Enterprise Community Investment is seeking an experienced individual with affordable housing and/or LIHTC experience to underwrite low-income housing tax credit investments. Extensive knowledge of LIHTC (Low Income Housing Tax Credits) along with strong financial analysis skill is required.
Job Description
Responsibilities:
Underwrite tax credit investments as assigned including completion of the following underwriting tasks: sponsorship analysis, market analysis, sources and uses and capital structure analysis, income and expense underwriting, and tax credit documentation analysis. As part of processing of each transaction, obtain due diligence materials from client, conduct site visits as needed, review project loan documents and LP agreement for material business terms, participate with the originator in conference calls with the customers, prepare and present requests for investment committee approval and investor review including narrative descriptions, charts, graphs and tables illustrating pertinent aspects of the proposed investment.
Under the direction of the originator and director of underwriting, communicate and manage customer expectations through the underwriting process using a positive and proactive approach that will enable repeat origination opportunities.
Provide regular communication to originator and director of underwriting regarding deal underwriting progress including process checklist review, due diligence review, transaction timing, and issue identification timely preparation and regular updates to the Transaction Summary format as required by the originator and the process checklist.
Assist with and attend deal closings or other customer service coverage enhancement opportunities (if requested by the originator or director of underwriting) and help to complete and organize closed deal files for transition to Asset Management.
Assist with other Syndication priorities as requested (e.g., asset management, investor relations, assistance to other lines of business).
Participate in and contribute to group meetings and discussions.

Qualifications:
Bachelor's degree in Business, Accounting or Finance, or related field required. Master's degree preferred.
3-5+ years' experience real estate finance, affordable housing and/or LIHTC program, apartment market dynamics in both urban and suburban areas, and familiarity with industry policies, issues, and programs
Extensive knowledge of LIHTC and strong financial analysis skill is required.
Experience in closing real estate transactions highly preferred.
Ability to manage multiple tasks effectively under significant time pressure to meet closing deadlines.
Extensive Excel modeling skills required. Proficient knowledge of MS Word and Power Point a plus.
Strong writing /editing skills needed to produce correspondence and reports.

Qualification:

Job Purpose
Responsible for providing accurate credit analysis and risk assessment of SBA & USDA loans to determine their creditworthiness.
Duties and Responsibilities
* Knowledge of SBA SOP.
* Underwriting SBA Loans in accordance with the Bank's policies and procedures.
* Attend and participate in vetting and credit approval discussions.
* Work with BDO's and Management to perform and document the Bank's formal credit analysis for new loan requests - credit memo creation, financial spreads, cash flow statements, collateral analysis, global cash flow analysis, support of strengths, mitigation of weaknesses, and eligibility of new and existing credit facilities.
* Be capable of maintaining a mixed portfolio of underwriting new loans and modification requests.
* Review and approve all underwriting conditions in a timely manner.
* Request required documentation, financials, etc. from the borrower and guarantors as needed.
* Providing frequent communication to all parties involved in transactions in a positive and constructive manner.
* Delivering excellent service to customers both inside and outside the Bank.
* Attend appropriate training and conferences in order to build and maintain expert credit and SBA specific knowledge.
* Manage Underwriting deal flow between the bank and Lender Service Provider as needed.
* Other duties as assigned.
Qualifications
Minimum
* Bachelor's degree
* Thorough knowledge of SBA lending rules, regulations and practices
* 3 years of SBA 7a loan underwriting experience
* Word and Excel proficiency
* Excellent interpersonal and written skills
* Verbal and written communication and presentation skills
* Participate and complete all required compliance training, including Bank Secrecy Act/anti-money laundering training, as well as internal and external training programs, online training, meetings, and seminars/conferences, etc.
Preferred
* Experience with Moody's
* USDA B&I loan underwriting experience
* 5+ years of SBA 7a loan underwriting experience
* Formal credit training
* Ability to underwrite and handle a large volume of loans

Summary Responsible for review and analysis of underwriting data to build and maintain a profitable book of business within the Transportation - Specialty Auto segment. Manages broker and agent relationships through continued customer service and marketing activities. Collaborates with colleagues to achieve departmental goals.
Minimum
Duties & Responsibilities • Meet profitability, retention, and written premium goals determined by the department
• Makes independent decisions within underwriting letter of authority and maintains proper file documentation
• Assist in managing renewals of the existing Specialty Auto portfolio
• Assist team lead in triaging and underwriting new business opportunities
• Assist in developing annual business goals for assigned agents/producers. Responsible for analyzing results and maintaining accountability of agency partners within the department
• Has an in-depth knowledge of department products and services
• Can clearly articulate the department's value proposition
• Participates in training and initiatives to develop knowledge base. May participate in projects

Recommended Education & Requirements
• Bachelor's degree and 5+ years of underwriting experience preferred and/or 5+ years of related insurance experience with pursuit of underwriting certifications (e.g., CPCU)
• Experience underwriting tow truck operations preferred
• Effectively displays ability to build and foster broker and agency relationships and manage accounts and referrals for assigned territory
• Possess a solid understanding of the transportation related coverage forms and endorsements (e.g., Motor Carrier Coverage Form, Motor Truck Cargo Coverage form, Commercial General Liability, UM/UIM/PIP/Med Pay rules, and endorsements)

12. Meet or exceed file documentation standards, comply with underwriting authority level standards and pass all audits - both internal and external.
13. Maintain necessary licenses to produce business.
QUALIFICATIONS
