The Facilities Technician's responsibility is to preserve and improve the condition and functionality of our communities. RESPONSIBILITIES, EXPECTATIONS, AND DUTIES
Duties will include, but are not limited to, the following:
Prioritizes and/or completes maintenance work and maintenance service requests, to include, but not limited to grounds, cleaning, specific carpentry, plumbing, painting, electrical, HVAC, masonry and other general maintenance in accordance with Company standards and local city, state and federal building codes when applicable.
Provides on-call maintenance for evenings, weekends and holidays as scheduled.
Executes the Make-Ready/Turn process.
Coordinates with other employees and vendor/contractors to ensure quality, completeness, and compliance with company standards.
Maintain daily upkeep of common areas and community buildings, including inclement weather care of snow removal by applying ice melt on sidewalks, steps, driveways, and parking lot areas of the property.
Maintain grounds and common areas and keep them free of trash and debris.
Inspects the physical apartment site identifying all areas in need of immediate or future repairs and maintenance and provides an inspection report to the Community Manager for review.
Performs other duties as assigned. Actual job duties/responsibilities may vary depending on community size.

Essential Tasks, Duties and Responsibilities:
Performs ground maintenance by mowing, weeding, sweeping, raking leaves and mulching. Blows and sweeps sidewalks, parking lots, patio areas, and other assigned areas.
Trims bushes, shrubs and hedges.
Cuts and removes trees as needed.
Applies fertilizer, pesticides and herbicides as directed.
Operates and maintains mowers, weed eaters, and other equipment used in the care of grounds.
Inspect tractor and mower for safe and proper operation.
Completes snow removal tasks such as plowing, shoveling sidewalks, steps and doorways during the winter months.
Operates snowblower and snowplow to clear driveways and parking lots.
Empties outside trash.

Job Summary
The Facilities Maintenance Housekeeper is responsible for the cleanliness, sanitation, and overall maintenance of the club's facilities, both indoors and outdoors. Day to Day
Maintain carpets clean by vacuuming and spot cleaning where necessary. Keep all floors swept, mopped, and polished, including courts, exercise rooms, stairwells, lobby and hallway areas, restrooms, and any other areas needed.
Dust and wipe down furniture, shelves, chair arms, desks, credenzas, chandeliers, pictures, televisions, woodwork, and artwork, including all ceiling HVAC registers.
Responsible for seeing that daily assignments are completed in their respective areas, to meet club standards and as communicated expectations (i.e. orderly/organized work areas, straighten/arrange entry area, picking up trash/debris, etc.).
Perform or contract facility maintenance and housekeeping repairs and maintenance including, but not limited to electrical, plumbing, HVAC systems, building equipment, carpentry, flooring, walls, ceilings, special projects, and other related areas.
Responsible for maintaining a maintenance and project checklist/schedule for preventive maintenance and ongoing improvements.
Communicate effectively with supervisor to coordinate, prioritize, document, and complete work requests from Department Heads, members, and guests.
Additional Duties
Due to the dynamic nature of the club, employees are expected to assist others as needed and take on additional tasks as assigned by management.

Knowledge of cleaning techniques for various surfaces (e.g., carpets, windows, restrooms) and the proper care of high-traffic areas.
Previous training in HVAC, electrical, plumbing, carpentry, and building maintenance is a plus.

Your Responsibilities as a Locator:
Correctly, safely, and efficiently locate underground utilities, including telecommunications, electric power, cable TV, gas, water, and sewer systems.
Thoroughly search for underground utilities in a designated area, accurately marking the location, completing the necessary documentation, and photographing each locate.
These are daytime, full-time positions. We have a 48-hour turnaround time on many locates, which means we generally work the day after holidays and some weekends, as needed.
