About the Leasing Associate Role:
The Leasing Associate will ensure that the property is maintained effectively, market the property and screen prospective tenants. You will maintain favorable relations with tenants, contribute to a positive atmosphere in the office and portray a positive image of the company in your activities. You will oversee and coordinate the orientation of new tenants and assist with performing office management and clerical tasks.
Presenting properties and provided amenities in a positive light to prospective tenants
Handling incoming calls
Respond to in-person, phone, and email inquiries, which includes providing leasing information, making appointments, creating, and following up with maintenance requests
Processing applications
Advertising available properties using a variety of media and promoting materials

About the Service Technician role:
The Service Technician is responsible for assisting with overseeing the physical property, general maintenance repairs, preventative maintenance, and construction or rehabilitation projects for the apartment community. He or she will handle grounds keeping, onsite amenities upkeep, and will be required to respond to on-call/after hour emergencies. The Service Technician is also responsible for make-ready process in a manner consistent with the property's operational objectives under the supervision of the Lead Service Technician (indirectly) and Community Manager (directly). Additionally, he or she is responsible for adhering to federal, state and local laws pertaining to Fair Housing and OSHA regulations.

Qualifications
Education and Experience:

The State Park Police Officer Cadet will be educated on tactics and subjects related to the duties of a State Park Police Officer and must be able to comprehend, demonstrate knowledge, and apply skills obtained from subjects as they relate to the enforcement of all provisions of the Texas Parks and Wildlife Code, Texas Penal Code and relevant provisions of other Texas laws. Schedule C:

Drug Use:
Applicant must have no current illegal drug use, within the past 2 years from the start date of the application process. Illegal drug use is the use of a drug that is considered illegal in Texas. For Example: Marijuana use in some states is legal, but illegal in Texas. So, if you used marijuana in those states, TPWD will consider that as illegal drug use. This also includes the use of prescribed drugs used in an illegal manner.
Psychological Condition:
Applicants that receive a conditional job offer must be examined by a TPWD designated licensed psychologist or psychiatrist and be declared to be in satisfactory psychological and emotional health for law enforcement duty prior to employment and the issuance of a peace officer license.
Physical Condition:
Applicant must be examined by a TPWD designated physician licensed by the Texas Medical Board and be declared to be able to physically perform the duties of a State Park Police Officer cadet prior to employment.
Hearing:
Applicant must meet the minimal standard with or without hearing aids of 35 decibels or better in each of the following four frequencies: 500, 1000, 2000 and 3000Hz; to include long distance, directional and voice conversation hearing.
Vision:
Uncorrected visual acuity must be at least 20/100 (both eyes) for those who wear glasses or hard contact lenses;
Wearers of soft contact lenses are exempt from uncorrected visual acuity. If you wear contact lenses, you must wear them during the medical exam;
Corrected visual acuity should be at least 20/20 (both eyes) and 20/40 (each eye);
Applicant must have uninterrupted peripheral vision of 140 degrees or better, have night vision, and be able to distinguish red and green colors.
Physical Readiness:
The application process to become a Texas State Park Police Officer is very competitive, and only the top qualified applicants will be selected to attend the Texas Game Warden Academy.
All State Park Police Officer Cadets accepted to attend the academy must pass the entrance physical readiness test at the minimum 70 percentile on the first day of the academy. State Park Police Officer Cadets not passing the entrance physical readiness test at the minimum requirement will have their conditional job offer rescinded and will be sent home. Handgun Stability Test:
Complete five consecutive dry fire trigger pulls with the index finger in the standing position, with both the left and right hand, holding the barrel with a 5-inch ring without touching the sides of the ring. While holding the handgun with both hands, the applicant must transition to the kneeling position and dry fire the pistol five times while holding the barrel inside a 5-inch ring without touching the sides of the ring. After the exercise is complete, the applicant is required to return to the standing position and using both hands, pull the slide to the rear locked position therefore displaying a safe weapon.
Swim Test:
Applicants must fall backwards into the pool and tread water for 1 minute (body upright treading water not merely floating), without touching the sides or the bottom of the pool. After the 1-minute water tread, applicants will be required to swim 100 meters within 3 minutes. Any stroke may be used. Applicants will be allowed to push off the vertical part of the wall under the water line on each end of the pool or use a flip turn. Applicants will not be allowed to do the following:
* Touch or hold the horizontal edge of the pool;
* Touch the bottom of the pool;
* Hold onto any pool lane markers.
* Wear a Personal Flotation Devices during the swim test.
* Wear or use swim fins.
* Wear a nose plug or anything covering the nose completely.
Applicants can wear:
* Swim googles but they may not cover up or block the nose entirely.

