SUMMARY: Performs all custodial related duties to maintain a safe and clean facility, including interior and exterior grounds.
DUTIES & RESPONSIBILITIES:
Complete all scheduled custodial duties in accordance with custodian cleaning checklist.
Clean and maintain upkeep of exterior grounds as scheduled and as needed based on the weather.

SUMMARY
The Human Resources Coordinator supports the Director of Human Resources in the day to day operations of the department, and will serve as the point of contact for recruitment, retention, benefits, and employee relations matters for the NYC programs.

Troubleshoots and repairs all HVAC needs such as replacing filters in room units, central heating and A/C units, performs preventative maintenance and cleans all room HVAC units
Makes repairs to damaged sheetrock, plaster and sands and paints as necessary
Repairs or replaces doors and locks
Repairs any client damage to rooms, furniture or room fixtures
Completes preventative maintenance checklists as directed by Supervisor
Escorts outside contractors, inspectors and other visitors as needed
In the absences of lead maintenance person, accepts and verifies deliveries and gives receipts to Facility Manager
Troubleshoots and repairs electrical outlets, switches, light fixtures
Troubleshoots and repairs all plumbing washers and seats, drain lines, sinks, tubs and toilets. Clear stoppages
May assist as needed with transfers or packing and storing of residents' belongings
Requires off hours response
Performs other related duties as assigned
EXPERIENCE, EDUCATION AND SPECIAL REQUIREMENTS:
High School Diploma or GED with English and Math skills required. Trade/Technical School training a plus. Two (2) years related work experience necessary. Must be able to lift push or pull at least 60 lbs. Valid NYS Driver license & clean record required.

SUMMARY
The Human Resources Coordinator supports the Director of Human Resources in the day to day operations of the department, and will serve as the point of contact for recruitment, retention, benefits, and employee relations matters for the NYC programs.
DUTIES & RESPONSIBILITIES INCLUDE BUT ARE NOT LIMITED TO:
Full cycle recruitment including job posting, identifying suitable candidates, conducting phone and in-person screenings, reference and background checks, negotiating job offers, and preparing orientation documents
Maintain and update the Applicant Tracking System (ATS), and provide updates to applicants and hiring managers on the status of applications
Conduct weekly New Staff Orientations and review policies and procedures of the Agency
Provide guidance and clarification on Westhab's policies and procedures to NYC staff.
Assist management with completing payroll and with resolving timekeeping challenges at the various sites.
Conduct investigations into staff misconduct and prepare disciplinary actions, termination letters and other correspondence as needed and work with Director of HR to execute said items.
Respond to staff concerns and work with the Director of HR in developing the best course of action to resolve challenges.
Support the AVP, Program Directors, and their designees in resolving staff concerns
Prepare weekly staffing vacancy report
Coordinate with staff development team to schedule and track training sessions on site.
Research and recommend training programs outside the organization.

EXPERIENCE, EDUCATION AND SPECIAL REQUIREMENTS:
Bachelor degree required in business or human resources management. 3-5 years of experience primarily in recruiting, employee relations and disciplinary matters. Ideal candidate will have experience in a non-profit, social service setting and a proven track record of success in recruitment and overall HR Coordination. Ability to succeed in a fast paced, environment and exceptional communication skills and ability to interact with senior level and executive level staff regularly. Must be able to multi-task.

DUTIES & RESPONSIBILITES:
Position requires that Superintendent reside at location. Apartment provided is a studio unit.
Assess maintenance needs of property & communicates directly to supervisor of property condition.
Supervises building systems.
Respond in a timely manner to emergencies and to tenant concerns, including weekends.
Document tenant damage and reports incident to supervisor.
Performs routine maintenance on HVAC systems to ensure they operate properly.
Inspects and troubleshoots problems with existing HVAC units.
Installs replacement parts on existing HVAC units.
Performs other related duties as assigned.
REQUIRED SKILLS/ABILITIES:
Excellent problem-solving and analytical skills.
Knowledge of HVAC systems and equipment.
Ability to use power and hand tools.

Ability to read operation and repair manuals for HVAC systems.
EXPERIENCE AND QUALIFICATIONS:
High school diploma or equivalent required.

PHYSICAL REQUIREMENTS:
Physically able to work on HVAC units.
Will be required to work in settings with extreme cold or extreme heat, depending on time of year.
Prolonged periods of standing, kneeling, crawling, or climbing ladders.
Must be able to lift 50 pounds at a time.
