The position will be responsible for multiple properties including 40 units at scattered sites throughout the metro Milwaukee and assisting with an additional 67 scattered units. The Tax Credit Specialist has primary responsibility for leasing, marketing and all related property management functions to maintain compliance with the Low Income Housing Tax Credit program regulations at assigned LSS owned or managed LIHTC projects. This is a highly independent role and requires the property manager to be onsite daily. Essential Duties and responsibilities: This list of duties and responsibilities is not all-inclusive and may be expanded to include other duties and responsibilities as management may deem necessary. Assumes primary and direct responsibility for managing tenant and stakeholder issues and concerns related to the property, tenant relations, marketing, etc. Works independently and with supervisory staff to address concerns in a consistent and timely manner. Provides enforcement of lease requirements and project rules. Works as a collaborative team member to support the Business Unit. Markets and promotes the project(s) to ensure occupancy rates that meet or exceed leasing schedule. Leasing schedule will be provided. Work closely with Program Manager and Director to implement marketing plan. The specialist is the primary point of contact for the property and will answer inquires. Direct responsibility for processing and verifying all compliance paperwork Reviews and corrects documentation for tenant certifications, leases, etc Assign units, sign lease and facilitate all steps of move in and move out Maintain high occupancy and tenant satisfaction Intake and process applications Collect required documentation to verify program eligibility Completes background, credit checks and LIHTC eligibility as well as work with third party compliance service to complete approval for tenancy Deny applications that do not meet eligibility criteria Ensure all certification paperwork is complete according to Low Income Housing Tax Credit (LIHTC) program rules and LSS expectations. Ensures compliance with administrative rules for occupancy of the projects; i.e. income limits, screening checks, and income targeting requirements. Have a high attention to detail and ability to communicate with a variety of individuals and neighborhood representatives and city leaders. Have a working knowledge of LIHTC handbook(s) and publications and implements requirements contained within. Ability to complete informational and compliance reports and respond to request for information on property operations on a timely basis. Attend community events to provide property information or give tours of the property Collects all payments to the project including security deposits, pet deposits, damage payments and monthly rents. Records all payments received and prepares an accurate electronic monthly deposit report. Ensures that the monthly deposit(s) are made in a timely fashion. Participates in credit card processing of payments following established protocols. Receives, reviews, and provides feedback concerning monthly project financial reports. Monitors to ensure all identified charges are accurate for the project. Ensures all collected rents and other project income is accurately reflected. Communicates any discrepancy or areas of concern to supervisory staff. Maintains a complete and accurate waiting list. Ensures individual and project compliance with Fair Housing laws. Participates in annual Fair Housing training. Ensures complete and compliant tenant files that meet LSS, state and IRS standards/regulations. Maintains tenant files as assigned. Implements LSS and municipal expectations as related to project curb appeal and facility standards. Provides direct services to accomplish these goals; i.e. snow and ice removal, weed pulling, picking up trash, etc. Works with maintenance and supervisory staff to identify areas needing correction. Works within annual budget to meet identified need and makes budgetary recommendations for subsequent budget years. Purchases project supplies in accordance with published agency and funder expectations. Works with supervisory staff to ensure compliance with project budget. Prepares for and participates in all facility compliance inspections; i.e. WHEDA, city, state, etc. Conducts apartment inspections per identified program expectations. Has responsibility for on call/after hour's communications regarding facility and or resident issues. Responds appropriately or dispatches to maintenance all emergency calls within prescribed timelines. Conducts and or arranges for all required facility testing including but not limited to fire extinguisher testing, elevator testing, sprinkler system testing, smoke detector testing and battery replacement, and fire inspections. Ensures quality programming through the use of best practice standards and contract/licensing requirements. Serves as a representative of the agency and the properties/programs to internal and external customers. Establishes and maintains appropriate relationships with stakeholders. Completes all assigned training in the prescribed timeframe. Seeks additional training opportunity to enhance effectiveness in meeting expectations of the job. Coordinates participation in training opportunities with supervisory staff to ensure appropriateness of training and compliance with budget. Maintains MSDS book for each assigned project(s). Knowledge of property management software Performs other duties as required/assigned. This role will remove animal waste and deliver animal food and bedding. The Grounds Zoo Worker will assist with moving the zoo's animal collection, satisfy interdepartmental requests such as relocating furniture, light remodeling, and improvements, and special event set up and care. This position also assists in maintaining both small and large equipment. The Grounds Zoo Worker will operate equipment to load and unload trucks, transport items throughout the park, and conduct landscaping. This role will provide heavy lifting, functioning as the backbone of the behind-the-scenes services to all of the zoo's departments. Essential Responsibilities: Remove garbage from trash bins, pick litter, and use a leaf blower to clean walkways. Use a pressure washer to clean up stained concrete and to clean garbage cans. Collect recyclable material and dispose of it properly. Clean outdoor and shared areas. Tend to outdoor corporate events, private zoo rentals, picnics, and caterers, providing great customer service and keeping the events clean while maintaining strong communication. This includes setting up tables, stages, garbage cans, and any other items required. Conduct general housekeeping of garages, restrooms, break rooms, and facilities. Use various snow removal equipment and shovels to remove snow from drives and walkways. Spread salt to prevent accidents. Use various blowing and collection equipment, remove fallen leaves from the zoo in the fall. Clean all buildings' roofs, gutters, and roof drains multiple times in the fall and again in the spring. Spread woodchips or other landscape materials in the zoo. Repair picnic tables, benches, fences, damaged turf, or equipment, and build various types of wood fencing. Dig holes, install signs in the ground, paint anything needed to improve the park appearance. Assist with propping, animal exhibit landscaping, and improvement work. Perform minor repairs to vehicles. Conduct light, in-house repairs to our buildings, garages, and other facilities and structures. Help plant trees and remove fallen trees. Assist with landscaping, including spreading topsoil and mulch. Use a woodchipper to clear cut branches. Help with the removal of invasive species and replant or reforest cleared areas. Assist Vehicle Machine Operators with food delivery, animal bedding, animal waste removal, and load and unload deliveries. Use a forklift to transport, load, and unload. Help with cleaning and maintaining vacall screens and boxes of animal waste. Grease and clean all equipment, including skids, forklifts, and other heavy equipment. Perform all other duties as assigned. Minimum Requirements: Current resident of Wisconsin. Possession of a valid Wisconsin Driver's License, able to be maintained throughout employment. Possession of a High School Diploma or GED equivalent. Basic knowledge of all related computer and software applications, such as Outlook, LMS, and spreadsheets. Able and willing to work irregular hours with overtime, weekends, or shift rotation. Able to lift, carry, push, and pull up to 50 lbs. Preferred Qualifications: Possession of a valid CDL. Responsibilities and Duties: Conduct comprehensive patient assessments, documenting substance use history and evaluating physical, mental, emotional, social, and spiritual impacts to inform treatment recommendations.
