At Regions, the RAH (Regions Affordable Housing) Affordable Housing Underwriter serves as part of the first line of defense, evaluating and underwriting tax credit investments to ensure each supports Regions' objectives and meets or exceeds investment guidelines. Through timely and thorough underwriting, this role supports Regions strategy to maintain and expand investor relationships. This position identifies and mitigates risk in existing and proposed transactions. This position will also work directly with teammates in Credit Risk, Client Coverage, Capital Markets, and other areas of the bank to lead the analysis of credit opportunities, underwriting of credit exposure, and management of a portfolio of loans and other credit relationships while providing effective challenge to these various constituents. This individual will evaluate and underwrite low-income housing tax credit (LIHTC) investments and construction/bridge loans to ensure each supports RAH's objectives and meets or exceeds investment guidelines.
**Primary Responsibilities**
+ Prepares comprehensive executive summaries of proposed investments for review by team management, internal committee and investor approval, including a detailed project description, a list of merits, as well as risks and risk mitigates
+ Prepares credit approval packages on new and renewed debt products including determination of the appropriate risk rating as well as risk factors that could change the risk rating, analysis of financial performance, performance vs. projections, covenant compliance, relationship profitability (RAROC), and any other significant risk drivers
+ Conducts analyses of guarantors as needed to support credit underwriting
+ Reviews closing due diligence in collaboration with and oversight by more senior RAH team members
+ Maintains credit files including post-closing items (actively manages financial reporting requirements, covenant requirements, past dues and documentation exceptions and ensures credit files are complete with all up to date information)

+ Coordinates initial closing, internal department, and third-party review process
+ Responds to developer and investor inquiries and underwriting and due diligence questions

+ Assists with special projects, equity payments, or other priorities, as requested

The Centralized Commercial Lending - Renewal Team is searching for a Commercial Underwriter II responsible for evaluating business loan applications based on established Bank policies and procedures. Candidate will evaluate the merits of an existing loan request in the $1MM-$3MM range of total exposure, and either recommend a decision to a senior credit officer or use their own authority to decision the application.
**Key Responsibilities**
+ Review cash flows and Moody's spreads either self-prepared or prepared by the Credit Analyst, conduct in-depth analyses of financial information to form a recommendation of approval or denial of new loans in accordance with the Bank's policy and procedures. Prepare Credit Origination Memorandum in a clearly written concise manner, identifying strengths, risks and mitigating factors. Review, analyze and evaluate financial and pertinent data to determine credit worthiness of loan prospects and merits of specific loan requests. Collaborate with Relationship Managers, leaders and Relationship Managers to gather all necessary information to present an accurate and complete assessment of the loan presented.
+ Ability to prepare high quality, detailed credit approval documents that contain an in-depth analysis, an understanding of and identification of credit issues and risks. Ability to spread and interpret financial statements, tax returns, and projections using Excel.
+ Ability to provide recommendations on loan structuring and alternative structures that may be more appropriate for the transaction.
+ Ability to work in a high-volume environment, meeting or exceeding Service Level Agreements and turn time goals throughout the process, providing credit decisions in a timely manner.
+ Work independently on special projects related to credit topics and issues as requested by Bank Credit team(s).
+ Support the Bank's strong relationship banking culture through on-going internal partner contact, quality customer service, and superior product knowledge. Understand and adhere to the Bank's Bank Secrecy Act policy and procedures and "know your customer/enhanced due diligence" guidelines. Brings any suspicious activity to the attention of a supervisor, or the Bank Secrecy Act Officer. Follow all Bank policies and procedures to ensure compliance with all laws and regulations.

Collaborate with Relationship Managers, leaders and Relationship Managers to gather all necessary information to present an accurate and complete assessment of the loan presented.
* Ability to prepare high quality, detailed credit approval documents that contain an in-depth analysis, an understanding of and identification of credit issues and risks. Ability to spread and interpret financial statements, tax returns, and projections using Excel.
* Ability to provide recommendations on loan structuring and alternative structures that may be more appropriate for the transaction.
* Ability to work in a high-volume environment, meeting or exceeding Service Level Agreements and turn time goals throughout the process, providing credit decisions in a timely manner.
* Work independently on special projects related to credit topics and issues as requested by Bank Credit team(s).
* Support the Bank's strong relationship banking culture through on-going internal partner contact, quality customer service, and superior product knowledge. Understand and adhere to the Bank's Bank Secrecy Act policy and procedures and "know your customer/enhanced due diligence" guidelines. Brings any suspicious activity to the attention of a supervisor, or the Bank Secrecy Act Officer. Follow all Bank policies and procedures to ensure compliance with all laws and regulations.

Requirements
* Bachelor's degree required for consideration or equivalent combination of education and experience
* Three (3) to five (5) years of commercial credit underwriting experience
Knowledge/Skills/Abilities/Training/Systems
* Fundamental understanding of commercial credit underwriting.
* Ability to interact with all levels of clients, staff and management.
* Ability to work successfully in a deadline driven team environment.
* Strong MS Office skills, especially with Excel.
* Must be organized and detail oriented with the ability to multitask.
* Must be able to work independently and make sound decisions.
* Good written and oral communication skills.
* Good fundamental understanding of general bank operations, proficient understanding of the components of financial planning, deposit products, small business products, investment and insurance products.
* Knowledge of Moody's CreditLens preferred

Role: Assists members and potential members with their financial needs, opens new accounts, processes account transactions, resolves problems, and provides assistance and information regarding products and services.
Essential Functions & Responsibilities:
Assists members with opening and closing accounts, answers questions about products and services and resolves problems that are within their authority to resolve. Refer problems that are beyond their authority to their supervisor, along with their recommendations.
Performs all consumer loan functions including selling services, quoting rates, utilizing the lending software and closing loans.
Identifies cross-sell opportunities and cross-sells services to members.
Ensures appropriate records are maintained and required reports are prepared.
Conducts audits of system information and member documents.
Acts as liaison between members and various departments.
Represents the branch as appropriate in its relationships with members, sponsor organizations(s), business partners, other financial institutions and similar groups.
Performs other job-related duties as assigned.
Performance Measurements:
Open all accounts, certificates, loans, and other credit union products or services accurately, ensuring all related forms and documents are completed in a timely manner.
Actively cross-sell products and services to members to achieve or exceed all established sales goals and assist in meeting corporate goals.
Troubleshoot and resolve member and internal inquiries in a timely and accurate manner.
Ensure compliance with all applicable credit union policies and procedures.
Maintain Quality Loop scores within the branch of 6.7 or higher.
Knowledge and Skills:
Experience: Minimum 6 months experience in as Member Service Rep (MSR).
Education: A high school education or GED.
Interpersonal Skills: Courtesy, tact, and diplomacy are essential elements of the job. Work involves much personal contact with others inside and/or outside the organization for purposes of giving or obtaining information, building relationships, or soliciting cooperation.
Other Skills: Must be able to utilize various computer programs to obtain and enter information.
Must demonstrate strong public contact and telephone skills.
Must demonstrate good judgement in order to resolve member issues and to offer other services.
Must be current on all policies and procedures related to teller and new account functions and be fully versed on all services offered by the credit union.
Must demonstrate familiarity with the lending function; including taking consumer loan applications, cross selling, and closing consumer loans.
Must have experience in handling share certificates and IRA accounts.
