ESSENTIAL DUTIES AND RESPONSIBILITIES
Includes the following:
Aids in planning in real estate policies and procedures and in the interpretation of all aspects of real estate activities promulgated by law, circulars, directives, orders, and instructions. Responsible for the preparation of real estate transactions which consist of environmental and real estate documents. Develops, evaluates real estate actions and issues, and executes programs for the disposal of land and facilities within area of responsibility working with and providing advice to client. Writes briefs for senior managers on program execution to provide status of improvement efforts, management issues, and policy concerns. Retrieves data from electronic information sources to develop reports. Maintains and updates Real Property (e.g., land, building, structure) records to reflect additions, deletions, and changes. Utilizes ACES-RP (Real Property) to maintain and update installation facility records, including correction of discrepancies discovered during records review and inspections, and to run monthly inventory detail listing (7115 report). Supports real property management including maintenance of a 5-year physical cyclical inventory/inspection plan for installation facilities. Maintains journal log of all changes to Real Property Records and issues change reports to identified personnel on a monthly basis. Maintains and updates hard-copy facility folders for all installation facilities. All existing hard copy facility folders must be converted to six-part folders (provided by the government) and meet filing and content required to comply with Financial Improvement and Audit Readiness (FIAR) initiative. Performs other job-related duties as required.

Job Description:
The ideal candidate for this position possesses a minimum of 5 years of work experience in the restoration field as an Assistant Project Manager or Estimator with responsibilities for supporting the process of evaluating property losses. Insurance Field Adjusters with a mix of experience in the construction and/or reconstruction contracting industry, roofing, or equivalent fields are welcome to apply.
The most successful experts in our organization have a strong desire to understand and learn the methodology for negotiating and settling files in a timely manner. They constantly apply strong analytical and writing skills to produce expert reports to support our clients in making important high-value decisions.
Job Responsibilities:
- Interfaces with clients and project representatives - adjusters, brokers, insureds, etc.
- Schedules and perform field inspections and necessary site visits to evaluate the scope of work/damage.
- Estimates medium to large commercial and residential projects using Xactimate.
- Documents, reviews, and analyzes; schedules, contracts, change orders, correspondence, daily reports, meeting minutes, monthly reports, and any additional documents related to the project/file.
- Provide technical direction to other consultants, interacting and supporting their files.
- Collaborate with Business Development Managers to help develop new business opportunities and continue to nurture and strengthen existing client relationships.
Attributes & Background:
- Bachelor’s or associate degree from an accredited college or university; or 5 years of demonstrable experience and accomplishments in the restoration industry, in lieu of a degree may suffice.
- Relevant experience in the restoration and/or restoration contracting field specializing in working with insurance companies, with responsibilities related to scheduling, project management, and estimating.
- Proficiency in working with Xactimate, Symbility, RS Means, or other estimating software.
- Proficient in Microsoft Excel and Microsoft Word with strong verbal and written communication skills with the ability to produce high-quality expert reports.

**PRIMARY PURPOSE** **:** To inspect and evaluate buildings; assess the properties to determine a replacement cost value for insurance purposes; to verify building deletions (demolition/removal).
**ESSENTIAL FUNCTIONS and RESPONSIBILITIES**

+ Gathers pertinent information, determines if any major changes have occurred (i.e. square footage, HVAC, occupancy/use of the building, elevator, etc.).
+ Observes, measures, inspects, gathers data, and describes all aspects of a property/building under exposure to various weather conditions (cold, heat, rain, snow, etc.).
+ Determines if the building if an object or moveable, if the changes made warrant updating the record, and/or if the building no longer exists.
+ Assess and determines accuracy of building valuation utilizing appraisal software; updates data into appropriate system(s).
+ Verifies the historic status of buildings by using official documentation or by checking designated websites.
+ Provides accurate GPS readings of building locations.
+ Provides specialized appraisal and valuation of historic structures and submits reports with replacement costs.
+ Provides replacement cost and ACV evaluations of all property inspected.
