Top 50 Most Expensive Office Spaces in the US (2026)

As we navigate the evolving landscape of work in 2026, the costs associated with office spaces continue to rise, impacting both employees and employers. While workers often face high commuting costs, businesses also grapple with the financial burden of maintaining premium office environments.

On average, companies require around 150 square feet of office space per employee. This figure does not account for additional space dedicated to amenities—like lounges and collaborative areas—that organizations utilize to attract and retain top talent in a competitive market.

We analyzed current market data to identify the most expensive office spaces in the United States and to highlight the costs associated with traditional office environments. The results indicate that office space for a single employee costs, on average, $10,593 in the 50 highest-priced markets, translating to an astonishing annual cost of $211,867 for a team of 20.

It’s no surprise that seven out of the ten most expensive office markets are in California, with the remaining three located in New York. Read on to discover the complete list of the 50 most costly locations for office space rental and the average costs associated with each.

How We Determined This

To calculate the average cost per square foot for office spaces, we relied on data from CommercialEdge. This data was compiled in early 2026, evaluating numerous submarkets across the U.S. that had at least ten office space listings available for rent.

CommercialEdge averaged these rents based on the total rent divided by the available square footage, ranking the 50 submarkets with the highest rent per square foot. We then utilized guidance from Aquila on the average space required per employee to calculate yearly office costs per employee by multiplying the cost per square foot by 150.

The Financial Implications of Office Space

As many employees have discovered, working remotely can lead to significant savings in both time and money. Companies that adopt permanent remote or hybrid work models can also realize substantial cost reductions. The financial strain of maintaining office space in premium locations, coupled with the amenities that top talent demands, raises questions about the necessity of traditional office settings.

Organizations must weigh the costs of maintaining high-end office spaces against employee preferences for flexible working conditions. The decision ultimately lies with individual companies and the job seekers who consider the workplace environment when evaluating their next career move.
