This role supports our HUD apartment buildings, office locations, and program sites throughout the southeast Wisconsin serving buildings in Racine and Lake Geneva.
🔧 Key Responsibilities:
Perform general maintenance and repairs: plumbing, electrical, carpentry, HVAC, and more
Conduct preventative maintenance on boilers, water heaters, and mechanical systems
Maintain property appearance, landscaping, and snow removal
Respond to emergency maintenance calls (rotating on-call schedule)
Ensure compliance with HUD, WHEDA, REAC, and local codes
Monitor vendor work and maintain accurate documentation
Assist with unit turnovers, equipment setup, and facility inspections
✅ Qualifications:
High school diploma or GED preferred
2+ years of experience in building and grounds maintenance
Knowledge of building systems, tools, and safety procedures
Ability to read blueprints and perform heavy manual labor
Valid driver's license and reliable transportation (MVR check required)

Valid driver's license and reliable transportation (required).

In this role, you'll work four 10-hour days each week and cover maintenance needs across properties in Madison, Beaver Dam, and Columbus. You'll complete a variety of repair, inspection, and upkeep tasks that directly support our mission of serving the community.
What You'll Do
Perform skilled and semi-skilled maintenance work on apartment buildings, offices, and program sites.
Handle plumbing, electrical, HVAC, carpentry, and general repairs.
Conduct preventative maintenance and safety inspections.
Maintain property appearance, curb appeal, and code compliance.
Respond to emergency maintenance calls as part of an on-call rotation.
Collaborate with team members, vendors, and contractors.
Operate snow removal and grounds maintenance equipment.
Purchase supplies and materials as needed within budget guidelines.
What We're Looking For
High school diploma or GED preferred.
2+ years of general maintenance or building repair experience preferred.
Knowledge of building systems (plumbing, electrical, HVAC, carpentry).
Ability to read blueprints and follow safety procedures.
Strong teamwork and communication skills.
Valid driver's license and reliable transportation (required).
Willingness to travel between locations in Madison, Beaver Dam, and Columbus.

Any combination of training and experience which would provide the required knowledge, skills, and abilities is qualifying. A typical way to obtain the required qualifications would be:
Five years (2) of increasingly responsible experience in Technician work in a heavy/medium-duty application.
Licenses and Certifications:
Possession of, or ability to obtain, a valid Class C California driver's license. Class A preferred.
Not required but preferred - completion of a diesel technology program or apprenticeship
Certification as a journeyman diesel technician or similar credential demonstrating mastery of the trade.
Ongoing training to stay current with advancements in diesel technology, emissions standards, and safety regulations.

Education and Experience:
· High school diploma or equivalent (required)
· 2+ years of supervisory experience (required)
· 3+ years of multi-family maintenance experience or at least 3+ years of commercial maintenance experience (required)
· EPA Sec 608 Certification - either a Type I (small appliances) plus Type II (AC's), or Type Universal (required)
Meeting maintenance financial standards by providing annual budget information; monitoring expenditures; identifying variances; implementing corrective actions.
Under direction of the Community Manager, accomplishing maintenance human resource objectives by training, assigning, scheduling, coaching, and counseling employees; communicating job expectations; planning, monitoring, and adhering to policies and procedures.
Participating in improving maintenance operational standards by contributing maintenance information to strategic plans; implementing production, productivity, quality, and customer-service standards; resolving problems.
· Familiar with plumbing repairs, tile work, HVAC equipment, appliances, carpentry repairs, electrical repairs and all facets of an apartment make ready.
· Must have reliable transportation, a valid driver's license and be able to read, write and speak English.
· Ability to stand and/or sit for long periods of time, as well as move through the community and maneuver around equipment, climb ladders for repairs, etc.
· Must be willing to be on-call
· Must be able to climb up and down a ladder.
· Excellent communication skills.
· Collaborative team player.
Ability to lift and carry objects weighing 50 pounds or more.
Ability to work occasionally in poor weather conditions, including heat, cold, rain, or snow.

What You Will Do Day-to-Day:
Diagnose and repair Toyota and other makes of lift-trucks and heavy-duty material handling equipment
Conduct preventative maintenance on customer forklifts
Maintain up-to-date knowledge of all products Atlas sells and services
Maintain your technician tools
Complete all service repair assignments in a reasonable time
Maintain a clean and safe workspace/environment
Attend monthly safety inspections and “toolbox talks”
Perform other duties and tasks as assigned
What You'll Need to Succeed:
Strong equipment repair, mechanical and/or electrical skills.
Experience with troubleshooting, repairing, and maintaining equipment in industrial or automotive industries.
A willingness to learn and be trained.
The ability to manage time and attendance. We are looking for self-motivated individuals who can work with minimal supervision.
A valid driver's license and the ability to maintain a good driving record.
Physical Requirements and Working Conditions:
This position requires but is not limited to standing, bending, crouching, twisting, pulling, pushing, and lifting to 80 lbs., routinely 20-50 lbs.

Salary Description $23-$33 per hour based on experience
