineering, or a related field.
8+ years of experience in cost management or project controls, with leadership experience in mission-critical environments (e.g., data centers, high-tech, industrial).
Proven track record in construction consultancy and managing high-value projects.
Expertise in budgeting, financial reporting, cost control systems, and Earned Value Management (EVM).
Strong commercial acumen in procurement and contract management.
RICS accreditation or progress toward certification is preferred.

Turner & Townsend are looking for an experienced Senior Cost Manager and/or Quantity Surveyor to act as the key, day to day client interface, ensuring that client objectives are met through the delivery of a value-added cost management service.

Responsibilities:
Estimating and negotiating change orders throughout the construction lifecycle.
Provide estimate and cost planning to include producing and presenting the final cost plan.
Review and participate with the design services team and general contractor in the development of cost estimates.
Reconcile changes and assist the general contractor to ensure that their data is accurate.
Communicate or meet with the general contractor and owner of project manager to gather status information to prepare a cost estimate update.
Prepare written comments to the general contractor's submissions, including the executive summary.
Coordinate all sources of cost information for cost discussions and suppliers direct from NPA, subs, quantities from A/Es.
Inform and drive engineering priorities based on cost impact.
Work proactively with minimal supervision to resolve scheduling issues.
Manage cost checks and carry out valuations on larger projects. Complete timely, accurate cost checking and valuation processes.
Participate effectively with post contract cost variances and the change control processes.
Manage Cost impact / contingency management and commitment tracking logs.
Prepare funding data presentations and coordinate VE sessions with stakeholders.
Developing cost plans and estimates through the design phase, delivering updated cost plans at appropriate design milestones.
Providing commercial input to design optioneering and input into value engineering exercises.
Reviewing contractor and subcontractor pricing and leading negotiations on behalf of the client to drive fair contract prices.
Performing quantity surveying, cost controls, and change management activities throughout the project lifecycle.
Ensuring that post-contract cost variances and change control processes are managed effectively.
Ensuring that cost auditing and valuation work is managed effectively and that a robust process for cost validation is in place.
Carrying out the production of monthly cost reports for presentation to the client.
Ensuring that final accounts are negotiated and agreed upon in a timely manner.
Compiling built cost estimate records for benchmarking purposes.
Identify, coach and mentor talent to realize their potential and celebrate the success of others.
Display excellence in leadership and service delivery on commissions is in line with the conditions of appointment
Financial Management - Utilize internal software to track ongoing margin levels and monthly fee/resource forecasts for each commission and financial reports

Qualifications

Experience of leading cost management on medium or large sized construction projects of medium to high complexity.
Construction consultancy experience is strongly preferred.

Work You'll Do

Our Cyber Defense & Resilience offering assists clients in defending against advanced threats by transforming security operations, monitoring technology, data analytics, and threat intelligence. Helps manage and protect dynamic attack surfaces and provides rapid crisis and cyber incident response, ensuring clients can be ready for, respond to, and recover from business disruptions.
Work You'll Do
* Lead the design and deployment of Next-Generation SOC platforms, like Cortex XSIAM, including advanced detection rules and SOAR playbooks, and SIEM ingestion.
* Integrate diverse log and telemetry sources, ensuring data quality and normalization.
* Develop and optimize automated response workflows for incident containment and remediation.
* Advise clients on advanced use cases, threat detection, and automation strategies.
* Collaborate with cross-functional teams for solution enhancements and threat intelligence integration.
* Present technical findings and recommendations to stakeholders.
Required Qualifications
* BA/BS degree in a technical field (e.g., Computer Science, Cyber Security)
* 4-6 years of progressively responsible experience in cloud, network, or identity security domains, demonstrating increasing levels of responsibility, technical depth, and leadership over time
* 3-4 years of experience with Security Operations tools and platforms including Cortex XSIAM, Cortex XDR, Splunk, or similar SIEM technologies
* 3-4 years of Security Operations Center experience demonstrating expertise in detection engineering, automation and playbook development, or SOC maturity methodologies
* 3-4 years of experience with one or more cloud service providers (AWS, GCP, Azure) and native security tools
* 3-4 years of experience with management of log sources, data normalization, ingestion and manipulation of data
* 3-4 years of experience working with detection and response platforms (EDR) like Microsoft Defender, Cortex XDR, CrowdStrike
* 3-4 years of experience with governance, risk, or compliance initiatives involving common frameworks
* Certifications including Palo Alto Networks' PCNSE or Certified Cybersecurity Associate or equivalent and/or similar cybersecurity certifications
* Ability to travel up to 50%, on average, based on the work you perform and the clients and industries/sectors you serve.

Preferred Qualifications

**Job Description**
**Turner & Townsend** is seeking an experienced **Senior Cost Manager** to drive cost management activities for a major hyperscale data center development. This program involves large-scale land development and new-build campuses designed to support advanced, AI-ready infrastructure with high-density compute environments, renewable energy integration, and robust connectivity solutions.
As a Senior Cost Manager, you will oversee the full lifecycle of cost management for these complex, multi-billion-dollar projects, from early-stage budgeting and feasibility studies through final account closeout. You will develop and present detailed cost plans, manage change orders, and provide strategic advice on procurement and risk mitigation. This role requires expertise in cost planning, forecasting, and value engineering, along with the ability to collaborate across design, construction, and energy infrastructure teams to ensure alignment between scope, budget, and schedule.
**Responsibilities**
+ Lead full project control cost management activities on large-scale hyperscale data center construction projects, from GMP / bid review through to final account closeout.
+ Oversee cost control processes, monitor actuals vs. forecasts, identify variances, and implement corrective actions.
+ Review and negotiate change orders, ensuring proper documentation and cost validation.
+ Prepare and deliver executive-level cost reports, forecasts, and presentations to clients and senior stakeholders.
+ Manage contingency tracking, commitments, and cost impacts across multiple packages or phases.
+ Drive value engineering and design optimization initiatives to identify cost-saving opportunities.
+ Maintain benchmarking data, historical cost records, and lessons learned for continuous improvement.
+ Contribute to the enhancement of internal cost management tools, templates, and processes.
+ Build and maintain strong relationships with clients, contractors, vendors, and internal teams.
+ Collaborate closely with project managers, architects, engineers, and general contractors to ensure cost control and efficient project execution.
+ Participate in risk workshops and proactively identify financial risks, developing mitigation strategies.
+ SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
**Qualifications**
+ Bachelor's degree in Construction Management, Quantity Surveying, Engineering, or related field.
+ 6-10+ years of experience in cost management or project controls, with increasing responsibility.
+ Proven experience managing large-scale, mission-critical construction projects (e.g., hyperscale data centers, energy infrastructure, industrial).
+ Expertise in cost planning, budgeting, financial reporting, and cost control systems.
+ Strong knowledge of procurement strategies and commercial management of contractor/vendor contracts.
+ RICS accreditation or working toward it is advantageous.
