SUMMARY The Building Maintenance Technician II is responsible for the maintenance and repair of all Volunteers of America facilities that fall within the Building Services Program. Ensures buildings, equipment and grounds are safe and in good repair at all times. May be required to supervise volunteers and contractors. Monitors the facilities to ensure they meet all safety and health requirements while following all OSHA, Federal and State as well as EPA requirements and laws. ESSENTIAL DUTIES AND RESPONSIBILITIES Perform maintenance and repairs on affordable housing facilities equipment and grounds, which require a working knowledge of the following fields: appliances, electrical, plumbing, carpentry, HVAC, landscaping and janitorial Identify and address safety related issues that present a possible hazard to the clients, employees, facilities or the public Assists in monitoring apartment make ready schedule ensuring a timely rent ready unit Assists in monitoring service requests ensuring 24-hour completion Conducts daily, weekly, monthly, quarterly and bi-annual preventive maintenance Ensures facilities are maintained in a safe, clean and orderly manner that complies with agency standards Attends meetings and staff development activities as assigned, utilizing a teamwork orientation Accountable for maintaining proper work order procedures and related documentation according to Volunteers of America guidelines Responsible for maintaining exceptional building and grounds curb appeal Carries out after hours, weekend and holiday emergency coverage as scheduled Acting as a mentor to Maintenance Technician I Inventories building supplies Predictable, consistent, attendance Performs other duties as assigned Requirements MINIMUM QUALIFICATIONS • At least three years of direct experience in building maintenance or relevant experience. • Knowledge of all power tools and building maintenance equipment and their uses. • Valid Colorado Driver's License, insurance verification and a good driving record.     The Remote Maintenance Technician supports the remote camps and facilities overall operation and maintenance to include all interior and exterior lighting, kitchen and refrigeration equipment, heating and cooling equipment, envirovac toilet units, plumbing and electrical maintenance, fire control equipment, carpentry work and other areas as assigned. All duties are to be performed in accordance with NMS' mission, vision, and values. This position will support the Mline Point Camp on the North Slope. This is a 2-week on & 2-week off rotational position. The point of hire origin is Anchorage, AK. Responsibilities * Provides the highest quality of service to the customer at all times. * Performs all assigned preventative maintenance work. * Repair equipment and systems associated with remote envirovac stations including water and wastewater pumping, storage and distribution systems. * Follows specifications, blueprints, manuals and schematic drawings for installation, maintenance and repair of structures and equipment. * Uses hand and power tools, precision measuring and testing devices to test, diagnose, and repair equipment. Must be able to dismantle equipment and install working parts. * Makes structure repairs to masonry, woodwork and furnishings, patch or replace plaster/plaster board, paint walls, ceilings, and trim. * Maintains a log of all work performed, parts needed, or parts used on all work requests. * Records utility readings and equipment readings daily and maintain current period readings in maintenance office. * Clears clogged drains and repair plumbing fixtures. * Assists in maintaining and repairing HVAC systems in all camps and facilities. * Perform any carpentry work needed for maintain and repair camps and facilities. * Removes ice and snow from sidewalks and entrances to the camps and facilities. * Attends daily safety tool box meetings and is required to do job safety evaluations for each job. * Notify supervisor if safety and sanitation standards are not being met. * This position has no supervisory responsibilities. * Other duties that are pertinent to the department or unit's success also may be assigned. Qualifications * Must have a High School Diploma or GED equivalent. * At least five (5) years of directly related camp maintenance experience to include but not limited to plumbing, electrical, HVAC, carpentry and refrigeration repairs. * A valid driver's license and an acceptable driving record for the past three (3) years to be eligible under NMS' vehicle insurance policy. * Must pass all pre-employment contract requirements which may include but are not limited to: background check, drug test, physical and fit for duty assessment and hearing test. Applicants not located near a testing facility are responsible for paying for travel to the nearest testing facility. * Must be able to cooperate and work as part of a team with fellow employees, customers and clients. * Must be able to make decisions in the moment with little to no supervision. * Must be able to be on your feet for 12 hours per shift for the scheduled rotation. * Must be able to live in dormitory style settings and meet cleanliness requirements of the remote camp. * Contract requires employees to speak, understand, read and write English. CANDIDATES RESIDING OUTSIDE ANCHORAGE AREA: Candidates residing in Alaska & the Lower 48 for any contract: For the purposes of pre-employment testing, Anchorage will be considered the point of hire (with the exception of drug testing, which will be conducted near the candidate's place of residence). To keep a record of the locations of all fire extinguishers and the dates when they were last serviced and to initiate recharging, replacement or other servicing needed to assure maximum serviceability. To service, maintain and repair the pumps, heaters, filters, and other components associated with the swimming pool and to be generally responsible for the maintenance of the quality and temperature of the pool water. To assist the management in the creation and maintenance of records as to repairs, servicing, and replacements of components in the individual units of the condominium. To see that the supply stockroom maintains an adequate inventory of those items for which there is regular need. To keep the technician's work area orderly and provided with adequate tools and supplies to meet all but the most unforeseeable needs. To make occasional checks of the laundry rooms and to report to the management when the washers or dryers are in need of servicing , repair or replacement. To assist the maintenance supervisor in compiling and maintaining up-to-date manuals of detail instructions on principal machinery components of the condominium. To assume initiative in the development and implementation of innovative steps that will increase service life, decrease operating cost, or otherwise contribute to improving the condominium. Additional duties , not inconsistent with the duties assigned herein, may be assigned from time to time by the maintenance supervisor or by the management. To know the physical layout of the condominium's fire safety system and how it operates and be prepared to recognize when it needs servicing or repair and to supervise and critique outside contractors in the performance of such repairs and servicing . To keep a record of the locations of all fire extinguishers and the dates when they were last serviced and to initiate recharging, replacement or other servicing needed to assure maximum serviceability. To service, maintain and repair the pumps, heaters, filters, and other components associated with the swimming pool and to be generally responsible for the maintenance of the quality and temperature of the pool water. To assist the management in the creation and maintenance of records as to repairs, servicing, and replacements of components in the individual units of the condominium. To see that the supply stockroom maintains an adequate inventory of those items for which there is regular need. To keep the technician's work area orderly and provided with adequate tools and supplies to meet all but the most unforeseeable needs. To make occasional checks of the laundry rooms and to report to the management when the washers or dryers are in need of servicing , repair or replacement. To assist the maintenance supervisor in compiling and maintaining up-to-date manuals of detail instructions on principal machinery components of the condominium. To assume initiative in the development and implementation of innovative steps that will increase service life, decrease operating cost, or otherwise contribute to improving the condominium.
