Purpose of Position: The Operations Manager is responsible for ensuring operational, financial, marketing, and compliance excellence across a portfolio of multifamily communities within TWG's ownership platform. This includes oversight of properties in various stages of the asset lifecycle (lease-up, stabilized, and acquisition/rehab) primarily managed by third-party partners. Serving as a representative of ownership, the Operations Manager provides oversight, accountability, and strategic direction to management partners to ensure alignment with TWG's operation and financial objectives, compliance requirements, and brand standards. This position requires the ability to travel to assigned communities as needed for site visits, meetings, and events. Portfolio composition, region, and unit count may change at any time based on company needs.

Responsibilities
Portfolio Oversight
Provide ownership-level oversight to assigned communities to ensure all assets operate in alignment with TWG's financial, operational, and compliance objectives.
Conduct regular property visits to review leasing, operations, maintenance, and compliance execution; provide feedback and corrective direction when needed.
Oversee management teams throughout the asset lifecycle-supporting initial lease-up, ongoing stabilization, and repositioning during rehab periods.
Monitor key performance indicators (KPIs) including occupancy, leasing velocity, renewals, collections, and resident satisfaction, ensuring consistent follow-through by management.
Coordinate with regional and corporate management leadership to maintain accountability, clear communication, and consistent execution of ownership strategies.
Ensure communities maintain readiness through transitions such as construction completion, turnover, or rehab project phases.
Financial & Performance Management
Assist Financial Asset team in reviewing and analyzing monthly financial reports, including income statements, rent rolls, aged receivables, and payables,
Identify trends, variances, and opportunities for improvement in revenue growth, expense control, and NOI performance.
Partner with Accounting, Development, and management teams to prepare and monitor annual budgets, reforecasts, and capital improvement plans.
Oversee capital and construction draw schedules to ensure alignment with timelines and approved budgets.
Confirm that management partners maintain fiscal discipline and that properties operate within approved budgets while achieving ownership performance expectations.
Marketing & Brand Strategy
Lead all marketing and leasing strategy execution across the portfolio as part of the operational oversight function.
Develop and direct marketing plans specific to each property's stage launching pre-leasing campaigns for new lease-ups, sustaining exposure for stabilized assets, and reintroducing repositioned communities post-rehab.
Oversee advertising, ILS listings, signage, outreach, and social media presence to ensure brand consistency and alignment with TWG standards.
Review performance metrics such as traffic, lead-to-lease ratios, cost per lease, and overall marketing spend; provide ownership-level recommendations for adjustments.
Ensure professional online reputation management and prompt, brand-aligned responses to resident feedback and reviews.
Coordinate with Development and Construction to plan marketing readiness and delivery for new communities or phases coming online.
Support on-site teams with creative strategies to increase exposure, improve conversion, and maintain high visibility during critical lease-up or rehab transition periods.
Operational Strategy Implementation:
Ensure all management teams execute operational strategies consistent with TWG's ownership objectives and investor requirements.
Provide coaching and direction to regional and on-site leaders to drive occupancy, improve retention, and enhance resident satisfaction.
Collaborate across departments including Compliance, Construction, and Development to resolve operational challenges and ensure timely issue escalation.
Evaluate property operations throughout all phases (lease-up, stabilization, rehab) and implement process improvements to strengthen consistency, communication, and performance.
o Provide ownership-level coaching to site teams as needed.
Reporting & Systems
Maintain accurate and consistent reporting across RealPage, Fortress, Dealpath, and SharePoint.
Ensure data integrity and reliability across all operational and financial systems.
Develop and distribute monthly ownership reports summarizing property performance, marketing updates, and action items.
Partner with the Senior Operations Specialist to monitor portfolio metrics such as renewals, delinquency, and NOI variance.
Support the use of property management and utility billing systems to ensure accuracy in operational reporting.
Provide regular updates to the Vice President of Property Management and ownership on portfolio performance, risks, and recommended actions.
Vendor & Contract Oversight:
Review vendor and contract performance at each property to ensure cost effectiveness and quality consistent with ownership standards.
Evaluate vendor relationships managed by third-party firms and recommend changes or improvements as necessary.
Confirm that all contracted services reflect TWG's expectations for quality, compliance, and operational efficiency.
Special Projects:
Lead or participate in strategic initiatives related to operational efficiency, portfolio performance, and process improvement.
Assist with ownership presentations, investor updates, and performance summaries as required.
Assist with long-term planning and performance improvement strategies across stabilized assets.
Complete additional assignments or projects as directed by leadership.
Requirements:
Minimum 3+ years' experience in the multifamily real estate industry (including market rate, senior, tax credit, mixed-income, and/or mixed-use housing)
Experience working for, or with, multifamily property management companies overseeing in excess of 50+ properties
Familiarity with multi-family real estate development, construction, and property management process, ad hoc reporting to financial partners, lease up, tax credit equity installments, and leasing stabilization
Familiarity with Low Income Housing Tax Credits (LIHTC), various national and local housing funding programs, and LIHTC compliance programs and requirements
Experience at vertically integrated real estate development company with a combination of services: development, construction, property management, finance, and/or accounting
Able to issue spot and produce timely solutions
Competency in Microsoft Office products, file share sites, and various document tracking applications, including Dealpath, RealPage, OneSite, Fortress, Yardi and/or other property management software
Ability to work independently and lead in team settings
Ability to provide consistent reporting in written and verbal form
Able to adapt to changing deal structures across various deal types in a fast-paced environment

