Sr. Operating Engineer / Electrician - JLL
What this job involves:
To perform repairs and maintenance in commercial and office environments, Experience with Data Center settings, operations, and protocol. Plans electrical systems additions or modifications on secondary circuits; repairs faults in primary (high voltage) system and performs preventive maintenance on high voltage components.
What your day-to-day will look like:
* Installs and monitors performance of installed electrical equipment for hazards, adjustments, or replacement
* Operates and maintains controls; repairs and maintains motor control centers and programmable logic controls
* May perform additional preventive maintenance to the following: HVAC; chillers, cooling towers, air handlers. Mechanical; pump motors and ventilation distribution systems (VAV). Electrical; emergency generators, ATS, 480-volt 3 phase distribution systems, 120-volt system components, lighting, and low voltage control systems and additional maintenance (non-electrical) tasks and work orders.
* Assists and guides Operating Engineers in applicable procedures and techniques.
* Performs daily building and equipment checks and records status of equipment to include chillers, AHU's, emergency generators, ATS and Bus Rail meters.
* Responds to emergency situations and performs tasks necessary to protect property and occupants.
* Informs supervisor of material usage, low inventory levels and follows established stocking procedures.
* Estimates time and material costs of various projects, completes work order documentation, inspects completed repairs, requisitions new parts and equipment.
* Performs other duties and responsibilities as assigned.
* Responsible for adherence to safety program. Ensures that accidents and the potential for accidents are minimized. Understands and adheres to OSHA standards and requirements and uses personal protective devices when program requires
Required Qualifications:
* Minimum 5 years of experience that is directly related to the duties and responsibilities specified. Experience in commercial building construction trades, with strong background in electrical work
* Read, interpret, and follow architectural and general engineering drawings, schematics, and specifications as well as manufacturer's installation and maintenance documentation.
* Maintain a consistent high level of productivity to accomplish multiple tasks in an expedient manner
* Work independently with minimal supervision
* Familiarity with computers and operations and office automation applications, including Microsoft Office
* Excellent written communication, and organizational skills
* Ability to interface with internal and external clients at multiple levels
* Able to regularly required to sit, stand, walk long distances, bend, and lift objects of up to 100 lbs
* High school diploma or GED

**What You'll Do:**
+ Oversee maintenance and repairs to the mechanical, plumbing, structural and control systems for the facility to keep facility and building systems up to applicable standards as assigned.
+ Review inspections of building including HVAC, plumbing and electrical to ensure the operation of equipment is within design capabilities and achieves environmental conditions prescribed by the client.
+ Must demonstrate effective time management and organizational skills in reviewing work orders, provide estimated time of completion and materials needed to complete the repair.
+ Maintain truck stock inventory to account for adequate supplies and tools.
+ Preform preventive maintenance work orders to ensure that building machinery and systems meet or exceed their rated life; oversee repairs and emergency maintenance as needed.
+ Oversee compliance with all applicable codes, regulations, governmental agencies, and company directives related to building operations and work safety.
+ Operate company-issued vehicles in the execution of daily work responsibilities.

**What You'll Need:**
+ High School Diploma, GED, or trade school diploma with 4-5 years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered. Universal CFC certification and Valid Driver's license required.
+ Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
+ Ability to exercise judgment based on the analysis of multiple sources of information.
+ Willingness to take a new perspective on existing solutions.
+ In-depth knowledge of Microsoft Office and Apple products. Examples include Word, Excel, Outlook, etc. Service Channel experience is a plus.
