Assess maintenance needs of property & communicates directly to supervisor of property condition. Supervises building systems. Respond in a timely manner to emergencies and to tenant concerns, including weekends. Document tenant damage and reports incident to supervisor. Perform light electrical work on items such as appliances, switches, outlets, pull chain switches, electrical splicing and repair appliances. Perform light plumbing work, such as clearing stoppages and replacing fittings. Replaces the following: vinyl floor tiles, replace loose broken ceramic tiles, install carpet, window screens, fixtures and locks. Perform carpentry work such as replacing doors, repair windows, door saddles and windowsills, light painting and masonry repair. Perform daily custodial work, including sweeping, mopping, emptying trash, and cleaning windows and glass in common areas. Assist in grounds work when necessary. Maintains yard and garbage areas. Common areas, hallways must be kept cleaned and disinfected. Stairwell's swept and mopped. Participates in standby emergency schedule for evening, weekend and holiday coverage. Responsible for stock and inventory control of property. Periodically inspect all units, building common areas and repairs as needed. Maintain adequate lighting throughout building, common areas, basement and yards. Other duties as assigned. EXPERIENCE AND QUALIFICATIONS: High School Diploma or GED with two years experience in related field. Must be able to lift push or pull 50 lbs. Should have some form of training on the following areas: carpentry, plumbing, electrical, painting, and other trade skills. A certificate in boiler maintenance is preferred. RESPONSIBILITIES Coordinate with Operations Director and Building Management to maintain efficient operation of the physical plant. Train and supervise Repair Technicians and Porters. Maintain heating and ventilation systems centrally, in office locations, and in individual units. Maintain boiler unit and develop schedules for filter cleanings, checks of water levels, and boiler room maintenance. Maintain sewer drains and traps.     Concern Housing is seeking a Live-In Superintendent to be responsible for supervising maintenance and custodial staff in addition to being responsible for the ongoing maintenance and repair of building. This is a live-in position and includes after hours responsibility for emergencies. Days/Hours: Monday - Friday; 9am - 5pm Duties and Responsibilities: Supervise the job performance of the maintenance staff, approve work schedules and provide training Responsible to ensure routine daily, weekly, and periodic cleaning tasks are carried out by the maintenance staff as per specific instructions Complete and process work orders and assist in maintaining the work order system Ensure the entire building grounds and common areas are kept clean Minor and routine repairs and maintenance, both in units and interior and exterior of building Ensure that all building garbage and recyclables are placed for pick up at appropriate times and days All entrances, paths, sidewalks and stairways must be kept completely clear of any debris, snow, ice, etc. Prepare vacant units for occupancy Maintain inspection logs for standpipe/sprinkler, maintenance logs and all federal, state and city regulations Carry out and oversee preventive maintenance program throughout the buildings Performs a variety of work in the maintenance and repair of buildings and grounds Coordinate building systems maintenance with contractors and supervisors Perform monthly inspections of all common areas throughout the buildings Monitor the use and inventories of maintenance supplies and initiate reordering when necessary Maintain tools and equipment Respond to emergency calls including after hours response and rectify existing condition Performs additional maintenance tasks as assigned by Assistant Property Manager Coordinate with the Director of the residential program Remain current with all Agency required compliance documents and trainings. Requirements: High School Diploma or equivalent plus 3 years experience and demonstrated ability. Must have full knowledge of all building systems, i.e., mechanical, electrical, heating, air conditioning, and plumbing along with experience in carpentry, plumbing and light electrical experience. Must have full knowledge of building facility maintenance and general construction and possess supervisory skills. General knowledge of computers and software is required.