Position can work remotely anywhere in the Nashville area, traveling to projects as needed.
The Director of Development will have responsibility for implementing real estate development projects from initial conception, design, entitlement, financing, through closing, construction, and stabilized occupancy. This position will work in conjunction with the internal Acquisitions team, Construction Management team, and Asset Management team, and will report to the Senior Vice President.
Responsibilities
Evaluate sites with strong fundamentals that can win 4%/9% LIHTC allocations.
Collaborate with Acquisitions on strategies to grow the Nashville pipeline and expand deal flow.
Build industry relationships and identify new opportunities, partnerships, and co-development structures.
Lead due diligence, financial feasibility, underwriting, and development planning to meet company and stakeholder objectives.
Prepare pro formas, monitor performance, and ensure eligibility/competitiveness for financing programs.
Prepare and submit successful LIHTC applications; support securing construction and permanent financing.
Manage third-party vendors and coordinate design, construction, and project team members through completion.
Lead closings, oversee construction period budgets/schedules, and coordinate draws, requisitions, and change orders.
Maintain organized project documentation and support internal reporting with cross-functional teams.
Deliver cost certification documentation, oversee stabilization and qualified occupancy, and obtain 8609s.
Partner with Asset Management to transition properties and meet investor and regulatory requirements.
Qualifications
Ideal experience includes affordable multifamily finance and development - but open to those with a conventional multifamily background will to learn the affordable component.
Completion of multiple deals front to back, including closings.
Bachelor's degree required. Advanced degree desirable.
Strong analytical and financial modeling skills.
Knowledge of affordable housing finance, predevelopment planning, and government approvals.
Understanding of the various Federal programs for affordable multifamily properties such as tax credits, bond caps, Section 8 rent support, etc.

**Job Title** Lead Building Engineer Responsible to ensure the proper efficient operations and maintenance of the mechanical electrical and plumbing systems for the assigned facility. The performance of all necessary maintenance and operational tasks are developed to assure maximum life and reliability of all mechanical/ electrical/plumbing systems. Typically, this position does not have a Chief Engineer on-site at the building and is sometimes the solo engineer at the building.

**Essential functions and responsibilities**
+ Assist with or conduct the daily operations and maintenance of the mechanical, electrical and plumbing systems and general maintenance requirements for the buildings
+ Monitor maintenance activities and projects
+ Perform preventive maintenance duties, including changing filters, lubricating motors, replacing lamps, ballasts and fixtures, Inspecting and adjusting belts, replacing motor bearings, aligning shafts, and other inspections and maintenance recommended by equipment manufacturers
+ Visual Inspect and Record Critical Systems Information (UPS, Generator, CRAC units)
+ Routine Diagnostics on Critical Equipment (UPS, Generator, CRAC units)
+ Understand or have knowledge of one-line electrical drawings and ability to calculate heat/cool loads
+ Recommend improvements to the preventive maintenance program on an ongoing basis
+ Develop and maintain effective building-specific maintenance procedures
+ Coordinate maintenance efforts with outside contractors and technicians
+ Maintain stock and inventory control
+ Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and client concerns
+ Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits
+ Ensure management team is informed of current building operations by compiling and submitting monthly reports
+ Complete all required C&W Safety Training as scheduled annually.
+ Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours

+ Possess and maintain a valid driver's license and good driving record with periodic checks
+ Basic Computing Skills in Outlook, Excel & Word
+ Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, UPS, Generator and CRAC units.
+ Knowledgeable in energy management systems, techniques and operations.
+ Thorough knowledge in all building systems operations, maintenance and repair

Job Responsibilities:

Assists the Program Director in recruiting and hiring camp staff.
Supervises and evaluates counselors.
Coordinates staff meetings for camp staff.
Keeps accurate and timely records of attendance sheets, payment ledgers, time sheets and supply inventories.
Develops and implements weekly activity plans in relation to weekly themes.
Handles emergencies as they happen.
Builds and maintains effective communication lines with parents of the participants.
Maintains all program equipment in a reasonable manner.
Other duties as assigned.
Qualifications:
Must be 21 years of age when camp starts
High school graduate or equivalent; one year or more of college preferred.
Previous experience working with children preferably in a camp setting.
Previous experience with diverse populations preferred.
Physical Demands:
Ability to plan, lead and participate in a range of activities in a variety of outdoor/indoor settings, including summer heat and sunlight, outdoors elements and aquatic environments.
Walking, stooping, standing, hearing, seeing, lifting (could be up to 50 pounds).
