JOB SUMMARY: At the direction of Manager of Preventative Maintenance and Infrastructure, completes all tasks assigned to effectively carry out the program of work for the Operations Department. CORE FUNCTION & RESPONSIBILITIES:
As directed by PM and Infrastructure Manager or others- apply coats of paint, varnish, stain, enamel, or lacquer to decorate and protect surfaces, trimmings and fixtures of buildings and structures throughout the properties.
Assists Facilities Trades Painter setting up projects, scaffolding and other painting related equipment
Areas of responsibility would include both interior and exterior portions of the common area and project facilities.
As directed, assists the work of Center contracted vendors, as they relate to areas of responsibility.
Uses various documentation to effectively and efficiently complete assigned tasks (i.e., maintenance and repair procedures, manufacturer's data, manufacturer's safety data sheets, preventative maintenance programs and work orders, etc.), as they relate to assigned areas of responsibility.
As directed, executes, and implements preventative maintenance and repair for all surfaces and equipment using developed skills and direction from PM and Infrastructure Manager or others. Also coordinates and performs maintenance and repair for other department systems and surfaces.
Prepares written repair records, logs, test reports, work orders, etc. to accurately document work performed.
Monitors and reports to supervision the inventory of materials and supplies for the Operations Department as tasked.
Uses and maintains all furnishings, equipment, and tools in safe working order. Reports to Manager of PM and Infrastructure or Management staff conditions that require further attention to ensure unsafe conditions are not created or perpetuated.
Demonstrates an ability to work in teams, to be self-motivated and displays a proactive attitude, as a member of the Operations team.
Provides input and feedback to the Manager of PM and Infrastructure to minimize repair and maintenance expenses within the department. Performs work in a manner using all standardized procedures and the most cost-effective methods.
Demonstrates a professional customer service approach with all merchants, corporate and shopping center departments to fully support others ensuring collective success.

WORK ENVIRONMENT:
While performing the duties of this position, the employee will be exposed to outside weather conditions and may frequently walk on slippery or uneven surfaces. The noise level in the work environment is frequently loud. This job operates partly in a professional office environment. This role can require use of standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. REQUIRED EDUCATION AND EXPERIENCE:
High School diploma or equivalent
Basic computer skills, including Excel and Word is required. Additional experience with Word Order programs is a plus.
2 to 3 years' experience in a Facilities Painter position. Ability to work on ladders and aerial work platforms
Valid Driver's License

This 12-month career development program combines on-the-job training with expert instruction from WinnCompanies. Participants gain experience as full-time maintenance apprentices along with the following:
* 2,000 hours of on-the-job training and 150 hours of technical instruction at The Peterson School in Worcester, MA in the trades and property management to develop the skills needed to become future industry leaders. * Nationally recognized credentials, including CPR and Safety Certification, OSHA 10, and Certified Maintenance Apprentice Technician (CAMT), as well as industry specific credentials.
* A strong professional foundation and understanding of the trades, safety, customer service, and professional communication skills that will position graduates of the program to advance in facilities management with progressive wage increases.

Responsibilities
* Perform repairs in such areas as, but not limited to, appliances, carpentry, hardware accessories, masonry, painting and basic electrical, plumbing and HVAC.
* Complete assigned service requests and repairs consistent with company operating procedures.
* Assist in preparing vacant apartments for market ready status in accordance to company standards.
* Maintain grounds and curb appeal through snow removal, landscaping and trash management activities.
* Be available for on call activity during off hours and emergencies based on a pre-determined schedule and need.
Requirements
* Interest in pursuing a career in maintenance.
* Less than 1 year of relevant work experience.
* A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
* Basic familiarity with computers, tablets, computer systems and web-based applications.
* Excellent customer service skills.
* Good communication and interpersonal skills.
* Ability to speak and understand basic English.
* Ability to take initiative and work proactively.
* Ability to travel to regional property sites and additional trainings as scheduled (mileage reimbursed).
* Ability to meet emergency on-call demands at your assigned property (both weekends and after regular working hours).

* Vocational or Technical training.
