About the Role

We are looking for a detail-oriented, analytical Construction Underwriter II to join our operations team. This individual will play a key role in the evolution of our Multi-Family and Mixed-Use construction department. The candidate for this role should have a minimum of 3 years experience in the direct underwriting and credit analysis for construction lending. A Bachelor's degree in Finance, Urban Development, Construction Management, Civil Engineering, or Risk Management is a plus. Evaluation of pro formas, construction budgets, and stabilization NOI (Net Operating Income) projections. Responsibilities will include analysis of multi-layered risk based on audited financials, net worth, liquidity, portfolio performance, project feasibility, cash-flow, and debt coverage. Assessment of collateral using both cost and income approaches along with complex entity structures, and construction team evaluation (license, bonding, insurance compliance, plans, permits, construction contract - GMP or fixed-price preferred).
RESPONSIBILITIES
Perform complete risk assessments (borrower, market, collateral, and construction).
Prepare comprehensive credit memos summarizing all findings.
Recommend loan structure to mitigate identified risks.
Coordinate third-party reports (appraisal, environmental, cost review).
Underwrite Bridge, Renovation, Ground-Up Construction, and DSCR loans in accordance with company guidelines and investor overlays, as needed.
Analyze construction budgets, scopes of work, and project timelines to ensure feasibility of projects.

Apply judgment on exceptions and propose well-supported decisions for approval, counteroffer, or decline.

Required:

Your responsibilities
Quote, underwrite, service and process the Caribbean Reinsurance Treaty account as per the company Underwriting Policies and Guidelines as modified from time to time.
Deputize other Underwriters as required and expressly authorized.
Maintain a suitable working knowledge of all classes of business.
Analyze the market and target potential new clients, brokers, and products.
Maintain and build relationships with existing clients and brokers through regular visits and conferences - extensive travel to Caribbean countries required.
Monitor market developments and assist in the construction of annual income and profit plans for classes of business.

Minimum of 10 years' experience working with or in Latin America, with proven and extensive expertise in the Caribbean Treaty reinsurance market.
Existing strong working relationships with clients and brokers in the Caribbean region.

Must have hands-on portfolio control experience including the use of technical rating and catastrophe aggregation systems.

Responsibilities
Market, underwrite & service moderately complex risks with supervision for more complex/higher risk accounts and cases. Supports efforts to implement underwriting strategy.
Demonstrates comprehensive knowledge across Latam and solicits surety account submissions from assigned producer/customer base via marketing efforts. Independently & effectively call on all producers/customers to support marketing activities & business plan development. Typically works independently and able to develop strategies to support producer/customer efforts to increase business activities & submissions. Serve as the trusted advisor & underwriting resource for producers, customers, and territories.
Provide technical expertise & direction to less experienced underwriters & helps maintain underwriting standards of business across the team.
Monitors the quality of underwriting in utilizing self-audit processes and/or other techniques.
Evaluate & analyze new surety obligations & provide management with reporting, as assigned.
Underwrites new and existing accounts in conformance with underwriting guidelines.
Works independently on standard existing accounts.
Focuses heavily on developing underwriting skills, and relationships with internal and external stakeholders.
Explains the Liberty Mutual Surety target accounts strategy to producers/customers and quickly identifies accounts that are inside and outside these guidelines.
Qualifications
Bachelor's degree in Finance, Accounting or equivalent and a minimum of 5 years experience expected, preferably 7 or more years surety underwriting experience and/or equivalent surety related business experience .
Must be Spanish-fluent on both written and verbal business communications
Proven analytical ability to evaluate and judge underwriting risks within scope of responsibility that includes competence with all phases & aspects of the underwriting process and proficiency in the use of qualitative & quantitative tools & techniques
Must demonstrate comprehension of complex technical underwriting issues and be capable of defining and implementing necessary underwriting and administrative processes / workflows to properly manage or administer those issues.
Demonstrated track record of business development and has achieved results through relationships.
Proven ability to successfully develop and maintain effective internal and external relationships in both English and Spanish
Has strong knowledge of the key finance and accounting concepts, business law and ethical guidelines, and of the various Surety products underwritten by Liberty Mutual and/or across the Surety industry
Successful completion of certifications depending on country of origin.

ESSENTIAL DUTIES AND RESPONSIBILITIES
* Ensures the consumer loan application information provided is accurate and complete
* Performs credit analysis and makes credit decisions within authority limits
* Ensures accuracy of any preliminary analysis presented
* Reviews and analyzes applicable ratios (i.e., DTI, PTI, & LTV)
* Reviews proof of income and financial statement documentation when required by policy
* Provides financial statement spreading on loan request when necessary
* Contacts bankers to gather information to make appropriate decisions and explains loan decision
* Performs other duties as assigned
