Key Responsibilities
With a relationship and data-driven approach to management, the President provides direct supervision to the RVPs in Property Management Operations and Service Operations. This supervision ensures that the operations and maintenance of all properties align with overarching standards emphasizing quality, occupancy, cost control, and revenue objectives.

Focuses on maximizing operational performance of the Gateway Development portfolio

Manages the budget for all area programs

Oversee the preparation of month-end property performance and financial narratives, ensuring the property managers are explaining to property owners the relevant activity for each month
Review, interpret, and apply applicable laws and regulations, and company policies and procedures Responsible for compliance with Fair Housing, Non-Discrimination and housing legislation
Ensure lease agreements are up to date, and provisions are enforced with each tenant
Continuously research and study innovative practices in top performing companies across various industries and pilot new and borrowed ideas in the property management team

Works collaboratively with property management staff, Asset Management, Risk Management, and Accounting to prepare annual operating and capital improvement budgets and long-term management plans for all properties and ensure timely completion and submission of financial reports to partners/investors
Conducts project investment reviews, including quarterly financial reviews, annual site inspections, tenant file review and periodic reviews of insurance, property tax, debt service coverage and reserve for replacement requirements
Responsibilities/Duties for Staff Supervision and Development
Participates in the recruitment, interview, selection and evaluation process for property management staff
Mentors, coaches, supervises, develops and directs property managers in their job responsibilities and the operation, maintenance and leasing activities of the properties to maintain company standards

MAJOR DUTIES AND RESPONSIBILITIES
Provide physical therapy services to patient according to a physician's written orders. This may include, but is not limited to the following:
Assess and evaluate therapeutic/rehabilitative/functional status.

Participate in the development of the patient's total plan of treatment.
Assess the facility environment, especially as it relates to fall risk, interventions, and safety.

EDUCATION
Graduated with a master's or higher degree in physical therapy from an accredited physical therapy program.
Passed a National Physical Therapy Examination (NPTE) and/or state examination as required by the state regulation.
Fulfilled all other state required examination.
Compliant with continuing education, if required by state as a condition of maintaining licensure.
SKILLS/ABILITIES
Comply with all state mandated Physical Therapy Practice Act and other legal mandates

Monitor patient's condition and notify appropriate personnel of any changes
Provide those services requiring substantial and specialized nursing skill
Assures proper maintenance of clinical records in compliance with local, state and federal laws
Counsels the client and family in meeting nursing and related needs
Required Skills
Current unrestricted RN license in state for which care is being provided
Minimum one (1) year of documented experience required. Three (3) to five (5) years of clinical experience with one (1) year experience in a home health agency, primary care clinic or health facility, preferred.
Reliable car/auto insurance

Understands regulatory compliance with state and federal regulations
Adhere to HIPAA and maintain client confidentiality
Experienced preferred: Peripheral IV starts/maintenance & IV Infusion Therapy Injection and self-infusion training Phlebotomy for adult and pediatric patients CVAD experience & knowledge Advanced Nursing Certifications (CRNI, OCN preferred)
EDUCATION

Product Testers are wanted to work from home nationwide in the US to fulfill upcoming contracts with national and international companies. We guarantee 15-25 hours per week with an hourly pay of between $25/hr. and $45/hr., depending on the In-Home Usage Test project. No experience required.

Main Duties:
Properly document In-Home Usage Tests as instructed in the In-Home Usage Test Daily Schedule (screenshots, audio recordings, videos, product journal entries, etc.)
Take care of the product being tested and use it responsibly
Read and strictly follow the In-Home Usage Test Daily Schedule provided with each product testing project (may include tasks such as unpacking, reading instructions, journal entries, online or mobile feedback, usage of product for a certain amount of time, writing reviews, taking pictures, etc.)
Some In-Home Usage Tests projects may require participants to use MFour's Mobile In-Home Use Test Technology (cutting-edge smartphone technology to capture Point-of-Emotion insights to gain unparalleled depth of responses)
There are times when the product being tested may be discussed in a private chat room that is opened by a market research firm
Write reviews as requested in the In-Home Usage Test Daily Schedule for each project
Requirements:
Ability to follow specific instructions
Excellent attention to detail and curious spirit
Be able to work 15-25 hours per week and commit to a certain routine
Have access to a computer and a reliable internet connection
