JOB PURPOSE:
Our student housing property in Tempe, AZ is looking to add a Groundskeeper/Porter to their team!
Many of the larger communities will have a dedicated Groundskeeper who is responsible for maintaining all common areas and the grounds of each community in clean condition at all times. The Groundskeeper will also perform any minor landscaping duties that the landscaping contractor does not include in their responsibilities.
PRIMARY DUTIES & RESPONSIBILITIES:
Will always include those specifically assigned by the immediate supervisor
· Providing excellent service to residents, guests, employees and contractors.
· Cleaning and monitoring trash receptacle locations on property.
· Cleaning all amenity areas including the clubhouse, model apartment, pool, sport courts and restrooms.
· Clearing and removing debris from community grounds, breezeways and amenity areas.
· Completing and assisting with minor work orders as directed by the Maintenance Supervisor.
· Delivering resident correspondence and packages to units as requested.
Daily/Weekly
· Meetings: Meet with Maintenance Supervisor daily to review work orders and assignments. Communicate all maintenance concerns. Expect to receive a daily list of assignments and direction from Maintenance Supervisor.
· Timekeeping: Keep a record of hours utilizing company provided forms/software. Obtain authorization to work overtime from Maintenance Supervisor or Community Manager.
· Common Area Inspection/Pick-up: Pickup debris and pet waste and perform inspection of all areas daily, before the office is open for business. Always be diligent to look for maintenance issues.
· Grounds Maintenance: Per schedule provided by Maintenance Supervisor, keep grounds maintained and free of debris. Always be diligent to look for maintenance issues.
· Trash: Maintain trash receptacles to be clean and clear, always available for residents. Any back-ups, overflows, or malfunctions should be reported to Maintenance Supervisor or Community Manager immediately. Assist with City pick up, when necessary.
· Pressure Washing: At direction of Maintenance Supervisor, perform pressure
washing of common areas, walks and buildings.
· Custodial/Cleaning: At direction of Maintenance Supervisor, perform sweeping, mopping, vacuuming, trash removal and other cleaning in interior common areas and units.
· Workorders: Complete minor workorders as directed. Ensure 24-hour response policy.
· Breezeway Cleanliness: Enforce trash standards on property. Report violations to Maintenance Supervisor so notices to residents can be issued.
· Pool Maintenance: At the direction of Maintenance Supervisor, log and maintain pool chemicals daily, according to local code.
· Logs: At direction of Maintenance Supervisor, maintain MSDS/OSHA/EPA logs in shop and office. Keep abreast of changes to MSDS sheets.
· Maintenance Inventory: Inform Maintenance Supervisor of supplies needed.
· Weekend Coverage: Per schedule provided by Maintenance Supervisor, provide coverage of common areas on weekends and Saturday afternoon cleans.
Monthly/Ongoing
· Scheduled Inspections: Review Preventative Maintenance Calendar on monthly basis. At the direction of the Maintenance Supervisor, perform following duties on a monthly basis:
a. Landscape walk with Maintenance Supervisor
b. Breezeway Inspections
c. Safety and Trip Hazard Inspections
· Monthly Safety Meeting: Attend a monthly safety meeting to stay informed of safety regulations and changes. Utilize meeting to communicate problems and get direction on better ways of doing things and improved cost control.
· Equipment Inventory: Ensure proper equipment is kept in inventory. Report missing/broken equipment immediately to Maintenance Supervisor. Assist in the verification of inventory as directed. Advise Maintenance Supervisor of any needed equipment/supplies.
· Education: Keep Maintenance Supervisor updated on education and certification needs. Ensure and required licenses and certifications are kept current.
Move-Out/Move-In
· Vendor Assistance: Work with vendors during process and provide input to Maintenance Supervisor regarding vendors' status and adherence to schedule.
· Unit Punch: Complete unit punch at the direction of Maintenance Supervisor.

