Job Summary

* Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
* Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.

SUMMARY
The Community Assistant (CA) works with and supports the team of property management professionals in achieving occupancy and retention goals by performing administrative tasks related to leasing, marketing, and customer service at the community.
JOB DESCRIPTION
1. Performs administrative tasks for the leasing office including but not limited to: copying documents, filing resident files, preparing notices, handling resident calls, and organizing rent payments and other collateral materials.
2. Assists with sales and leasing activities to achieve the property's revenue and occupancy goals by conducting virtual tours, responding to online inquiries, greeting and qualifying prospects, conducting property tours, and showing apartments.
3. Assists with the lease preparation process by generating all required lease paperwork and organizing resident lease files.
4. Assists with move in and move out process for residents; commits to working move-in and move-outs with the understanding that these events, along with "turn", are mandatory work dates. Any time off during these dates will be considered an exception and must be requested and approved in writing by the Community Manager well in advance.
5. Answers incoming calls and sets appointments for prospects to tour the property.
6. Performs on-campus marketing outreach to generate Community awareness and qualified traffic.
7. Assists with coordinating resident functions, including parties, birthday cards, unit visits, and other programs to achieve resident satisfaction goals.
8. Schedules and conducts resident visits as directed and distributes notices such as flyers, newsletters, resident surveys, and late notices.
9. Acts as an after-hours liaison between residents and property management. Works mandatory on-call schedule, for
which the CA will be paid a specified minimum number of hours plus any actual hours which exceed the standard
minimum hours. Responds to after-hours emergencies within a required period of time. At least one on-call shift per
week is expected; however, the schedule is determined at the site level.
10. Responds quickly and courteously to resident concerns and questions and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
11. Must be available to work a minimum of 10 hours per week.
12. Must be enrolled at a local university and be in good academic standing.
13. Lives onsite unless an exception has been granted by a Director of Operations or Senior Director of Operations.

Our Service Department maintains the physical condition of each community. Plan and direct the activities of the service team

Schedule all repairs, move-in turnover, capital projects to be completed pursuant to annual operating budget and/or need
Plan and execute daily, weekly, and monthly strategy for maintaining customer service, work order completion, capital replacements, preventative maintenance, and site inspections
Perform resident work orders daily ensuring the highest standards are maintained for the resident's home and community
Maintain property grounds through daily inspection, cleaning, maintenance, snow removal (in season) and preventative care
Perform daily pool/spa inspections (in season) to ensure proper water chemistry and cleanliness of pool/spa area, and to ascertain needed repairs or improvements
Maintain an organized, clean and safe work area
Schedule and complete new move in turnover to include painting, cleaning and general maintenance
Comply with all established site safety and hazardous communication standards
Service and maintain independently all building systems and building components including electrical, plumbing, carpentry, drywall installation and repair, HVAC systems and appliances
Perform regular site inspections to ensure quality of service, asset upkeep and DTN standards for property maintenance are being adhered to
Maintain accurate records for all work orders, preventative maintenance and site inspections
Demonstrate leadership in all interactions and in performance of essential job duties
Abide by all local, state and federal Fair Housing guidelines
Maintain confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts
Perform on call as part of on call rotation

High school diploma and/or equivalent work experience
4+ years' experience as a maintenance repair technician, building contractor and/or trade school certificate of completion
Expert in repairing apartment building systems and maintenance to all components including plumbing, electrical, carpentry, HVAC and appliances demonstrated through passing maintenance application testing
HVAC knowledge and Universal EPA certification required
Previous supervisory experience preferred
Positive attitude and good verbal and written communication skills

As a Maintenance Technician you will perform interior and exterior preventative and repair maintenance in our apartment community, including but not limited to general maintenance requests, HVAC, carpentry, electrical, plumbing, painting, and appliances. You will be required to communicate effectively with residents, guests, and team members while operating in a safe manner to uphold safety and operations standards.
Key Responsibilities:
Conduct all community maintenance work, resident service requests, punch lists, building inspections, preventative maintenance, and cleaning.

SUMMARY
The Community Assistant (CA) works with and supports the team of property management professionals in achieving occupancy and retention goals by performing administrative tasks related to leasing, marketing, and customer service at the community.
