This job serves as the single-point-of-contact for sales teams and assigned customers, delivering insights and recommendations to sales in order to aid customer acquisition/retention while maintaining performance goals. This incumbent will collaborate with cross functional team members on client-level quotes and function as a trusted adviser by providing financial and risk management support to sales as well as strategic insight.
**ESSENTIAL RESPONSIBILITIES**
+ Understand department and the company'sstrategic goals and competitive position and drives client-level results towards these ends. Actively work with Sales team to manage portfolio of clients towards financial and business targets, e.g. membership, revenue, margin, etc.
+ Proactively draw insights from quote details, client understanding and regional insights to deliver best-possible recommendation to Sales. State and maintain independent perspective, including under pressure from more senior individuals, identifying opportunities and concerns.
+ Responsible for portfolio of clients through underwriting engagement, from identification through documentation of final sold-contract details
+ Assess risk by looking at various risk measures such as risk scores, demographic analysis, and turnover considerations.
+ Serve as the accountable owner for all quotes delivered to sales partners. Develop a perspective on each client package deliverable. Clearly and confidently communicates Underwriting's position on the risk profile of each client
+ Identify tool improvement needs and communicates needs to Product Development teams
+ Maintain accurate book management details including concession budget

JOB OBJECTIVE:
The Underwriter, Small Business's objective is to review routine risks, determine acceptability, and successfully write profitable business accounts. The underwriter, within designated authority, reviews insurance applications to evaluate, classify and rate each risk to determine acceptability, coverage and pricing. The underwriter is responsible for the financial performance of the assigned book of business and is expected to achieve profitable retention and growth. The underwriter is focused on taking action to achieve results that positively impact sales and profitability.
ESSENTIAL FUNCTIONS:
1. Determine the acceptability, quality, pricing, profitability and opportunity for new and existing business.
2. Complete thorough risk analysis on designated accounts using appropriate Encova, NCCI, ISO and industry rules, policies, procedures, and guidelines, etc.
3. Underwrites and assesses risk for routine, small business renewals and new business items.
4. Uses the predictive model for straight through processing of a high volume of accounts.
5. Utilizes Encova systems to transact requests and endorsements.
6. Communicates with agents electronically through internal Encova systems.
7. Identify, create and initiate new business opportunities within assigned book of business.
8. Gather and analyze information necessary to make an accurate evaluation of risk.
9. Determine appropriate pricing based on risk exposures, risk quality, loss potential and coverage provided.
10. Utilize available resources including company underwriting guidelines, business unit strategies, and consultations with others to ensure adequate understanding of risk exposures.
11. Prepare proposals to producers, including negotiation of terms and conditions.
12. Ensure the proper issuance of policies, certificates, filings and notifications.
13. Seek the guidance of management on risks exceeding assigned authority levels.
14. Effectively utilize industry rules and guidance to ensure proper policy construction
15. Identify underwriting issues; recommend and develop plans for problem resolution and implement where appropriate.
16. Manage existing and prospective accounts by actively participating in account renewals, new business presentations as needed and discussion with agents.
17. Participate in monitoring and analyzing performance of assigned agents; initiate actions and understand downstream impact of alternatives.
18. Serve as a resource for other team members and units.
19. Apply discretionary pricing appropriately based on the account exposures, predictive model indications and letter of authority.
20. Communicate all underwriting decisions or changes on coverage, limits, exposures and/or pricing, discussing alternatives with agents as needed.

KNOWLEDGE, SKILLS AND ABILITIES:
Bachelor's degree from an accredited college or university preferred, demonstrated significant professional or insurance experience may substitute for educational requirements.
Two years insurance experience in the property and casualty insurance market preferred.
Interpersonal skills are required including the ability to demonstrate professionalism, adaptability, accountability, collaboration, and problem solving.
Insurance designations or insurance education course work (i.e. AINS-Associate in General Insurance) is strongly preferred.

WHAT IS THE OPPORTUNITY? The role of the Underwriter III is to evaluate the credit risk against company standards and to determine the borrower's ability to repay a residential mortgage. The Underwriter III analyzes and interprets the most complex financial and non-financial data decisioning the requests with the goal of achieving the optimal quality asset for the bank while satisfying the needs of borrower. The Underwriter III is also responsible for LLCs along with other complex borrower types. The Underwriter III works within established lending authorities and guidelines, with complex or unusual situations escalated to the next highest authority level for resolution. This includes mentoring and training of Underwriters I and II including second level reviews.
What you will do
* Reviews the loan package received to ensure completeness verifying that all supporting documents are included to make a credit decision per established policies
* Identifies issues and recommends appropriate resolution within policy service level agreements
* Analyzes and determines the financial capacity of the borrower's ability to repay:
* Performs credit analysis, financial statement analysis, cash flow analysis, liquidity qualification and payment calculation spreads
* Reviews for stability of residency and employment
* Verifies income per established policy
* Identifies any exceptions to current policies

