Our Company is seeking an experienced and highly motivated Part-Time Porter for our Market Rate Apartment Community of 312 units in Sandy Springs, Georgia.
Schedule: Monday through Friday 9am - 2pm

Job Description Summary:
The Porter maintains company standards by supplementing maintenance, landscaping, management efforts to keep the property in a clean and orderly condition. Works to make the living experience, particularly the first and last impressions, of the highest quality. Remains informed and aware of conditions that could have an impact on the quality of the living environment.
Responsibilities:
Cleans and maintains the property including areas such as, but not limited to: front walkways, sidewalks, decks, walkways, hallways, stairwells, office and lobby areas, patios, sport courts, pool area and furniture, garages, pet parks, and other amenities, at all times.
Empty and clean trash and garbage containers, transport trash and waste to disposal area.
Clean out vacant apartments and assist with turning units if needed
Use blower in common areas as needed, cut and trim grass as required.
Prepare surfaces and perform painting projects as assigned.
Pressure clean common areas.
Ensure all inventory items are in good working condition.
Adaptable to work in indoor and outdoor environments, outdoor temperatures will vary.
Assignments may include physical activity including heavy lifting and climbing ladders.
Requirements
High school diploma or GED and one to two years of experience or equivalent combination of education and experience.
Apartment industry experience is preferred
Maintenance knowledge of dusting, vacuuming, and general cleanliness is required.
Detail oriented, reliable, and able to manage time well.

Job Description Summary:
The Maintenance Supervisor leads, and coordinates activities of workers engaged in cleaning, maintaining, and repairing physical structures of buildings and grounds. Primary responsibilities include hands-on community maintenance, including overall inspection, repair and general maintenance of common areas and other interior/exterior areas.
Responsibilities:
Lead the maintenance team to complete work orders, perform preventive maintenance, property upkeep and repairs.
Coordinate and complete resident work orders within 24 hours.
Complete regular community inspections.
Ensure that all market-ready apartments are prepared for move-in.
Perform on-call emergency service as required.

Requirements:
High School diploma, or GED equivalency, and minimum of 2-4 years direct experience as a Maintenance Supervisor or Lead Maintenance Technician for an apartment community.
EPA I or II, Universal or HVAC certified is required.
CPO Certification is a plus, and experience maintaining pools is required.
Thorough understanding of electrical, plumbing, and HVAC systems.
Previous experience with preventative maintenance, vendor relations, and organizing work orders
Experience with Onesite, Yardi, or other property management software is a plus.

Our Company is seeking an experienced and highly motivated Apartment Maintenance Technician for our Market Rate Apartment Community of 220 units in Alphareta, Georgia.

Job Description Summary:
The Maintenance Technician performs routine maintenance in individual apartments, common areas and amenity areas. Prepares vacant units for new move-ins. Performs routine preventive maintenance. Assists in various cleaning functions and assists in monitoring the grounds. Maintains and repairs physical structures of buildings and maintains grounds by performing the following duties.
Responsibilities:
Maintains and repairs buildings: areas of responsibility include, but are not limited to: electrical, plumbing, carpentry, HVAC, landscaping, painting, cleaning, appliances, pools, utilities, elevators, fencing/gates, and fire systems.
Responsible for completing all service requests/ work orders at the direction of the maintenance supervisor or property manager as required within 24 hours.
Complete apartment service tickets and log all assigned work orders accurately and in a timely fashion.
Manage vacant apartments by preparing them through the turnover process so apartments are ready to lease to new prospects. The work includes the maintenance of the unit, painting, cleaning and carpet cleaning.
Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, street sweeper and other equipment used within the maintenance department.
Assists in ordering supplies for the property.
Cleans internal and external areas of buildings, including dusting, sweeping, and mopping, washes windows.
Requirements
High School diploma, or GED equivalency, and minimum of 1-2 years direct experience as a Make Ready or Maintenance Technician for an apartment community, or equivalent combination of education and experience.
EPA I or II, Universal or HVAC certified is required.
CPO Certification is a plus and experience maintaining pools is required.
Must have supervisory experience.
Thorough understanding of electrical, plumbing, HVAC systems, carpentry, landscaping, painting, cleaning, appliances, utilities, elevators, fencing/gates, and fire systems.
Experience with Onesite, Yardi, or other property management software is a plus

The Leasing Consultant is responsible for leasing out community apartments and assisting tenants with their needs. Their duties include meeting with prospective tenants to determine lease terms, receiving security deposits and coordinating with current tenants to discuss lease changes, and best promote the business.
Responsibilities:
Answers telephones and provides leasing information, schedules appointments for tours, take maintenance requests, assists residents with needs, etc.
Greets prospects, determine their needs, show models and vacant apartments, collect application and holding deposit, explain and review applications, and prepare and explain leases. It is required to ask all prospects to complete and application and leave a deposit.
Prepares move-in packet upon approval of the application.
Reviews and explain information to the resident (i.e., gate cards, gate codes, lease, community policies and move-in inventory).
Walks with a resident upon move-in to complete the move-in inventory sheet and ensure signature prior to keys being released.
Completes outreach marketing and weekly market survey as directed by Property Manager.
Maintain consistent effort to increase resident retention, which includes but is not limited to assisting, coordinating and participating in resident events.
Assist in keeping the office neat and clean.
Assist in follow-up on work orders.
Requirements:
High School Diploma and one to two years related experience and/or training in residential services, customer service, or sales or equivalent combination of education and experience.
Previous experience with marketing, sales, and customer service.
Experience with Bluemoon, Yieldstart preferred, and Onsite or Yardi (CRM, Voyager, P2P) required.
Proficient in computer software including, but not limited to, Microsoft Office (Excel, Word and Outlook).
Cover leasing office on weekend shifts as needed.
