As part of our Shipping and Receiving team. The specialist's primary responsibility is to (load & unload) flatbeds, vans, and box trucks, pulling & packaging orders, inventory control (cycle counts), and effective communications with various departments Primary Responsibilities: Manages the shipment and receipt of all products, materials, and supplies. Collaborates and communicates with logistics technicians, customer service representatives, service providers, and others involved in the shipment and receipt of products. Tracks, traces, and updates the status of incoming and outgoing shipments. Maintains a clean, neat, and member-ready area. Promptly loads trucks and unloads deliveries. Sorts and stocks receivables. Maintains an accurate log sheet of daily moves, scanning inventory, and counting accurately. Engages with vendors and drivers with a positive attitude. Provides additional backup support. Skills and Qualifications: Attention to details. Adhere to work environment safety. Be proactive. Scanning and sorting incoming and outgoing stock. Receiving, stocking, and stacking. Create and fill out BOL's. Create and prepare commercial paperwork (USMCA). Forklift Experience. Pulling, packing, and loading flatbeds /box trucks. Good written and verbal communication skills. Strong sense of time organization and urgency. Able to perform repeatable processes. Able to apply time management to meet daily goals. Able to work independently and within a team. Ability to lift up to 60 lbs. throughout the day. Able to be on your feet up to 8 hours. Able to work overtime as needed. Experience and Education: Forklift experience. Familiarity with Radio Frequency (RF) equipment is preferred High school diploma or equivalent. Responsibilities Responsible for overseeing development projects from pre-acquisition through closeout to ensure communities are delivered on budget and schedule. Assist in development-related due diligence items for potential acquisitions, including preparation of budgets, schedules, and reviewing construction drawings Value engineer plans during due diligence phase and as project develops Provide detailed cost analysis and schedules for projects Create bid packages for consultants and trade partners Negotiate projects with consultants and trade partners to achieve most economical and efficient outcome Provide detailed bid analysis, in order to award contract Work with local, state, and federal jurisdictions to receive necessary permits for development Present community information to internal and external groups Manage consultants, trade partners, governmental agencies, utility providers and others to keep projects on time and budget Oversee development budgets and cash flows from project conception to closing for accountability and accuracy Develop and implement systems/processes that will improve operational quality and efficiency #LI-NT1 Qualifications Degree in Construction Management, Engineering, or similar field 5+ years development experience Experience with production homebuilder or master developer (preferred) Proficiency with Microsoft Office applications with advanced skills in Excel Familiarity with AutoCAD Overview Are you looking for an incredible career opportunity?