* Accurately sets and clears conditions

The Transaction Underwriting Associate, FHA/USDA Transactions - Agency Risk (FHA Asset Management) will underwrite and process FHA/USDA Healthcare and Multifamily post-closing transactions and requests, which include loan assumptions (Full TPA/CHOP), transfers of interest (Modified TPA/CHOP), and changes of facility operator. The position coordinates and works with bankers, associates, external counsel, government agency personnel, and any other third parties to carry out post-closing transactions and requests. The candidate's primary responsibilities are to 1) deliver outstanding internal and external customer service regarding post-closing transactions and requests; 2) underwrite credit submissions and recommendations for Management approval; 3) manage the credit approval process and handoff to Asset Management in a timely manner; and 4) monitor compliance with loan terms and government agency loan program guidelines. This position reports to the Associate Director of FHA/USDA Transactions - Agency Risk.
Essential Duties and Responsibilities:
Facilitates and diligently documents initiation, progress, and completion of post-closing transactions such as loan assumptions (Full TPA or CHOP), transfers of interest (Modified TPA or CHOP), and changes of facility operator.
Maintains loan servicing files with detailed documentation in an organized manner.
Processes and documents any change in borrower, operator, or management agent contact information.
Ensure that all job functions are executed in compliance with investor requirements and internal policies and procedures.
Provide excellent customer service by timely and effectively communicating between all internal and external transaction parties involved and handle to conclusion.
Underwrite transactions related to loans collateralized by various asset types.
Collect, review, and analyze property and sponsor financial statements per agency guidelines.
Review all due diligence material provided for a transaction. Provide prompt and accurate analysis, and ensure programmatic requirements are met for each transaction. Candidate will ensure any deviation is clearly documented and approved by all required parties.
Critically review, evaluate, and approve any required third party reports to assess alignment with program requirements.
Provide timely portfolio status updates to management team.
Actively participate in updating and improving department processes and procedures.
Assess physical condition of property collateral by reviewing property inspections and third-party reports.
Prepare and present final credit packages addressing the creditworthiness of the sponsorship and the real estate for senior management review.
Comply with agency credit package submission guidelines and timeframes as described in respective servicing guides.
Clearly manage and communicate underwriting process, approval and closing timelines among all internal and external transaction parties.
Demonstrates strong working knowledge of all deals and project assignments.
As needed, follow up with closing coordinator and legal counsel to collect any missing loan documents, and disseminate pertinent insurance, tax, and other information from closing.
Set up appropriate follow-up systems to manage ongoing compliance with loan document covenants and ensure proper file set-up.
Ensure all loan related system changes per specific loan documentation and/or Ginnie Mae requirements are completed.
Ensure final underwriting files and approvals are documented accurately and completely and are compliant with Lument's loan file policy.
Cross-train in all areas of department to gain full understanding of all aspects of departmental responsibilities.
Provide internal transparency in approval process by ensuring task management system and pipeline reports are updated and following up with transaction party members in an accurate and timely manner.
Participate and present transactions in credit meetings for discussion.

Education, Skills and Experience:
Bachelor's degree in business administration, finance, accounting, political science/government, or related area.
Minimum of five years of progressive experience in commercial mortgage servicing or commercial real estate asset management is preferred. An equivalent combination of education and experience which clearly demonstrates knowledge and skillset to perform the job functions may be considered. HUD/FHA specific servicing or asset management experience is required. USDA specific servicing or asset management experience is preferred.

The Senior Mortgage Banker is responsible for underwriting residential and equity lines/loans ensuring compliance with appropriate company and secondary market investor standards, including Fannie / Freddie and additional investors (Wells, FHLB, BofA, etc.), ensuring loan requests meet program and product specifications, suggesting counteroffers to a different precut and / or program when appropriate, and communicating decision (approval, suspense, denial) to appropriate individuals and issuing proper documentation.
Essential Functions
• Underwriting residential and equity lines/loans ensuring compliance with appropriate company and secondary market investor standards, including Fannie / Freddie and additional investors (Wells, FHLB, BofA, etc.)
• Underwrite Jumbo Loans
• Underwrite government loans including FHA / VA / RD / and CRA programs
• Examine loan documentation for accuracy and completeness
• Follow the provisions of the Gramm-Bliley Act and the Bank's privacy policy; maintaining a high level of confidentiality
• Make timely and accurate decisions while thriving in a fast paced environment
• Ensure appropriate pricing
• Check accuracy of all calculations
• Underwrite and decision equity loans
• Underwrite and decision purchase and refinance loans
• Determine decision on pre-approval applications
• Determine decision on modification requests
• Communicate decision on loans to appropriate parties
• Confirm adverse decisions
• Partner with Mortgage Bankers
• Identify and resolve loan issues
• Recommend improvements to procedures
• Maximize use of loan origination system
• Evaluate the entire credit package and collateral for residential mortgage loans
• Ensure an “investment” quality loan product
Additional Essential Functions
• Ensure compliance with Northwest's policies and procedures, and Federal/State regulations
• Navigate Microsoft Office Software, computer applications, and software specific to the department in order to maximize technology tools and gain efficiency

Work Experience
5 - 6 years mortgage experience
5 - 6 years experience underwriting loans and management experience
