Property Evaluation and Underwriting
Analyze on- and off-market deals to determine offer/monetization strategy and Maximum Allowable Offer (MAO)
Conduct Highest and Best Use analysis for: Wholesale, fix & flip, teardown & new builds, retail MLS resale, and rentals
Prepare full valuation packets: After repair value (ARV) comps, land vs improvement value, rehab estimates, exit strategy analysis and risk assessment
Construction & Renovation Estimates
Prepare accurate repair estimates for: Cosmetic renovations, full gut rehab, additions/dormers and new construction.
Identify major red flags such as foundation issues, mechanical problems and functional obsolescence.
Market, Zoning and Trend Analysis
Review local zoning, setbacks, and buildable areas
Analyze market trends, supply/demand, local comps, and neighborhood and market shifts
Offer and Deal Strategy
Produce written MAO calculations for scenarios
Recommend final offer & exit plans to leadership
Support acquisition representatives during negotiation and contract phases
Track deals from due diligence through closing
Contracts, Legal, and Compliance
Coordinate with the TC to ensure all contracts and documents for properties under contract move through the pipeline promptly.
Ensure full compliance with applicable codes, ordinances, regulations, and laws.

Job Description
Mercor is seeking experienced insurance underwriting professionals to collaborate with a technology-driven risk analytics partner. Freelancers will support the development and evaluation of automated insurance workflows, contributing expert insight to improve AI systems handling underwriting, risk assessment, and rating logic. This opportunity is ideal for professionals with property and casualty underwriting experience looking to apply their knowledge in a forward-looking, project-based environment.
Key Responsibilities
Evaluate application data, loss history, and third-party reports (e.g., CLUE, MVR, LexisNexis) to determine underwriting acceptability.
Calculate insurance premiums using ISO manuals, class codes, and company-specific rating algorithms.
Analyze historical claims to assess loss trends and calculate loss ratios against industry benchmarks.
Draft policy terms and compile coverage documents including endorsements and declarations.
Review referred cases and provide documented decisions with clear rationale and risk treatment recommendations.
Ideal Qualifications
5+ years in commercial or personal lines underwriting, preferably with experience using platforms like Guidewire or Duck Creek.
Familiarity with ISO classification codes, rating manuals, and policy forms.
Strong attention to detail and ability to assess risk across various data inputs.
Proven track record of working with multi-line policies (property, auto, general liability).
Experience reviewing and interpreting third-party reports (CLUE, MVR, LexisNexis, etc.).

Job Description
This position is focused on generating opportunities, client relationships and brokerage placements of their area of coverage specialty. Creates relationships with existing and new brokerage carriers, to negotiate terms and pricing with a high sense of urgency. Interacts with Companies and Brokers via telephone, e-mail, in-person visits, networking and regular mail.
Essential Duties and Responsibilities:
Develop client relationships to generate submission opportunities and a regular flow of business.
Review submission documents received to prepare additional information including; loss pics/summaries, loss stratifications, risk summaries, narratives, online research and requesting additional information needed from the client.
Select and market the risk, by line of coverage, to markets to negotiate terms & pricing.
Provide comparisons and illustrations to compare options and support client presentation process.
Utilizes knowledge of automated systems to develop information for new or renewal policies.
Prepares quotations for agents and answers inquiries from agents, policyholder, or prospects.
Reviews requests for cancellation, endorsements, etc.
Reviews policies for renewal consideration and remarketing.
Request additional documentation necessary for the processing of an application, endorsement or cancellation.
Conduct marketing visits to agents and attend industry events.
Work with support associates, assistants and central processing to assure work is completed in a timely manor and with accuracy. This may include mentorship and guidance of the team member working with you on risks.
Performs other duties as assigned.
Qualifications/Requirements:
Must have Producer's License.
3 plus years of insurance experience.
Prior exposure to insurance brokerage type activities.
Basic familiarity with computers.
Good oral and written communications skills.
Strong analytical skills and the ability to pay attention to details.
A high sense of urgency.
Resourceful and controlled assertive behavior characteristics.
Must have demonstrated negotiation & sales skills.
Technical knowledge of insurance coverage forms and their application to exposure.
Knowledge of departmental regulations and policies.
Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines and standard accepted underwriting practices.
Strong interpersonal skills working with Staff and Company Underwriters
Experience in standard underwriting practices and procedures.
Associated classes or courses and/or industry license, or designation.