Each Leasing Consultant has primary marketing responsibility as it pertains to interfacing with prospective residents at the community, handling day-to-day issues with current residents, and coordinating the renewals of existing leases. In this position, Leasing Consultants are the community's most important personnel as they can determine how well a community does in a very competitive marketplace. Specific training for Leasing Consultants centers on Fair Housing, closing techniques, and overcoming objections.
PRIMARY DUTIES & RESPONSIBILITIES:
Will always include those specifically assigned by the immediate supervisor.
Provide excellent service to all residents, prospects, and visitors to the community.
Effectively lease apartments in accordance with occupancy goals.
Follow Fair Housing Standards in all dealings with prospects and residents.
Conduct outside marketing under the direction of the Assistant Manager and the Community Manager.
Conduct the application review for each lease including credit and income verifications and background checks.
Complete lease paperwork and files for each resident to include the lease, all addendums and other proper documentation and signatures.
Ensure the condition of leased apartments prior to move-in, including a final inspection.
Follow up with residents throughout their lease terms, promote the annual renewal campaign for the community, manage lease renewals and complete lease documents.
Complete all tasks necessary to successfully operate the leasing office.
Specific Responsibilities:
Daily/Weekly:
Daily Opening and Closing Procedures: Perform a daily “marketing” inspection, including the check of the model, the condition of the leasing path, and amenities areas. Pick up trash while carrying a trash bag and sparkle kit.
Answer all phone calls, emails, and voicemails that come in throughout the day.
Signage Inspection: Inspect bootlegs, banners, balloons, and brochures.
Leasing Office/Clubroom Appearance: Vacuum and clean clubroom as needed, if not performed by housekeeper.
Refreshments: Prepare cookies or restock candy, beverages, and coffee each morning. Notify Community Manager when supplies are needed.
Leasing: Greet prospects and show apartments and coordinate the leasing process. Review applications from applicants and provide information to Assistant Community Manager for verification.
Leads: Maintain Guest Cards and maintain leasing notebook. Follow-up on all traffic with a Thank You email the same day as their visit and a phone call within 24 hours of their visit. Review all Leads on a weekly basis and ensure that they are complete with notes on follow-up communication.
Applications: Enter prospect information into Entrata as directed by Assistant Community Manager. Follow up with applicant to retrieve any incomplete information.
Lease Files: Once Lease file is complete and all signatures have been provided, ensure that a completed lease file is forwarded to Assistant Community Manager for review and approval. Once approved, send a copy to resident and file lease properly.
Work Orders: In conjunction with Maintenance Team, enter work orders into Entrata. Provide a follow-up call if work cannot be completed within 24 hours. File work orders. Notify Community Manager of problems.
Renewals: complete renewal effort tasks as necessary.
Monthly/On-Going:
Leads: Archive inactive Leads. Ensure Leads and Applicants in Entrata are up to date.
Outside Marketing: Conduct outside marketing under the direction of the Assistant Manager and Community Manager.
Audit: Complete audits of lease files and Entrata data as instructed by the Assistant Manager and Community Manager.
Market Knowledge: Stay up to date with competitor rental rates, features, and specials to effectively overcome objections while marketing apartments to prospective residents.
TURN:
Roommate Matching: Assist Assistant Community Manager with roommate matching processes and communication.
Move-In Communication: Communicate to Assistant Manager and to the Maintenance Supervisor any resident requests or issues during the Turn process.
Move-In Process: Coordinate Move-In process with new residents. In addition to completing lease packet at time of move-in:
Enter gate codes, distribute parking decals.
Obtain utility hook-up verification from resident (or no mail key).
Forward Water submetering hook-up sheet to Assistant Community Manager for processing (if property submeters).

