The Electrical Superintendent is responsible for overall management and success of high-end, renovations and construction projects: quality, client satisfaction and profitability goals. The MEP Estimator will develop, create and prepare MEP cost estimates for a diverse set of projects in the early stages of development and continue to support the project team with updated cost information throughout the Pre-construction phase of the projects. The position will require involvement in several projects simultaneously. Responsibilities include but not limited to: Review plans and MEP drawings. Prepare quantity take-offs on assigned projects. Ensure a complete review of plans and drawings. Identify items that have been omitted and ensure appropriate accounting in overall estimate package. Develop and maintain effective working relationships. Solicit subcontractor bids for assigned projects totaling $50 - $150 million per year. Obtain 3-5 bids for each trade and supplier group. The Superintendent is responsible for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. Supervises all direct labor positions on the assigned project. Manages and oversees any contracted work on the site to ensure successful project completion. Duties and Responsibilities Studies specifications to plan procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction, based on knowledge of available tools and equipment and various building methods. Interacts with the Project Manager to determine the project schedule; develops and utilizes "look ahead" schedules to assess progress and spot upcoming issues. Coordinates the pre-construction meeting with the Project Manager prior to mobilization. Directs procurement of tools and materials to be delivered at specified times to conform to work schedules. Ensures all parties involved with the project are informed of construction issues and progress: (1) meets with and directs supervisory personnel engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays; (2) meets regularly with craft personnel to update them on construction issues and to gather input for solutions; (3) meets with subcontractors prior to the sub's mobilization to review scope of work and schedule; also, advises subs prior to each phase of work on schedule and phasing requirements; and (4) meets regularly with clients to update them on the project's progress. Works with supervisory personnel and labor representatives to resolve complaints and grievances within the project work force. Confers with supervisory and engineering personnel and/or inspectors and suppliers of tools and materials to resolve construction problems and to improve construction methods. It is a role focused on providing quality control and commissioning leadership for the mechanical, electrical, plumbing, fire protection design and construction for STO Building Group projects and others as necessary. This includes but is not limited to development and/or review of scope documents, construction document review, on-site construction supervision. Candidate shall be able to observe work in the field and compare to drawings to ensure details are installed per the drawings and specifications. Commissioning direction and leadership is a key part of this role, whether an internal process or with a third party firm. Duties and Responsibilities: Collaborate with project teams, architects, engineers, and subcontractors to assist in developing MEP/FA/FP design concepts, specifications, and performance requirements. Review MEP/FA/FP design drawings, calculations, and technical documentation to verify compliance with project requirements, codes, and standards. Conduct comprehensive design reviews to identify potential issues, conflicts, and deficiencies, and provide recommendations for improvements. Stay updated on industry advancements, emerging technologies, and best practices related to MEP/FA/FP systems and apply them to improve processes and outcomes. Requirements: 5+ years' experience in the construction field or building mechanical / electrical commissioning experience. Engineering design experience preferred. The Assistant Project Manager assists in the planning, management, and execution of work for assigned construction projects. May be assigned one or more projects at a time. Manages projects to meet quality standards, owner expectations, and profitability. Assesses and responds to customer needs and cultivates customer relationships.
