JOB DESCRIPTION KEY RESPONSIBILITIES: * Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results. * Collaborates with CMs to ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals. * Collaborates with regional support services leaders committed to improving asset and team performance. * Takes ownership of and implements local and national operational initiatives, championing change and ensuring proper adoption of revised protocols at all properties. * Oversee and manage budgets, ensuring that financial targets are met or exceeded. * Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management. * Foster positive relationships with tenants and address their concerns promptly. * Implement tenant retention programs to minimize turnover and vacancy rates. * Collaborate with leasing teams to develop and implement effective marketing strategies. * Ensure optimal occupancy rates through targeted leasing efforts. * Oversee maintenance programs to ensure properties are well-maintained and in compliance with regulations. * Ensures that the appearance and physical aspects of the properties meet the Company's and owner's established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio. * Implement preventative maintenance plans to extend the life of assets. * Stay current with local, state, and federal regulations affecting property management. * Ensure properties comply with all relevant codes, laws, and regulations. * Identify and mitigate potential risks related to property management and ensure appropriate insurance coverage. * Conduct market research and analysis to identify opportunities for property improvement and stay ahead of market trends. #LI-DM1 BASIC KNOWLEDGE & QUALIFICATIONS: * Bachelor's/Master's degree from an accredited college or university preferred in Business, Real Estate. or related fields. * Proven experience in a leadership role with managing diverse properties. * Proficiency in using property management software (preferably Yardi and/or Real Page), word processing, spreadsheet, and database management applications to complete and produce required reports and other employment documents. * Strong financial acumen and analytical skills. * Excellent communication and team management skills. * In-depth knowledge of real estate laws, regulations, and market trends. * Abilities to create and manage stakeholder relationships. * 2 years of experieince in an RPM role SPECIALIZED SKILLS: * Real Estate license required in specific markets, otherwise preferred. * Industry certifications (e.g. CPM, CAPS, CAM, etc.) also preferred.