Responsibilities for this position include teaching a varied selection of in-person, hybrid or online undergraduate courses in the Sports Science and Performance Programming (SSP), Kinesiology (KIN) or Clinical Exercise Science (CES) undergraduate programs, and providing service to the college and relevant degrees. Courses may be offered at multiple campuses or in online format, depending on student enrollment and interest. The Senior Director of Development for the Biodesign Institute is a senior fundraising professional who designs and implements innovative programs to identify prospective major and/or principal gift donors and executes plans to qualify, cultivate, steward and solicit donors to secure and increase significant philanthropic support in partnership with other development staff, School/Unit Directors, deans and/or faculty and campus leadership, aimed at assuring long-term financial support for the ASU Foundation and Arizona State University.
What you'll do:
Creates and leads a coordinated program of fundraising and engagement activities designed to increase the number and level of annual, major and/or principal gift donors; sets direction and approach in partnership with ASU leader's vision in assigned area(s) of responsibility
Manages a personal major gift donor/prospect portfolio with a primary focus on securing gifts at or above $100,000 level and a personal fundraising goal of at least $3M in accordance with performance metrics
Leads a comprehensive unit or central development department/program; develops and executes strategies to involve campus leaders, alumni, friends, and volunteers to identify and cultivate new individual, corporate, institutional and/or foundation prospects on behalf of assigned area(s) of responsibility
Guided by the direction and scope of a prospect's interest, collaborates with various faculty, institute/center directors, and unit-based and foundation-based fundraisers to leverage the maximum philanthropic potential of a prospect
Guides the direction of written proposals, white papers, strategic plans, budgets, and other collateral materials as needed for securing significant ($100k+) philanthropic investments
High level of collaboration with both internal departments and broader University partners to identify common goals and develop, execute, and advance prospect and donor strategies and increase participation among high profile volunteers and donors (i.e., alumni engagement, annual giving, corporate and foundation relations, development, donor relations, estate and gift planning, financial services, research, and prospect management, etc.)
Ensures the proper stewardship and recognition of donors in portfolio
Manages projects with moderate oversight; depending on area(s) of responsibility, may serve as a project manager for some complex, multilayered, university-wide proposals aimed at raising the higher gifts for a university campaign
Manages volunteers with moderate oversight; provides leadership, determines and evaluates goals, develops and implements training and mentoring, monitors coverage of primary areas of focus ensuring that goals and objectives are attained
Ensures compliance with prospect management guidelines for tracking and maintenance of contact and progress reporting
Manages budget, related to area(s) of assignment, ensuring a maximum return on university investments while controlling expenses
Within area(s) of responsibility, maintains up to date knowledge on key alumni and high-level donors, and/or oversees continuous research, development and up-to-date knowledge on prospects and works with other areas to coordinate contacts
Participates, as a member of the ASUF development team and serve as a resource to development colleagues
Sustains and elevates working relationships with deans, chairs, directors, and faculty members within area(s) of responsibility
What you'll need:

Knowledge of fundraising techniques including proposal development, prospect identification, program planning, fund solicitation, database management, donor tracking, and social networking and marketing tools

Ability to maintain a high degree of confidentiality and responsibility regarding information related to Foundation and University business and confidential prospect information
Ability to develop knowledge of, respect for, and skills to engage with those of other cultures and backgrounds
Ability to represent the institution well and possess an advocate's belief in the vision of ASU as the New American University
Proficiency with Microsoft Office Suite and comfortable working in donor/prospect computer database systems
Relevant qualifications:
Bachelor's degree
Seven (7) years of years of successful professional development and/or fundraising experience
Or any equivalent combination of education and experience from which comparable knowledge, skills and abilities have been achieved
Documented success in personally implementing sophisticated, multi-year cultivation strategies that use a relationship-building and moves management approach leading to successful gift closure
Demonstrated ability in securing major grants and gifts from individuals, corporations, foundations, and other private funding sources
Preferred education and experience:
Advanced degree
Five (5) to seven (7) years of years of successful professional development and/or fundraising experience in higher education or college athletics for applicable roles
Experience working in Salesforce and Workday
