Responsibilities include:Maintaining accurate fire and life safety log books in accordance with NYC Fire CodeBe a liaison between Property Management, building staff and first responders in the event of an emergency Communicate with Site Supervisors and Property ManagementConduct drills, training and other day to day oversight of fire and life safety plan in accordance with NYC Fire CodeEnsure that all FDNY Inspections, Testing & Maintenance is scheduled, completed and documented Assist in securing the facility as required by the site which may include: access control, patrols and other assigned duties Able to work flexible hours

Allied Universal is looking for a Fire Life Safety Director for a Religious Institution located in Lower Manhattan.

* Position Is: Full Time
* Work Days Available: Candidates should be flexible, Sunday - Friday
* Work Shifts Available: Overnight
* Hourly Pay Rate: $25 / hour

Allied Universal is currently looking to hire a Fire Life Safety Director. The primary mission of the Fire Life Safety Director is to protect life and property through the implementation of the building's fire safety plan including the management of the Fire Command Station and the supervision of the fire brigade, floor wardens, and deputy floor wardens and building evacuation supervisors.

The successful Fire Life Safety Director candidate is required to act as a liaison to the NYC Fire Department during emergencies.

Expected skills and competencies necessary to perform duties include, but are not limited to:

* Ensure that all life safety systems and related equipment are fully functional.
* Ensure that all floors have fire safety teams including Fire Wardens, Deputy Fire Wardens, and Building Evacuation Team members.
* Conduct fire alarm drills and maintain a written log of critiques to identify potential or actual weaknesses in response time or life safety systems and related equipment.
* Providing clear direction, information and assistance to client visitors, guests, vendors and employees in a professional, pleasant and courteous fashion on a regular basis and during emergency situations.
* Assist the building security staff in the visual inspection of all visitor, vendor and employee access badges/identification cards to verify that the authorized holder is the individual presenting the badge/id card to prevent unauthorized access to the property.
* Maintain surveillance and reporting of any suspicious persons and/or packages.
* Perform CPR/AED and basic first aid if required.

Physical and Mental Functions:

* Stand or walk constantly (for up to an entire shift) on various surfaces (tile, concrete, carpet)
* Climb stairs, ramps, or ladders occasionally during shift
* Occasionally bend/twist at waist/knees/neck to perform various duties
* Occasionally lift or carry up to 40 pounds
* Run as needed
* Constant use of both hands and arms in reaching/handling/grasping/fingering while using phone, notepad, writing reports, and other administrative tasks
* Constant use of eyes (correctable vision to normal level required) to observe, read, interact with public and co-workers, view security monitors; includes hand/eye coordination
* Work in various environments including adverse outdoor conditions such as cold, rain or heat;
* Constant mental alertness and attention to detail required while setting priorities and following up on assignments

Qualifications/Requirements:

Qualified applicants for the Fire Life Safety Director position will meet the minimum requirements, as described below:

* High school diploma or equivalent required
* At least 18 years of age
* Must possess effective written and oral communication and interpersonal skills with ability to deal with all levels of personnel and the general public in a professional and effective manner; must be able to use initiative and independent judgment within established guidelines
* Must be able to frequently prepare written reports and logs in neat, legible handwriting; may require computer skills
* Must be able to read and understand all operating procedures and instructions
* Licensing requirements are subject to state and/or local laws and regulations and may be required prior to employment.

* As a condition of employment, employee must successfully complete a background investigation and a post-offer/pre-employment drug/alcohol test
* As a condition of continued employment, employee must maintain current active status of all required License at all times, and must carry the license at all times while on duty
* Must display exceptional customer service and communication skills
* Remain flexible to ever changing environments; adapt well to different situations
* Intermediate computer skills to utilize innovative, wireless technology at client specific sites
* Ability to maintain satisfactory attendance and punctuality standard;

Responsibilities

The Maintenance Technician/Deputy Fire Safety Director is responsible for executing maintenance requests by diagnosing problems and making repairs in order to maintain the physical condition and appearance of the community according to operating and safety standards; ensure that service requests and repairs are made in a timely manner. This individual is responsible for assisting the Fire Safety Director to carry out the requirements of all federal, state, and local laws, including Fire Safety and Fair Housing regulations.

* Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.) and waste management systems.
* Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a safe and timely manner.
* Perform turn-key work as required to ensure vacant apartment homes are rent-ready in a timely manner.
* Maintain customer service standards. Respond to resident requests and work with residents to minimize/resolve problems and complaints. Follow-through to ensure issue is resolved.
* Apply all applicable Atria Policies and Procedures such as, but not limited to, company operating and safety standards. Promote safe work practices among on-site staff.
* Ensure compliance with all federal, state and local laws, including Fire Safety and Fair Housing regulations, building codes and environmental laws and regulations.
* Perform duties of the Fire Safety Director in the absence of the Fire Safety Director, except supervise all Fire Safety Staff training.
* Complete the daily check of the availability of Fire Safety wardens and deputies.
* Assist the Fire Safety Director in carrying out the requirements of the FDNY plan and Fire Code/Rules, in the presence of the Fire Safety Director.
* Assist with organizing and prioritizing service requests and general maintenance tasks.
* May drive company vehicle from community to social and other various destinations (only if required by community).
* May supervise the work of other associates and outside contractors.
* May perform other duties as assigned.

Qualifications

* High School diploma or equivalent (GED) preferred.
* Three (3) years' experience in property management maintenance performing the duties associated with a Maintenance Technician.
* Must possess or be capable of completing the requirements for certification of FDNY Fire & Life Safety Director within first 6 months of employment. Current FDNY Fire Safety Director Certification Preferred.
* Able to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication and division in order to do basic calculations and analysis such as estimating, determining averages and percentages, and totals.
* Able to occasionally operate general office equipment such as, but not limited to, personal computer, telephone, photocopying machine, facsimile machine and postage machine.
* Able to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sanders and safety equipment.
* Able to frequently handle and use chemicals and general cleaning supplies.
* Must possess basic hand tool skills necessary for performing maintenance related duties.
* Position requires driving responsibilities (may use Company provided vehicle and/or personal vehicle).
* Must possess valid driver's license.
* Must satisfactorily meet and be in compliance with Atria motor vehicle policy standards.
* Must have or be willing to get a COVID-19 vaccine, subject to legal requirements.
