Gateway Management Company is seeking a President to lead performance accountability across its portfolio. The President will oversee property management across all Gateway properties, with a focus on financial integrity, operational excellence, and compliance with all relevant laws, regulations, and internal policies. Key Responsibilities With a relationship and data-driven approach to management, the President provides direct supervision to the RVPs in Property Management Operations and Service Operations. This supervision ensures that the operations and maintenance of all properties align with overarching standards emphasizing quality, occupancy, cost control, and revenue objectives. The individual actively: Focuses on maximizing operational performance of the Gateway Development portfolio Identifies the clear, reasonable expectations for the Gateway Development portfolio and 3rd party clients Drives accountability for meeting these expectations Maintains assigned properties in a decent, safe, and sanitary condition always Organizes assigned work efficiently Develops effective work methods that comply with expectations Partners with internal and external resources to maintain high levels of property performance and standards Additional Key Responsibilities In addition, this individual: Interprets program standards, procedures, and regulations crucial for program effectiveness Manages the budget for all area programs Recommends modifications to meet evolving program requirements and staff adjustments Participates in developing the annual budget submission related to Property Management Operations Ensures the area of responsibility operates within the established budget Advises the CEO and relevant C-level peers on pertinent budget, policy, program, and procedural matters Provides updates on all phases of area programs Represents Gateway Management Company Partners at various public/business, community, and resident meetings Review financial and variance reports on monthly and quarterly basis and implement timely correction measures, as necessary Review vacancy reports; monitor resident income re-certifications; supervise provision of a variety of additional analytical/statistical reports on the operations, program compliance, government and investor compliance and other activities to ensure desired occupancy levels and return on investment Report regularly to management Oversee the preparation of month-end property performance and financial narratives, ensuring the property managers are explaining to property owners the relevant activity for each month Review, interpret, and apply applicable laws and regulations, and company policies and procedures Responsible for compliance with Fair Housing, Non-Discrimination and housing legislation Ensure lease agreements are up to date, and provisions are enforced with each tenant Continuously research and study innovative practices in top performing companies across various industries and pilot new and borrowed ideas in the property management team Negotiate property management contracts and other contracts in accordance with established criteria; as to protect the company's interest Must be able to determine when contracts warrant investor, partner and/or lender review and/or approval Implement an effective financial strategy, including budgeting, cost control, forecasted expenditures and revenue improvements, oversee the development of yearly operating budgets/forecasts Maintain clear line of communication with each property owner/partner and foster client relations Oversee onsite risk management compliance; ensure monthly property walkthrough inspections are completed and properly documented Develop and maintain property management systems, including policies and procedures Ensure coordination of property operations, including building maintenance and rehabilitation work Responsible for ensuring all property managers understand, monitor and are approving and properly coding all of the expenses for each property Addresses all escalated tenant complaints and responding to emergencies Key Responsibilities, continued Oversees responses to and following up with all emergency situations at each property and if needed, coordinating with insurance adjusters and overseeing the management of any claim process. Education: Graduate from an academic program accredited by the Joint Review Committee on Education in Radiologic Technology (JRCERT). Certifications in addition to Basic Life Support: Certified by the American Registry of Radiologic Technology (ARRT) in the specialty Experience: Have a minimum of one (1) year of experience as a radiologic technologist or in mammography or required performance of 200 exams within the last two (2) years. Duties: Operates X-ray equipment to produce diagnostic images and assists radiologist or physician with special procedures. Prepares equipment and patients for screening, diagnostic studies and therapeutic procedures. Performs technical and administrative mammography activities. Uses health protective measures such as universal precautions and radiation protection measures. Performs administrative and front desk duties to include receiving patients and imaging requests, scheduling, and explaining methods of examination in person and over the telephone. Assesses patient clinical history to determine the most effective protocols. Consults with referring physicians and technicians as necessary to obtain information regarding patient's examination. Utilizes hospital information systems. Receives patients, explain procedures, and provide appropriate care. Determines if any special patient preparation is required. Correctly position the patient for the examination and make adjustments necessary for the required examination. Operates mammography units to include stereotactic, breast biopsy and tomosynthesis units. Determines proper instrument technical factors and control settings to ensure correct calculated exposure of targeted body parts. Performs screening and diagnostic mammograms to include spot compressions, magnification views, and any other views requested by the radiologist when necessary. Sets up room and trays using sterile/aseptic techniques, and assists radiologists with needle localization and stereotactic breast biopsy procedures. Performs all mammography examinations according to department protocols. Identifies abnormalities and determine need for additional mammography views per department protocol (either before or after consulting with department radiologists). Notifies physician of significant exams requiring immediate attention. Maintains and cleans mammography units, processors, and cassettes on a regular basis in accordance with Radiology department, Food & Drug Administration (FDA), and Mammography Quality Standards Act (MQSA) standards. Stocks and maintains an adequate level of supplies required for mammography exams and procedures. Recommends necessary monthly repairs when diagnostic quality is degraded. As needed, assists with student training activities IAW with regulation and course director plans; may instruct new personnel and other staff in the performance of Mammography and all other pertinent aspects in providing diagnostic quality care. Attends and participates in all meetings, staff conferences, and other appropriate professional activities as required by the supervisor. Recognizes the need for and institute necessary emergency measures for situations where a person requires resuscitation procedures due to cardiac or respiratory arrest.