NOTE: Applicant needs to be mentally and physically capable of submerging themselves underwater.
Applicant must successfully complete ALL components of the physical readiness test on the assigned day of testing. Since all activities must be completed in one (1) day, applicants should consider some form of advance preparation for this test. Dress Code:

Finance Overview:
The International Finance Office manages TechnoServe's accounting and reporting function for global operations. The function lies within the Office of the Chief Financial Officer along with, Planning and Budgeting, and Internal Audit. The International Finance staff coordinate and communicate internally and externally in support of the TechnoServe global network.
Job Summary:
The Manager of Donor and Revenue Accounting will oversee the day-to-day revenue accounting operations for all global offices, ensuring all transactions are in compliance with US generally accepted accounting standards (US GAAP). The position will play a key role in ensuring all revenue is booked accurately and in a timely matter, all donor invoices and financial reports are submitted and collected on time, and all private fundraising revenue is reconciled on a monthly basis. The revenue manager will ensure ongoing audit readiness for the entire revenue function.
The ideal candidate will have experience in accounting, not-for-profit donor reporting, audit and familiarity with financial monthly closing processes. They will also have a desire to work in an environment that promotes open, multicultural communication, and coordination.
Primary Functions & Responsibilities:
Primary activities include, but are not limited to the below:
Accounts Receivable and Revenue
Review new donor awards and contracts to ensure accurate systems setup and classification in compliance with US GAAP and donor regulations;
Reconcile and maintain an accurate subsidiary ledger for all accounts receivable and revenue accounts globally ;
Record and post all donor revenue and invoices and releases in accordance with US GAAP accurately to the general-ledger for the month-end close;
Oversee the cash application process to ensure timely and accurate posting of donor payments to correct fund and customer;
Act as the lead liaison between the finance and fundraising teams to optimize system integration and data reconciliation between Sylogist and Raiser's Edge;
Prepare month-end private fundraising and RE reconciliation schedule;
Prepare accurate monthly pledge receivables and global accounts receivable and deferred revenue schedule;
Develop and implement robust revenue recognition policies and procedures;
Work closely with the Regional Controllers to ensure all global revenue and receivables are reconciled and up-to-date for the monthly close;
Post revenue related inter-company closing and fund entries to assist in the preparation of accurate consolidated financials;
Escalate all donor related revenue and collection issues with the Global Controller and the CFO in a timely manner;
Provide necessary training and support to the field finance team related to revenue and accounts receivable process;
Lead the enhancement of revenue-related systems and workflows;
Support donor, statutory and organizational audit process by preparing accurate revenue and inter-company account reconciliation and supporting documentation schedules;
Treasury
Supervise the treasury accountant in ensuring accurate and timely notification and recording of all HQ cash receipts and donor payments;
Ensure all bank and accounts reconciliations for HQ office is reviewed and reconciled;
Prepare and post to general ledger investment account reconciliations schedule;
Work closely with the Treasury Accountant in maintaining accurate fund balance cash position for all donors;
Develop, manage and supervise the treasury accountant;
Other ad hoc and special projects as required.
Basic Qualifications:
Bachelor's degree in accounting or finance and a minimum of 7 years of experience in financial and grants management in an international work setting (or Master's Degree plus 5 years experience).
Experience working in an international NGO and exposure to global operations
Experience dealing with USG donors and supporting OMB audits
Preferred Qualifications:
CPA or actively working towards a CMA, CPA certifications.
