Construction had started on the estate in 1903 as a promise of Phipps to his fiance, Margarita Grace, to resemble her residence in East Sussex, England.

They came to Old Westbury because its rolling hills of unspoiled terrain were close to the city and a perfect setting for the sports they played. It was during this estate-years era that the village grew to prominence and in 1924 its twelve square miles of land was incorporated into the Village of Old Westbury, with a population of 500 and assessed valuation of $6,500,000.
