In this role, the Technician will work under general supervision and perform a variety of technical tasks using schematics, diagrams, written and verbal instructions, layouts, or defined plans. This is an excellent opportunity for a self-starter with a mechanical background to contribute to product development and assembly in a collaborative team environment. Perform functions such as design, testing, checkout, modification, fabrication, and assembly. Utilize manufacturing test development or diagnostic equipment. Work from schematics, diagrams, layouts, or verbal and written instructions. Coordinate with engineers on setup and calibration. Perform rework and quality testing of parts, components, subassemblies, and final assemblies. Assist in developing methods and procedures to control or improve manufacturing processes. Support the collection of design data and participate in research tasks as needed. Required Skills: Self-starter with a strong work ethic. Ability to follow simple and detailed instructions. Capable of identifying and using basic tools. Team-oriented with effective communication skills. Proficient in reading and following work instructions. The Service Technician - SBE is responsible for repairing and reconditioning equipment in the profit center and/or customer locations. Responsible for installation of equipment for customer accounts and is responsible for diagnostics of mechanical, electrical, and plumbing problems and takes corrective action. Provides customer assistance in resolving customer questions, problems, or complaints regarding equipment. Job Responsibilities ? Calls on customers as assigned by Service Manager or General Manager to investigate operating difficulties of equipment. Diagnoses problems and figures out reasons and the nature of correction. ? Makes repairs or adjustments to equipment to return the equipment in working order. ? Cleans and maintains equipment on location including exchanging decanters and cleaning brewers. ? Documentation including verification of the closing calls, invoice completion, asset verification and any required customer documentation ? Repairs and refurbishes equipment; maintain spare parts levels. ? Ability to accurately collect work completed in company provided mobile device. ? Requirements: Duties and Responsibilities: • Maintain heaters, air-conditioners, and other equipment in the buildings; to insure that the equipment is operating safely and efficiently; ensure continuous hot water service; determine by inspection that all control equipment is operating properly; check such items as circuit breakers, switches, relays, starters, connections and filters for mechanical and electrical faults, sign of wear, dirt, overloading, and other indications of trouble; and perform such preventive maintenance as lubricating motor hearings and pumps, replacing brushes and filters. • Perform all necessary maintenance and repairs on apartments. • Perform all necessary work to turn over units as they are vacated, including furniture removal • Immediately report any health or safety issues to Site Manager • Weekly inspect buildings, grounds and other public areas making a report on an • inspection form and consult with the Site Manager regarding deficiencies. • Periodically inspect building and grounds to determine necessary preventive maintenance needed and consult with the Site Manager regarding such conditions. • Provide adequate and efficient housekeeping functions that assure cleanliness of all building halls, walls, stairways, grounds and other public areas, including cleaning light fixtures and mailbox fronts. • Clean washers and dryers in laundry rooms on a regular basis. • Possess a valid driver's license and a driving record acceptable to TMAM for site errands, including trips to banks, stores and other vendors. • Pick up trash each day, clean sidewalks, edge all walks, cut and edge all grass around all buildings, trees, plants, etc. • Report building damage or vandalism, unusual circumstances and conditions, and other related incidents to the Site Manager. • Perform physical duties required to correct emergency conditions such as water flooding, sewer back-ups and responding to inclement weather events, including shoveling and chemical distribution • Ensure that all maintenance work and repairs are properly recorded on work orders • Must be able to lift a minimum of 50 pounds • Delivery of appliances to units due to transfers, removals and/or replacements • Able to climb ladders to a height of 20 feet • Cut grass, trimming and other landscaping duties to maintain outside property areas in an acceptable manner using power equipment such as but not limited to mowers and snow blowers • Provide own basic tools (or be willing to obtain the required hand tools prior to employment) • Attend mandatory meetings and seminars • Able to communicate both orally and in writing using English. • Must have access to reliable vehicle transportation for errands from property. • Other duties and responsibilities as assigned by the Site Manager and/or TMAM Management

The Maintenance Technician performs general maintenance and repairs of equipment and buildings requiring practical knowledge and skill in painting, carpentry, plumbing, and electrical work. Responsibilities Perform highly diversified duties to install and maintain facilities and equipment. Provide emergency/unscheduled repairs of equipment and performs scheduled maintenance repairs. Perform simple machinist duties and responsibilities. Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair of equipment. Read and interpret equipment manuals and work orders to perform required maintenance and service. Diagnose problems, replace or repair parts, test and make adjustments. Perform regular preventive maintenance on machines, equipment and plant facilities. Perform a variety of plumbing maintenance and carpentry functions.?Use a variety of hand and power tools, electric meters and material handling equipment in performing duties. Detect faulty operations, defective material and report those and any unusual situations to proper supervision. Comply with safety regulations and maintain clean and orderly work areas. • Ensures that student workers and staff maintain cleanliness of Center grounds and surrounding areas. Ensures that equipment used in outdoor maintenance is kept clean and in proper working order. Ensures that students assigned to outdoor maintenance are present and accounted for each period. Ensures that students assigned to outdoor maintenance complete and receive training according to curriculum. May purchase maintenance/repair materials as directed. Mow lawns clear driveways and sidewalks of snow and uses appropriate material to safeguard against slipping on ice. Coordinates these activities with student workers. Inspects facilities and initiates corrective action to eliminate deficiencies. Provides technical support to other maintenance personnel. Complies with technical operating manuals for equipment and machines. Prioritizes daily work orders according to need and assigns staff to complete.
